Tallahassee, like most of FL, has been impacted by the poor US economy, but not hurt as much as south FL.  As the line shows on the chart below, sales have been steadily decreasing since 2005, although the chart also indicates that sales may have started to level off.  
 
The bars in the chart above show the average sale price in Tallahassee since 2003. By the end of last year, values had fallen to 2004 prices, with the average sale price in Tallahassee at $180K.  Prices are still falling and the current average sale price is $170K.

advice for sellers: Don’t Overwhelm the Seller at a Listing Interview - 04/29/11 08:52 AM
Most people don't have much experience in selling a home and there is so much they need to know.  It's not likely that they'll absorb everything in a single meeting and everyone learns differently, so it's up to the Realtor to assess the seller's situation and respond accordingly.

 
I heard an agent say recently that they were getting ready for a listing interview and told the seller it would take about three hours so they could cover everything. That seems a bit much - most people's eyes would be glazed over after the first hour, even though this is … (4 comments)
