colorado springs homes: You just lost my business! - 11/18/11 03:52 PM
I made a few calls to obtain estimates for a seller’s property that required work on a portion of the exterior siding. Fortunately, most of the folks I called were very responsive and were able to go out to the property to assess what work was required except for one handyman. This handyman called me and said he needed additional info about the siding. I didn’t have a problem with it until he said that I would need to call him back with the following info: - What type of wood siding was on the home - Size of

colorado springs homes: What do the KIDS say? - 11/08/11 03:42 PM
Most home buyers who are parents will have their children come in tow when looking for a home. Some kids are more patient and well behaved than others but they all have one thing in common: a reaction. Parents and their real estate agent should pay attention to the child’s reaction to a home during a showing. Some children are very vocal with their opinions of the home: “I love this house!” “Can this be my room?” “I want to leave now!!” “I don’t like this house” Other children may not say much but their nonverbal actions can

colorado springs homes: Buying a home - Can you have it ALL? - 08/18/11 06:33 PM
You are a responsible adult, ready to buy a home, and start the process by getting prequalified for a mortgage loan. You contact a reputable Colorado Springs Real Estate Agent and list your specifications for the home you would like to purchase. You start looking at homes and unfortunately, not one of them you view are appealing to you. The homes need too much work and you prefer a home that is move-in-ready since you are busy as it is with your full time job. Your agent tells you that you may have to make adjustments to your home search which

colorado springs homes: House direction - Does it matter? - 08/16/11 07:52 PM
If you are looking to buy a home in Colorado Springs, the orientation of the home may be an important factor to you. It's easy to forget about snow in Colorado when looking for a home during the warm months and although we may not receive as much snow as in previous years, it does still snow here. If you purchase a North facing home in Colorado Springs, plan on using your snow shovel during the winter months. The driveway can become icy and the snow will not melt as quickly when compared to the homes facing other directions in

colorado springs homes: What buyers need to know about HOA Dues - 08/14/11 07:22 PM
Many buyers think about the amount of their monthly mortgage payment when purchasing a home and often overlook HOA dues. There are many neighborhoods in Colorado Springs that do not have a Home Owner's Association (HOA) but many condominiums, townhomes, and single family homes in newer neighborhoods have active HOA's. A mortgage loan officer does consider HOA dues when calculating a buyer's monthly payment, not just the mortgage payment alone. Buyers should have a budget to make sure their monthly income will cover the mortgage payment and HOA dues for the property they plan on purchasing. Some HOA dues are

colorado springs homes: Handling advice when buying a home - 07/24/11 08:57 PM
Looking for the right home to buy in Colorado Springs can be overwhelming for home buyers especially when they sift through advice from family, friends, and coworkers. Buyers may receive unsolicited advice when it comes to how much to offer on a home, type of financing to obtain, how to find bargains, what type of property to buy, and how to negotiate with sellers. Conflicting advice can make the situation even more complicated especially if a transaction is not going smoothly; it is not uncommon for buyers to receive advice that contradicts that of their real estate agent. So how do

colorado springs homes: MLS Laziness - 07/08/11 02:11 PM
I am surprised to find how many listings in our MLS lack what buyers are looking for: information. I wonder if sellers are even aware that the agent they hired failed to complete the most basic yet necessary data about their property in the MLS. This information (or lack thereof), is syndicated to numerous websites and that includes the overlooked spelling errors as well. With the majority of home buyers that go online to find home for sale, this is unacceptable. I've noticed missing/blank property descriptions, room measurements, schools for the area, incorrect property tax information, and outdated photos (or

colorado springs homes: You may not want to sell your home right now unless.... - 05/09/11 06:43 PM
The home is priced right - Bank owned and short sale properties are still around and will probably continue to be a part of our real estate market for the next couple of years. Although these types of properties are normally distressed, they appeal to many buyers since they are often priced below the market. More than likely, you will be competing with a bank owned or short sale property in your area if you list your home for sale. Pricing a home correctly is critical in this real estate market. Those looking to test the market to see if an

colorado springs homes: Carpet allowance or replacement? - 04/09/11 08:44 PM
After years of living in a home, carpet may stain, look worn, or dated and cleaning the carpets in a home may not always do the trick. Home sellers have a few options when it comes to worn carpet: 1. Leave the carpet alone and sell the home as is 2. Provide a carpet allowance to the buyer 3. Replace the carpet If the seller's financial situation does not allow for a carpet replacement or allowance, adjusting the price to compensate for the carpet may be necessary. Many sellers struggle with the decision of providing a carpet allowance vs. having

colorado springs homes: Fannie Mae and Freddie Mac Foreclosure Properties - 12/06/10 08:08 PM
Buyers who intend to occupy a home as their principal residence, have an advantage over investors when it comes to purchasing a Fannie Mae or Freddie Mac foreclosure property. Investors still have to wait 15 days before submitting an offer, but these types of foreclosures may be a good option for investors if the property is not snagged up within the 15-day window. Through Homesteps, Freddie Mac ensures their foreclosed properties are clean and safe which often requires making repairs, painting, adding applicances, or changing flooring before putting the property on the market for sale. The homes also come with
