buyers: Is this House Still For Sale, or Isn't It? - 04/30/12 07:22 PM
It happens with almost every other buyer. Buyer sees a house they LOVE online but it's not on the list of Active properties I send them. Or a buyer drives by a home they didn't see listed online. They ask me about the mystery house and when I go look it up in the NTREIS (North Texas Real Estate Information Services) MLS, it shows that the home is not available - either under Option or Pending.
I give the information to my buyers and explain what the different status' mean:
Active Option - this means that the home has just gone … (5 comments)

buyers: (Almost) Wordless Wednesday - Don't Be One of THESE Buyers! - 04/25/12 07:41 PM

(Almost) Wordless Wednesday:
Much like one of the opening scenes in the movie "Date Night" with Steve Carrell and Tina Fey, this comic ALWAYS makes REALTORs laugh!
Unfortunately we laugh, because it's TRUE!!
I've heard from many of my colleagues from all over the country, and the bottom line is real estate is HOT this Spring. Especially here in North Texas (the Dallas/Fort Worth area).
We work hard for our clients, and really do want the best for our buyers. So please - if your agent says you should act quickly on a property that seems priced right and … (3 comments)

buyers: Why Should You Do a Final Walk-Thru? - 04/15/12 03:05 PM
In the days leading up to the closing of your new home, there's a few items you shouldn't forget to check off your to-do list. One of them being "Do a Final Walk Thru".
A final walk-thru is NOT:
a chance to go back and ask for more repairs to be made (assuming no further damage has been done since the inspection) an opportunity to negotiate on any previously negotiated item (price, closing date, etc) a time to decide you really don't like the _________ (paint colors, floor plan, wallpaper, etc) and back out. So, what IS a final walk-thru for?

buyers: DFW Among Top 10 Most Searched Housing Markets Online - 03/19/12 04:02 PM
Dallas/Fort Worth Appears in the Top 10 Most Searched Housing Markets Online I saw the headline - "Top 10 Most Searched Housing Markets Online" - and before I even OPENED the article, I KNEW - would have even BET (man, I'm doing a lot of that lately) that DFW was on that list. The low home prices, the job market, huge employment centers, great schools, climate, the Texas Rangers (had to work that in there too) - DFW just has too much to offer to NOT be included in the list. I was right! :) We showed up at #8 with … (3 comments)

buyers: Animals & Showings...They Don't EVER Mix... - 03/17/12 08:07 PM
Animals & Showings...They Don't EVER Mix... ....well, unless you're that buyer who wanted the house AND the dog that was in the house for sale. The agents involved in this story actually successfully negotiated the sale of the home AND THE FAMILY DOG. Yes, it's a true story. But that's beside the point... Here's the point of the story... The main goal of the home showing is to showcase THE HOME. The floorplan. The amenities. The location. NOT...the furniture, the decorations and certainly not the ANIMALS! Unless you're like the 0.00001% of animals that actually get negotiated into the sale of … (13 comments)

buyers: Four Ways to Put Yourself in the Dog House When Applying for a New Home Mortgage! - 09/02/11 10:35 AM
Are you in the doghouse when it comes to buying a home? This past Monday morning McKinney, TX saw rain for the first time since May. MAY!!!! It just so happened to start 5 minutes after I told my 4th grader that NO it wasn't going to rain...it's just thundering...enjoy the cooler temperatures while you ride your bike to school. **Smiling, patting him on the back** Yep...just 5 minutes after he left the house I hear a DOWNPOUR. OK, maybe not a Hurricane Irene-level downpour, but given our drought I definitely qualified our rain as a downpour. The rain lasted for … (2 comments)

buyers: All the Single Ladies...IN THE HOUSE (literally)!!! - 02/25/11 12:24 AM
Single Ladies...IN THE HOUSE (literally)!! Beyonce's 2008 smash hit, Single Ladies (Put a Ring on It), certainly struck a chord with women everywhere! Much like Aretha Franklin's "R-E-S-P-E-C-T" and "I will Survive" by Gloria Gaynor, when this song is played - at ANY given location - women everywhere jump on the dance floor, hand in hand with their girlfriends, and belt it out! But did Beyonce know that while she was struttin' her stuff in that hot little black leotard that the single women homeownership rate was struttin' on up as well? That's right....statistics show that in 2005, single women only … (7 comments)

buyers: Texas Home Buyers: A Cure for the "But What If's..." - THE OPTION PERIOD! - 02/12/11 05:40 PM
Imagine that you are a first time home buyer. You are newlyweds, just off your honeymoon, and you can't WAIT to move out of that lowly, uncool apartment (that was the swanky place to be when you were single) and into your first home close to all of your married friends... So, you ask your "cool" married friends for the recommendation of a great Realtor. You call them up and it's a perfect match! The house hunt BEGINS!! The next few weeks are filled with the following:
No sleep - there is too much HGTV to watch. House Hunters is … (3 comments)

buyers: Texas Home Buyers - Where to Go for Help When Daddy Warbucks Doesn't Show Up - 02/10/11 04:40 PM
Texas Home Programs Homebuyer Education When looking at the Forbes 400 - The Richest People in America List, I came to the conclusion that I should have either married someone with the last name of Walton (Walmart), taken more computer courses (Microsoft, Apple, Google), been nicer to nerds (Zuckerberg, Gates) or should have taken more notes in my Finance courses at Texas A&M (hedge funds, banking).
These people are all worth over....
$1 Billion Dollars!
(<---- looks amazingly like Daddy Warbucks, doesn't he?) But, I didn't. So unless you are Bill Gates, Jerry Jones, Donald Trump or Jay Z, … (3 comments)

buyers: "How Long Will it Take to BUY my McKinney TX Home?" - 30 Days. Exactly. - 01/26/11 10:06 PM
One of the questions I get most often from McKinney TX home buyers is "How long does it usually take to buy a home?" I tell them 30 days - on the dot!! OK, no - I don't. That question is an impossible one to answer due to the fact that each and every buyer is different. There's the relocation buyer - they are usually the quickest to purchase. No one enjoys living in temporary housing and when forced to live in a hotel, friend's home, relatives home (worse), or corporate housing, living out of a suitcase is not a lot … (5 comments)

buyers: "What if the house was empty?" and Other Important Questions Buyers Must Ask... - 02/02/09 12:29 AM
"What if the house was empty?"
Seems like an odd question by itself. However, this question is mighty helpful when working with buyers who are having a tough time deciding on the right home.

Case in point: happy, young couple tours a home that's not exactly what they said they wanted. But, it just so happens that the decor in the home is identical to the buyers taste. They begin to talk themselves into the home.
Now, as a REALTOR, you know your job is to help them through the decision making process. You know that as soon as the … (11 comments)

buyers: 7 Things I Need My Buyer Clients To Know... - 01/30/09 06:14 PM
I have been in real estate since 2001. Since then, I have spent a good part of my time in my career devoted to being a BUYER'S AGENT. I know buyers. I like buyers. I LOVE first-time home buyers. But with every client I work with, I am continuously reminded how little the general public knows about how real estate agents operate.
Myths abound as to the secret lives of Realtors. So, in an effort to clear things up, I decided to let you in on a few important facts about my career.
1. I don't can't work 24/7. If I … (91 comments)

buyers: McKinney Home Sellers - Just WHAT do Buyers WANT??? Former Buyer's Agent TELLS ALL! - 03/18/08 11:55 PM
I strongly believe one of the best moves I made in my real estate career was to BEGIN as a Buyer's Agent for a successful team. I could write an entire post on this statement alone, but I say this to preface the rest of my post and to give credibility to what I am about to say.
By being strictly a BUYER'S AGENT for over 2 years, I focused 100% of my energy on the wants and needs of today's buyer. After HUNDREDS of showings with first-time homebuyers, empty-nesters, investors, the young, the old and everyone in between I have a thorough knowledge … (3 comments)
