Breaking NEWS!!!  Colorado Springs Home Buyer Tax Credit Extened!!!

     The Homebuyer Tax Credit bill has passed both chambers of Congress and will be signed into law by the President tomorrow, November 6, 2009. Here is a summary of the changes: The expiration date for the credit will now be April 30, 2010.

    First-time buyers who have not had interest in a principal residence for three years are still eligible, and the maximum amount remains the same $8,000 for married couples, $4,000 for those filing separately.

 

NEW !!! Current homeowners, who have consecutively maintained the home they want to sell as their primary residence for five of the last eight years, are also eligible. However, the maximum amount for those homeowners is lower: $6,500 for married couples and $3,200 for those filing separately.

   The tax credit may not used to purchase a home for more than $800,000. All buyers who want to get the credit must include documentation of the purchase on their tax returns. The income limits for both tax credits have been raised to $125,000 for single buyers and $225,000 for married couples.

   Are you Kidding me???  Where has my America gone, oh yeah, to the lawyers.  Win elections with money and courts, kill small business with the courts and taxes.  I am calling for a boycott of the big business model.  Since when did one of these big businesses do something good?  Oh wait, they employ a few hundred sorry soles that in a few weeks could all be out in the cold while the lawyers and CEO's of said businesses are fat and happy.    I am totally for capitalism and serving the public with a good or service. I am happy to see people prosper and grow.  I cannot stand by and watch small businesses such as this one get clobbered by legal costs for taking NOTHING away from the sales of their ONE BEER!!!  You honestly think that Rock Art brewery in Vermont is competing against anything that Monster Energy drink could produce?  I don't think so.  At most 100,000 people might have heard about Rock Art and this one line of beer.  I guess NO ONE can use the word Monster.  CRAZY. Very Good information as to what the next bubble might look like.  We need to start weening ourselves from government help.  In the meantime we need to make sure that all our buyers do the right thing and not buy too much house for their paycheck.

Via Maureen Megowan (Remax Palos Verdes Realty - DRE #01368971):

Currently, 85% of new mortgages are guaranteed by Government backed entities( FHA, FNMA, GNMA, Freddie Mac) and the Fed buys 80% of the securities into which these government backed mortgages are packaged.  This dominance of the Fed and the reliance upon the Government to fund mortgages can not last forever. The Federal Reserve's $1.25 million special program to buy Fannie Mae and Freddie Mac securities is two-thirds complete and is scheduled to close at the end of the year. What happens then???

More than half of the country's home mortgages are now being originated by only 3 banks; Wells Fargo, Banik of America, and J.P. Morgan Chase. The problem is that these banks are acting only as originators of mortgages, and immediately sell most of the mortgages that they create to Fannie Mae and Freddie Mac and hold very few of them on their own balance sheets. Combined, the 3 dominant banks actually held 3.5 % fewer mortgages on their balance sheets in the firs half of 2009.

This strategy of the banks to sell almost all of their mortgages has fed their bottom line with strong loan origination and mortgage servicing fees with very little risk. The fact that banks are unwilling to hold mortgages for their own investment demonstrates that the interest rates of these mortgages are artificially low , driven down by the government purchase of them, and the banks are thus unwilling to invest their own money in them.

When the government stops funding mortgages, where will the capital come from? In the recent past, capital for mortgages came from mortgage backed securities funded by investors through Wall Street. This type of security is now dead. Investment by private capital ( banks, individual investors, and pension funds ) will only happen if interest rates are allowed to increase to a level to compensate investors for the perceived risk in these investments.

Because of this, I believe that there is a very real risk of interest rates escalating substantially after the first of the year, especially if signs of inflation start to emerge as the economy strengthens. Because of this, I have been encouraging buyers to buy now, if they are buying a home for the long term, as this may be the best time in the foreseeable future to buy a home.

The Briargate Area of Colorado Springs comprises an area in the northeast part of Colorado Springs.  This is a master planned community that started in the early 80’s and continues to be built.  This area is roughly north of Woodman Rd as the southern boundary, east of Powers, West to I-25 and north to Hwy 83.  The school district is award winning Academy District 20.
