buyers: I Love to Represent Family and Friends - 07/29/11 10:48 AM
A few Realtors have commented recently that they always refer family and friends to a different agent because they don’t want to risk the relationship. I find that surprising when the Real Estate business is all about maintaining good relationships. Furthermore, I don’t know any Realtor who knows more or would take better care of my family and friends than I would. My family and friends already know that I’ll put their needs first and tell them the truth; I have to work harder for new customers to realize that this is the way I operate.

buyers: There’s No Such Thing as The Perfect House - 07/24/11 06:00 AM
Some buyers aren’t satisfied unless a house meets their every requirement – and they often have a long list. It might be the right neighborhood, size, price, floor plan, yard, and pool, and they really love the kitchen, but they can’t sit in the LR and look out at the back yard, so it won’t work. Or it didn’t have a closet in the home office, so it’s off the list even though it meets their other needs. Their expectations are unrealistic. buyers: Arrange Showing Appointments to Show the“Best” House First - 05/21/11 06:12 PM
There is a bit of disagreement about the order in which to show homes in a listing appointment. Some prefer to show them strictly geographically, some save the " best" for last, and others suggest showing the best house first. By "best", I mean the one that most closely meets the buyer's main criteria. There are pros and cons to each approach. buyers: Buyers … Sometimes it’s OK to make a full price offer - 09/05/08 09:29 PM
Everyone wants to get a good deal and it seems that most buyers automatically think they should offer less than the full asking price for a home. If the house is priced below recent sales and active comparables, it's probably a good deal, so why not offer the asking price, especially if you want terms that are not so favorable to the seller? And it just might put them in a good mood when it comes time to negotiate repairs.

Short sales can be a great buy, often significantly below market value. The down side is the length of time it may take to get a decision from the seller's lender. This can cause problems if the buyer is a renter whose lease is expiring and doesn't have the option to go month-to-month, or the buyer who qualifies at the current rate, but not if the rate increases, and of course, the person who just doesn't have the patience to wait it out.
