colorado springs real estate agent: You just lost my business! - 11/18/11 03:52 PM
I made a few calls to obtain estimates for a seller’s property that required work on a portion of the exterior siding. Fortunately, most of the folks I called were very responsive and were able to go out to the property to assess what work was required except for one handyman. This handyman called me and said he needed additional info about the siding. I didn’t have a problem with it until he said that I would need to call him back with the following info: - What type of wood siding was on the home - Size of

colorado springs real estate agent: Dealing with the Dr. Jekyll and Mr. Hyde negotiator - 11/14/11 01:14 PM
Although banks are approving short sales more now than in previous years, dealing with bank negotiators can still be frustrating for many of us. Some agents have stated they contact the negotiator once every couple of weeks for their short sale listings. In my experience, I have had to contact the negotiator more frequently than once every two weeks for most of the short sale transactions I have closed successfully particularly, when I’m dealing with the Jekyll/Hyde negotiator. The Jekyll and Hyde negotiator will tell me one thing during a phone conversation and something completely different over email. This

colorado springs real estate agent: Buying a home - Can you have it ALL? - 08/18/11 06:33 PM
You are a responsible adult, ready to buy a home, and start the process by getting prequalified for a mortgage loan. You contact a reputable Colorado Springs Real Estate Agent and list your specifications for the home you would like to purchase. You start looking at homes and unfortunately, not one of them you view are appealing to you. The homes need too much work and you prefer a home that is move-in-ready since you are busy as it is with your full time job. Your agent tells you that you may have to make adjustments to your home search which

colorado springs real estate agent: You may not want to sell your home right now unless.... - 05/09/11 06:43 PM
The home is priced right - Bank owned and short sale properties are still around and will probably continue to be a part of our real estate market for the next couple of years. Although these types of properties are normally distressed, they appeal to many buyers since they are often priced below the market. More than likely, you will be competing with a bank owned or short sale property in your area if you list your home for sale. Pricing a home correctly is critical in this real estate market. Those looking to test the market to see if an

colorado springs real estate agent: Idea for your clients serving in the military - 04/06/11 03:12 PM
I was speaking with an agent today hasn't been able to keep in touch with some of his former clients serving overseas. For agents that have former clients in the military that are away from home, how about sending them a care package to let them know how you appreciate their service and that you are thinking about them? Adding something to their care package that they miss from home such as Girl Scout Cookies would be a nice touch. Speak with someone in their family to find out what they are in need of so the care package you

colorado springs real estate agent: Lesson learned: Keep your blog updated and active! - 09/20/10 12:13 PM
I recently received a phone call from buyers interested in moving to the Colorado Springs Area. After meeting with the buyers and scheduling an appointment to go look at homes later that week, I asked how they found me. The buyers found me online and I briefly told them about my blog and mentioned I hadn't blogged much due to being so busy. The buyers said my website offered helpful information but they had noticed my blog had been inactive and from their expression, I think they almost didn't call/hire me because of it! After meeting with the buyers, I reevaluated the activities I

colorado springs real estate agent: Municipal vs. District Water in Colorado Springs - 12/23/09 11:53 AM
Water supply may be overlooked by buyers when purchasing a home in Colorado Springs. Unless someone has their own well, homes in Colorado Springs are supplied with Municipal or Association/District water. Municipal water is provided by Colorado Springs Utilities while the water for newer areas such as east of Marksheffel Rd, is provided by Districts. One difference between the utility company and water districts is where the water comes from. For example, Colorado Springs Utilities provides water from reservoires while the Cherokee Metropolitan District's utilizes well water. Residents within the Cherokee Metropolitan District may notice a slightly different taste in the

colorado springs real estate agent: Is ListHub a good listing tool? I think not. - 07/22/09 11:05 AM
ListHub is a listing distribution service that my office decided to work with a couple of months ago. Although ListHub saves me time by syndicating my listings to multiple websites like Trulia, Zillow, and Cyberhomes, it DOES NOT provide "brokers and agents with all of the control necessary for driving an effective online advertising program." as stated on the front page of their website. I actually see it as an advertising program for ListHub to build links on the Internet. I cannot edit or add information/media to the listing since it was created by ListHub. They pull the information out of

colorado springs real estate agent: How do you like to receive feedback? - 07/15/09 10:22 AM
Everything is becoming automated nowadays and athough automation can streamline our work and save us time, I'm not sure it is always a good thing. The showing company my office uses sends a request for feedback form via email to agents who show my listings. The feedback form is pretty basic but can be customized. Some of the questions on the feedback form are listed below: Agents do not always answer all of the questions or fill out the additional comments section of the form; their feedback is often too vague and does not meet the seller's expectations.

colorado springs real estate agent: Do you mix business with family or friends? - 04/08/09 10:20 AM
I wrote a post yesterday surrounding a situation where a friend of mine listed her home with another agent in the MLS with no listing contract in place. She had concerns with her agent and called me for guidance. Even though I clearly let her know I didn't want to be in the middle and advised she communicate with her Realtor® directly, she continued asking for assistance. Although we were friends, she was asking me for advice regarding her home for sale and that created a conflict. There was so much drama surrounding her situation and the agent she was working with at the time,

colorado springs real estate agent: Realtor being a hero or inappropriate? - 04/07/09 08:10 PM
I recently had a friend call me who said she and her husband had listed their home with an agent whom they had previously worked with to buy it. She called me for advice one day and indicated that her home was listed in the MLS but that she had not yet signed a listing contract with her agent. The seller started asking me questions about the listing agreement the agent had emailed but not reviewed with her. I didn't want to be in the middle and encouraged her to communicate directly with her agent. I also let her know that her home should not

colorado springs real estate agent: Having a home winterized? Beware! - 03/26/09 06:54 PM
I wrote a post some time ago about the bank changing the locks and winterizing one of my short sale listings. When the time came around for inspections to be completed, leaks in the plumbing were discovered. The buyers I am working with decided to move forward with the transaction and have a plumber repair the leaks. I contacted the bank to let them know that the property had been improperly winterized and that the plumber also said it wasn't done correctly which resulted with the home having water leaks. The bank said the short sale listing was being sold as is

colorado springs real estate agent: 5 things you can't sell your home without - 02/11/09 07:50 PM
Internet exposure- With over 90% of buyers going to the Internet as their main source for finding homes, you can't afford not to have your home on the Internet. If you plan to sell your home, it is important you ask your agent about their marketing plan to sell your home. If marketing your home online is not part of an agent's marketing plan you should probably look for another agent. Cooperation- Many deals fall apart in real estate when parties do not cooperate with one another. Of course your agent needs to negotiate on your behalf but there are many areas where
