&lt;p&gt;When we visit Frisco, TX we always try to make a run to IKEA. First of all, they have CHEAP stuff. Really cheap stuff! Especially kitchen gadgets (which I am a sucker for),&lt;/p&gt;
&lt;p&gt;&lt;img title="Denver Colorado IKEA" src="http://activerain.com/image_store/uploads/1/7/6/5/9/ar129935419295671.jpg" height="225" alt="Denver Colorado IKEA" width="300" style="float: right;"&gt;task lighting, accent pieces, tons of creative storage options, linens, and all kinds of decor items(We haven't even scratched the surface)...all at rock bottom prices! So you can imagine our surprise and elation last year when we heard IKEA was coming to Denver...not just to Denver, but about a mile from where we live! We have patiently watched as this monstrous building has emerged from the earth at C 470 and County Line Rd. near &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Park Meadows Mall&lt;/span&gt;&lt;/strong&gt;. &amp;nbsp;My heart races as each huge trademark blue section of the exterior is raised into place. The splash of bright yellow trim makes me smile every time I take that eastward turn from Quebec onto C 470!&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;Denver IKEA&lt;/span&gt;&lt;/strong&gt; is expected to feature 50 room settings and three model home interiors. This place is seriously BIG! They will feature over 10,000 products stocked in the store. IKEA provides a special parking section for families with small kids and will have over 1700 parking spaces!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;img title="Denver IKEA Opening" src="http://activerain.com/image_store/uploads/7/5/1/1/1/ar129935593111157.jpg" height="150" alt="Denver IKEA Opening" width="200" style="float: left;"&gt;Open! Open!! Open!!!&lt;/span&gt;&lt;/strong&gt; Can't wait to join the throngs of shoppers as they push their way through the wide doors this fall and obediently follow the arrows that are strategically placed on the floor to guide us through the maze of shiny new items perfectly displayed under dramatic lighting...tempting us each step of the way...Two hours later we will emerge on a different floor, cart full of things we love, but may not necessarily need, all at bargain prices! Our tummies will be full from the great cafeteria food slung onto trays as we travel single file along the food line&amp;nbsp;reminiscent of school days. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you have not been to IKEA before, you are in for a treat. Things are on track for the grand opening of this much anticipated IKEA Colorado store opening in the fall of 2011.&amp;nbsp;Wear your walking shoes and be prepared to spend some serious time in this great store coming to our area soon, but not soon enough for us! We will be adding this store to our list of "Colorado Attractions"! A must see! We will be updating you as the grand opening draws closer!&amp;nbsp;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Snowy Day Activities for Empty Nesters</title>

We can see Quebec from our place and there is very little traffic on the street. This is always our gauge as to whether or not we should venture out. Our own poll of sorts. If there is 75% less traffic than normal on Quebec then 75% of the Highlands Ranchers who travel this road are telling us it is not safe out there.&amp;nbsp; That is good enough for us. So now we have to decide what we are going to do today.&amp;nbsp; We are Empty Nesters, so we do not have children who want to build snowmen, sled, or make snow angels. The first thing that comes to both of our minds is prospecting....People are home, so it is a great time to call. But then, it is a snow day so this calls for &lt;em&gt;leisure activities&lt;/em&gt;...What do Empty Nesters do for fun? First let's make a list of what we are NOT going to do:&lt;/p&gt;
&lt;p&gt;&amp;bull;1.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; No Prospecting&lt;/p&gt;
&lt;p&gt;&amp;bull;2.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; No Mindlessly Surf the Internet&lt;/p&gt;
&lt;p&gt;&amp;bull;3.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; No Cleaning house&lt;/p&gt;
&lt;p&gt;&amp;bull;4.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; No &amp;nbsp;laundry&lt;/p&gt;
&lt;p&gt;&amp;bull;5.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; ...And definitely do NOT wash the car!&lt;/p&gt;
&lt;p&gt;This is our usual list of activities for our "day off". Today is different. After all it is snowing for goodness sake!&lt;/p&gt;
&lt;p&gt;So here is our top 10 list of snow day activities for Baby Boomers and Empty Nesters:&lt;img title="Snow Day" src="http://activerain.com/image_store/uploads/4/8/5/1/8/ar129461836381584.jpg" height="114" alt="Adult snow day activities" width="160" style="margin: 2px; float: right; border: black 2px solid;"&gt;&lt;/p&gt;
&lt;p&gt;&amp;bull;1.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Get out that teapot. Find the specialty tea you bought last year. Dust off that book you have wanted to read. Open the shutters. Curl up by the window. Light the fireplace and read.&lt;/p&gt;
&lt;p&gt;&amp;bull;2.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Pull out the scrapbook supplies. Dig out those family photos stored in boxes and create something beautiful and meaningful to leave for your kids.&lt;/p&gt;
&lt;p&gt;&amp;bull;3.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Charge the battery to your camera. Bundle up and take a photo shoot walk in the snow.&lt;/p&gt;
&lt;p&gt;&amp;bull;4.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Invite friends or family members over to share your snow day. Play games, watch movies and drink hot chocolate.&lt;/p&gt;
&lt;p&gt;&amp;bull;5.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Make a pot of chili, light the fire and invite a couple of neighbors you have wanted to meet over for dinner.&lt;/p&gt;
&lt;p&gt;&amp;bull;6.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Make it a day to make casseroles to freeze, and bake goodies for the coming week.&lt;/p&gt;
&lt;p&gt;&amp;bull;7.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Use this time to get into your computer and organize files and photos stored on your computer...And back them up in the process. OK, this is not a leisure activity, but you will feel better for doing this!&lt;/p&gt;
&lt;p&gt;&amp;bull;8.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Get out the gardening books and create your flower bed plans for spring. Start making a list of plants you will need to purchase. Some can be ordered online for spring planting.&lt;/p&gt;
&lt;p&gt;&amp;bull;9.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Plan your next vacation. There is a wealth of information about vacation destinations online. Dream big, shop smart!&lt;/p&gt;
&lt;p&gt;&amp;bull;10.&amp;nbsp;&amp;nbsp; Watch old movies, order in pizza, pop popcorn, have a true day off, you deserve it!&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;img title="assisted living in denver, colorado, mom" src="http://activerain.com/image_store/uploads/8/5/7/4/0/ar129434580704758.jpg" height="167" alt="assisted living in denver" width="125" style="margin: 2px; float: left; border: black 1px solid;"&gt;The Hardest Day in a Baby Boomer's Life&lt;/span&gt;&lt;/strong&gt;: The Hardest Day in a &lt;strong&gt;Baby Boomer's&lt;/strong&gt; Life just happened to us recently.&amp;nbsp; It's time to &lt;strong&gt;move mom&lt;/strong&gt; to an &lt;strong&gt;assisted living place&lt;/strong&gt; and she doesn't want to leave her home.&amp;nbsp;&amp;nbsp; We had been taking mom to a doctor on a monthly basis, and the doctor had assigned a state agency to be checking on her&amp;nbsp;at home on a weekly basis.&amp;nbsp; After several months the doctor advised my mom on one of her visits that she would need to be moved to an &lt;strong&gt;assistant living&lt;/strong&gt; home. My mom said absolutely not, she was not moving. The doctor quickly turned to my sister and said that there were legal liabilities in keeping my mom at the house. If my sister needed it, she as a doctor would sign a statement that my mother had to go into an &lt;strong&gt;assisted living home&lt;/strong&gt; for her own safety and my sister could take this to the state and demand her move. My mother immediately told my sister that if she did that, she would never talk to her again.&amp;nbsp; Very difficult, but we knew that if she were not in such a place, she would continue to fall and most probably not eat more than one meal a day, if that.&amp;nbsp; My sister had been going to her home every day for the last 18 months.&amp;nbsp; She couldn't take care of herself, could not cook, had loss of memory, and when asked what she ate for the day, would say something like a piece of cake or whatever - although my sister had made sure she had food that she could easily eat without preparation. Yes, there were tears.&lt;/p&gt;
&lt;p&gt;Another problem we had was that my sister was moving 300 miles away to Houston and &lt;strong&gt;I live in Denver&lt;/strong&gt;. Where do we move mom?&amp;nbsp; We had been talking to mom about this move for over a year. What we knew was that she did not want to move to Houston or &lt;strong&gt;Denver&lt;/strong&gt;.&amp;nbsp; We all worked and she was concerned that she would be lonely. She wanted to move to Waco &lt;em&gt;when she was ready&lt;/em&gt; to move.&amp;nbsp; We wanted to be near her, but we also wanted her to be happy. She has brothers, sisters and friends in Waco who would see her on a regular basis.&amp;nbsp; We made the arrangements for her to move to Waco on the coming Saturday morning. Fortunately for us, our mother agreed 2 days before we were to move her that she was ready and willing to move to Waco. We had not told her that we had already made the arrangements for the move. When she agreed to the move,&amp;nbsp;we informed her that arrangements had already been made for&amp;nbsp;her to move within a couple of days.&amp;nbsp;What a giant relief for us.&lt;/p&gt;
&lt;p&gt;We were not too early in moving our mom.&amp;nbsp; We discovered in the first few weeks how much she really needed this place.&amp;nbsp; For the most part she was incontinent. Her mobility was limited. We now had someone to help us. It was good to know that our mom was being taken care of and she was in good hands.&lt;/p&gt;
&lt;p&gt;Within a couple of months, mom needed additional care.&amp;nbsp; This meant spending considerably more money so we had to move her into a very small 2 room apartment in the facility and find another home for her dog that she loved so much.&amp;nbsp; This was &lt;span style="text-decoration: underline;"&gt;very hard&lt;/span&gt; but a necessary decision (losing a dog for some of us is momumental!). &amp;nbsp;A roommate was in one room, and she was in the other.&amp;nbsp; We loved the other roommate. She was delightful and had been a nurse and we hoped this would help her take her mind off the dog. Everything was fine until about a couple of weeks ago.&amp;nbsp; My mother was found lying on the floor face down in her room and had to be carried to the hospital to be checked out.&amp;nbsp; She was OK and sent back to the assisted living home. Within 3 days she was found again lying on the floor with a repeat trip to the hospital. How was it that she kept falling out of the bed?&amp;nbsp; We finally found out after the 3rd time this happened that the roommate that we loved was trying to help our mom out of the bed and in fact, insisted she get out of the bed by pulling on her arms.&amp;nbsp; As she was trying to get her out of bed, mom fell.&amp;nbsp; We also discovered in this time that certain items were missing in her room. Our mom became paranoid that this roommate would come into the room after others had left and try to make her get out of the bed or look in her closet for items to "collect". The staff found some of mom's guest's jewelry and mom's TV remote in her roommate's room. The roommate was not a bad woman - she just believed that she was helping mom. We were advised on the "thievery" that the roommate had actually believed these were her items.&amp;nbsp; We have since learned this is a common occurrence in these facilities.&lt;/p&gt;
&lt;p&gt;Once we learned about the problem with the roommate, we immediately took action - although it was about a week before we&lt;img title="Moving Mom out of her home" src="http://activerain.com/image_store/uploads/5/6/7/2/9/ar129434609092765.jpg" height="113" alt="moving mom out of her house" width="150" style="margin: 2px; float: right; border: black 1px solid;"&gt; could move my mom. (The roommate for some reason could not be moved, so we had to move mom.)&amp;nbsp; We double checked that we would not run into the same problems with this new roommate. After she was moved into this new room, a nurse came by to check on her. Mom had been put under a Hospice Care program for about a month. This week the nurse advised us that it would be between 60 days and a year for this disease&amp;nbsp;&amp;nbsp;to "end".&amp;nbsp; We had placed mom into this assisted living place only&amp;nbsp;4 months ago.&amp;nbsp; We have seen the steady decline, but hoped that she would get better.&amp;nbsp; We are still hoping.&lt;/p&gt;
&lt;p&gt;In the meantime, Pat and I were in the process of selling mom's home.&amp;nbsp; Our family spent a couple of weeks going through her home and deciding upon what was to be kept and what was to be discarded. Did I tell you that my mom never threw anything away?&amp;nbsp; It took almost a month before we could place the home on the market.&amp;nbsp; This is tricky in that we have to explain to mom where her things are now "located".&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In this process we have learned much, including the consequences of &lt;strong&gt;selling a parent's home&lt;/strong&gt; BEFORE consulting with an attorney... even if the home is sold at a loss!&amp;nbsp; We have learned about what kind of trust is needed, &lt;strong&gt;Medicare processes&lt;/strong&gt; and about little known &lt;strong&gt;VA benefits&lt;/strong&gt; available for the &lt;strong&gt;spouse of war veterans&lt;/strong&gt; and the importance of doing in depth research BEFORE deciding on a &lt;strong&gt;care facility&lt;/strong&gt;. We have become pros in this area! &lt;p style="text-align: left;"&gt;Yesterday, Pat and I were driving through Highlands Ranch, Colorado and caught these autumn scenes that we thought were impressive. The trees are changing colors - gorgeous reds, yellows and oranges mixed in with the evergreens trees. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;The maples are vibrant red and yellow. And there are a few trees which have already lost their leaves.&lt;/p&gt;

&lt;p&gt;Today, it was a little overcast so we couldn't see the mountains. The weather is in the 50's, great for drinking a cup of coffee on the balcony.&lt;/p&gt;

&lt;p&gt;&lt;img title="Colorado Land" src="http://activerain.com/image_store/uploads/2/2/0/5/3/ar128519677335022.jpg" height="166" alt="Colorado land " width="128" style="margin: 4px 3px; float: left; border: black 3px solid;"&gt;Looking for &lt;strong&gt;land in the the Denver - Colorado Springs area&lt;/strong&gt;?&amp;nbsp; This may be your lucky day because you would have a lot (no pun intended) to choose from!&amp;nbsp; Just realize that financing is not so abundant. In talking with a local mortgage company, I discovered that typically financing would only be about half of he appraised value of the land. Also, the interest rate on &lt;strong&gt;Colorado land&lt;/strong&gt; would be a tad higher as well.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;Some potential Buyers are thinking that maybe the &lt;strong&gt;modular home&lt;/strong&gt; could be the least expensive housing. If you are planning on buying a brand new &lt;strong&gt;modular home&lt;/strong&gt; or the typical stick built home, &amp;nbsp;it might require less cash if you combine purchase of both the land and the home at the same time.&amp;nbsp; However, realize that the companies who will finance this have their own restrictions.&amp;nbsp; These restrictions might include size such as a minimum one acre, electricity in place, pavement on the street plus a host of other items. Also realize that lenders may require that the land cannot cost more than 40% of the total appraised value of the land and&amp;nbsp;home combined. Caution:&amp;nbsp;financing of pre-owned modular homes&amp;nbsp;has been challenging.&lt;/p&gt;

&lt;p&gt;There is also a &lt;strong&gt;second home&lt;/strong&gt; financing which generally costs around 10% to 20% down with traditional&amp;nbsp;financing.&amp;nbsp; The IRS requires the owner live in the home for at least 14 days out of the year.&amp;nbsp; I am sure many who own a &lt;strong&gt;second home&lt;/strong&gt; rent the home out while they do not occupy it. However, don't expect to count that rent while trying to obtain financing that home. Plus, remember that the debt ratio to income should normally not be more than 40%, which will include the cost of financing that&amp;nbsp;second home.&lt;/p&gt;
&lt;p&gt;This is a good time to &lt;strong&gt;buy land in Colorado &lt;/strong&gt;but be sure and talk to your CPA,&amp;nbsp;Lender and Realtor before you invest in land.&amp;nbsp;&lt;/p&gt; &lt;div class="agent_signature"&gt;

This morning we set out to have a great Memorial Day. We slept in late...on our "not so comfortable sinking mattress", had our morning coffee and then we were off to the Denver Arts District and the Memorial Day art exhibits on the 16th Street Mall and the Denver Pavillions. After seeing an array of beautiful works of art we were on our way home to&amp;nbsp;Highlands Ranch&amp;nbsp;via Broadway when the topic of our "not so comfortable sinking mattress" came up. We decided that we might want to take advantage of any Memorial Day mattress sales that might be out there and stopped by several furniture and mattress stores collecting specifics and prices of each mattress we liked. We were on our way to another store near Park Meadows and missed our turn. As we were turning around we spotted a small, understated mattress store at the Northeast corner of Yosemite and County Line Rd called "Urban Mattress"&amp;nbsp;and decided to check them out. We were so glad we did! When we walked in we were not greeted by the typical overly agressive&amp;nbsp;vulture-like sales person. Instead we were allowed to inspect mattresses on our own with a polite&amp;nbsp;offer to help if we had any questions.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 1. Leads are passed back to the listing agent (or broker) free of charge. Gone are the days of the business model that charges for leads.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;2. We do not allow channel partners to re-syndicate the data. Re-syndication means that you have lost control of your listing not only in terms of where your listing will appear and whose contact information shows up on your listings, but also in terms of daily refresh rates. This can create liability for your company and reduces your ability to get quality metrics from your online traffic.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;3. We are a standalone product that works with all of your existing programs. We do not require that our customers purchase a Web site (or any other product) in order to participate. We can send your consumer traffic to any Web site you have chosen!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 4. ListHub gives the broker a free option to direct all listings to the property detail page on the brokerage Web site! All you do is make a simple support request and we will set this up for you. Brokers can also give their agents permission to have their listings link to the property detail pages on the agent Web site.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 5. 25,000 brokers can't be wrong! &lt;p&gt;Woo-Hoo! IKEA fans rejoice! One of the world's most popular home furnishing retailers, IKEA, has announced plans to open its first Colorado store.&lt;br&gt;&lt;br&gt;IKEA has announced that they will be submitting plans to the city of&amp;nbsp;Centennial to build&amp;nbsp;in the Park Meadows Mall area. Construction will start in 2010.&lt;br&gt;&lt;br&gt;The 400,000 square foot IKEA store will be located on 13.5 acres between Dry Creek and County Line Rd just west of I-25.&lt;br&gt;&lt;br&gt;Being from Frisco, TX where&amp;nbsp;they now have&amp;nbsp;an IKEA we are here to tell you that you are going to love this mega store! Everything they carry is very affordable and of good quality. You can litterally furnish an entire house complete with cabinets and appliances with dozens of options to choose from. Design center experts are on hand to help you with your plan. Everything from paper napkins to chandeliers line the aisles of this multi-floor retail giant.&lt;/p&gt;
&lt;p&gt;IKEA plans to hire 500 workers during the construction phase, and approximately 400 workers when the store opens.&lt;br&gt;&lt;br&gt;An opening date is set for fall 2011.&amp;nbsp;Groundbreaking should&amp;nbsp;start very soon! &lt;p&gt;Pat and I are always looking for a &lt;strong&gt;good restaurant&lt;/strong&gt; or &lt;strong&gt;caf&amp;eacute;&lt;/strong&gt; that is not a franchise.&amp;nbsp; We are looking for that special place that is ultra-comfortable with that down-home feel good atmosphere.&amp;nbsp; You know... the place that Colorado natives keep under their hat. We have been to a few good ones, but the bad ones always seem to outweigh the good.&amp;nbsp; Guess what, though this one is not exactly IN Highlands Ranch, it is just up University and it stands out above the rest. You have to look hard to find this cozy little &lt;strong&gt;eatery&lt;/strong&gt;, but it's worth the search: GRANNY MA'S at 5925 S. University Blvd. Greenwood Village,.&amp;nbsp; Jane Stoltz is a gracious owner/host/baker/chef/&lt;strong&gt;caterer&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The menu takes you right back to grandma's &lt;strong&gt;kitchen&lt;/strong&gt; - and Granny Ma's words of wisdom are found on every table. Granny never would have charged you for tea for coffee, neither does Granny Ma's. Free coffee and wi-fi, a &lt;strong&gt;cozy setting&lt;/strong&gt;, friendly and personal service, unique specials, delicious everything, plenty of parking and conveniently located in the Cherry Crest Shopping Center on the SW corner of Orchard &amp;amp; University. Stay for lunch; they have a buffet or you can order from the menu.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We chose the buffet, and we were WOWED! This Wednesday they served tamales and enchiladas. Ok, it was off our diet, but we really were in a hurry. The food was off the charts.&amp;nbsp; We can honestly say the tamales were the best ever, and the enchiladas beat out our favorite about 20 miles north. And oh...the price? Just right! Service was outstanding. They even asked us our names! We can't wait to go back.&amp;nbsp; They are very active in the community and also have amazing catering for any event that you have! We may just have to take them up on that as well.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Now, add this!...&lt;/strong&gt; In addition to this CHAC(Colorado Housing Assistance Corporation)&amp;nbsp;is offering a &lt;strong&gt;low interest down payment assistance loan&lt;/strong&gt; in the form of a second mortgage that is equal to 6% of the purchase price&lt;strong&gt;. &lt;/strong&gt;The average is &lt;strong&gt;$7000 &lt;/strong&gt;for this special city. &lt;strong&gt;&lt;em&gt;Wooo-Hooo!!!&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Wait, it gets better! Here's the best part...&lt;/strong&gt;Properties in this city have always sold for more than the properties in the surrounding areas and that has prevented some of the qualified applicants from being able to use CHAC's down payment assistance program. This has prompted this city to provide the &lt;strong&gt;additional down payment assistance&lt;/strong&gt;. The city is partnering with this organization to provide an ADDITIONAL DOWN PAYMENT assistance of approximately &lt;strong&gt;$7000&lt;/strong&gt; to each applicant who qualifies for the program. We had planned on going on Sunday, but that didn't quite work out. We were a tad surprised as to what we saw. My daughter had gone on Saturday - lucky dogs - and took some pictures.&amp;nbsp; I have to show them! But because we went on Monday, look at what was happening at Red Feather Lakes (close to Wyoming). I understand that Conifer actually had several inches.&amp;nbsp; How fun.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;So what does this all mean?&amp;nbsp; I think the key to these stats is the absorption rate. It has increased to a level 5 which indicates that Highlands Ranch - Lone Tree&amp;nbsp;is in a &lt;strong&gt;"balanced market".&lt;/strong&gt;&amp;nbsp; Numbers below the 5 to 6 level indicates it is a "Seller's Market"&amp;nbsp; (fewer houses on the market based on historical sales per month and numbers above indicate a "Buyer's Market" (more houses on the market meaning it will take longer for the market to absorb based on historical sales per month).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;For all of the Denver area (limited to the Metrolist MLS), we saw the absorption rate actually decrease from last year for August from 5.5 to 5.2.&amp;nbsp; Denver, you are looking good!&lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;We were talking a few days ago about how great the people of Colorado are and decided we needed to tell you so! We have lived all over the world, but always returned to the great state of Colorado for several reasons, but one of the main reasons is the friendly people of this great state! No matter where you go, people not only speak, but they actually stop and take the time to chat for a moment. How rare is that in today's fast paced world?
