5 Reasons Why a Home Will not Sell

There are many reasons why homes have a difficult time selling. This might be the top five reasons how sellers contribute:

1. Not Being a Serious Seller. Sellers in this market need to be serious. We have plenty of inventory to weed thru and having a non-motivated seller makes it harder to find the best homes. Now is not the time to get top dollar for your home, so sell only if you need to.

2. Don't Listen to Your Agent Sellers need to listen to the professional that they hired. We need to take charge and tell you things that you do not want/like to hear. Listen and remember to help us help you.

3. Price Too High Sellers will think that there home is worth much more. Seasoned agents will not show over priced homes, period. Your home will only sell for what the market price is, not an inflated price. Also, don't assume that a appraisal is the market value. Many markets have lost value and many appraisals are were not accurate at the time.

4. Fail To be Prepared to Sell Sellers need to be ready to sell there home on day one. The first person thru the door might be the buyer. Failing to paint, clean, stage your home could ruin the deal. Have all the dogs and cats put away to make for an easier showing. Rid your home of all smells. This includes pet, cooking, trash, and dirty diapers. Have your most opined friend tell you the truth and listen to them and your agent.

5. Not Acting on Feedback Your agent has gone out of his way to make sure that you receive feedback. Sellers need to listen and take action on that feedback. When the feedback is the wall paper in the kitchen is said over and over, remove it! Or if the home as a smell, refer to number 4. Bottom Line, remove all objections that you hear.

Deal Breakers, Buyer Issues

    As an experinced Real Estate professional I have seen many things come up that will ruin a deal.  I call them deal breakers.  Today I will focus on the Buyers.  As we all know buyers really hold the power in many cases to a deal being completed.  They have very little money into the deal, earnest money.  They are sometimes very picky and in today's market they are overloaded with information.  Here are some items to consider when working with buyers:
 
 
1.  Failed to Tell the Truth to the lender on initial loan application.  Delay of 1 week to end of contract?
 
2.  Failed to Tell the Truth to the Realtor.  Delay of a 1 week to deal breaker.  Work only with buyers as Buyer Agents and fully qualify for a loan.
 
3.  Down Payment Not Verified or Not Available.   Deal Breaker!!!
 
4.  Finds a Better Deal during the Inspection Period.  Deal Breaker!!!
 
5.  Job Changes or Layoffs before Closing.  Deal Breaker!!!
 
6.  Gets Spooked about an inspection objection.  Deal Breaker !!!
 
7.  Decides at the Last Minute they don't like the house, neighborhood, schools, don't want to pack.  Deal Breaker

Things That Can Go Wrong in a Deal

    This is a series of items that can and sometimes do go wrong in a transaction.  This post will focus on working with cooperating agent in a deal.  Many times the general public forgets or just don't know what our responsibilities are.  Our job is to inform our clients on either side of the transaction what delays or deal killers would be.  

WORKING WITH A COOPERATING AGENT 

 

1.Won’t return your phone calls, emails, faxes  1 - 3 weeks delay

2.Transfers to another office or office closes in the this tough market  1 week

3.Did not pre-qualify the client for Mortgage or Not solidified next home 2 weeks to deal killer

4.Goes on vacation, leaves no one to handle transaction or leave it to a weaker agent 1 - 4 weeks

5.Does not understand or lacks experience in Real Estate Transactions (Part Timer)  1 week to deal killer

6.Poor people skills 1 - 3 weeks

7.Gets client upset over minor points 1 - 3 weeks

8.Does not communicate with their clients 1 - 4 weeks

Buyers Starting To Buy!!!
