After years of living in a home, carpet may stain, look worn, or dated and cleaning the carpets in a home may not always do the trick.
Home sellers have a few options when it comes to worn carpet:
1. Leave the carpet alone and sell the home as is
2. Provide a carpet allowance to the buyer
3. Replace the carpet
If the seller's financial situation does not allow for a carpet replacement or allowance, adjusting the price to compensate for the carpet may be necessary.

Single Family Home Sales for March 2011 - El Paso County - 04/08/11 06:23 PM
Home sales increased by 73.2% in El Paso County for the month of March when compared to February.
There were 53 additional single family home sales in March 2011 when compared to March 2010. There were also 303 additional single family homes for sale in March 2010. The real estate market is showing signs of improvement but we will have to see what happens over the next few months. In order for the market to stabilize and to create more demand, inventory levels need to remain low while home sales continue to increase.

El Paso County Inventory Statistics - March 2011 - 04/08/11 06:21 PM
Home inventory decreased by 12.8% for the month of March 2011 when compared to six months ago (October 2010). Compared to the previous month of February, there was an increase in single family homes for sale.
In March 2010, single family Inventory in the Pikes Peak MLS was slightly higher and there were 723 single family home sales compared to 776 sales in March 2011.

Is a fixed up bank owned property really a good thing? - 04/08/11 11:57 AM

Banks are realizing that homes in poor condition are taking longer to sell and fixing up properties is more appealing to buyers.  I showed a home that was in rough condition a month ago and then took another set of buyers to look at it a couple days ago.  The home was repainted and re carpeted.  I have to say, the cosmetic work made a difference and overall, it looked nice. Though, I could still see where the holes in the drywall were from the last time I had seen it since the bank's contractors did a poor job.  There … (2 comments)

Idea for your clients serving in the military - 04/06/11 03:12 PM

I was speaking with an agent today hasn't been able to keep in touch with some of his former clients serving overseas.  For agents that have former clients in the military that are away from home, how about sending them a care package to let them know how you appreciate their service and that you are thinking about them?

There was an article in USAA's Spring issue where the writer offered tips for readers.  One of the tips listed was to "reconsider homeownership" due to the condition of the current real estate market. Although no one knows exactly what the future holds for home prices in 2011, there are still many good reasons to buy. I'm not saying every renter should go out and buy a home but it is a good time to purchase property for many who are considering it.

I'm not sure if this has been addressed but I often see the message below when trying to leave a comment on an AR post.  Very frustrating if you type a long comment because it gets deleted! 
If you are experiencing this problem in Internet Explorer, switch to Firefox and the problem will be resolved.
