Nearly every transaction I have been working on lately whether on the buying or selling side, the roof has been an issue. If you are buying a home in Colorado Springs, make sure your inspector goes onto the roof and inspects it thoroughly. Believe it or not, there are inspectors who do not go on the roof to inspect it! If the roof needs replacement and the seller is not willing to pay for a new roof, and you still plan to buy the home, make a phone call to your homeowner's insurance. Many sellers would like to see their home advertised in home magazines and the local newspaper and do not understand the Internet is where most buyers go to find homes. Realtors continue to spend money on paper advertising in order to please their sellers. Less than 3% of homes are sold through paper advertising and homes being advertised in the real estate section of newspapers each weekend are decreasing while more buyers are realizing how much easier it is to find a home online. Of course, the Colorado Springs Police Blotter does not log every single phone call received. Individuals are innocent until proven guilty, therefore, information on this site can change and is for informational purposes only. This tool may be good to use for real estate in Colorado Springs. Buyers in Colorado Springs may view the Police Blotter for information regarding police activity in various areas. Specific addresses where the incidents occur are also included. During the negotiating process, a seller rejected my client's counter offer. With so many homes for sale, my buyer moved on to look at other homes but after a few days decided she wanted to submit another offer to the seller. She wanted to bring in a plumber to take a look at a non-permitted bathroom in the home first since the seller refused to provide permits for it. The listing agent didn't have a problem with it and said we could bring in a plumber. The next day I received a phone call from the agent saying the seller did (7 comments)

I have had a few instances where buyers' agents have requested my sellers pay for various inspections (i.e. getting the sprinkler system inspected to ensure it is in working condition). According to the Contract to Buy and Sell Real Estate in Colorado: "Buyer shall have the right to have inspections of the physical condition of the property and inclusions, at Buyer's expense." The purpose of the Inspection Notice/Inspection Objection is for the buyer to either terminate the contract in writing if the property's condition is unsatisfactory, or to request unsatisfactory items be serviced or repaired. In my opinion, the Inspection Notice is not to be utilized (7 comments)

I have been working with a buyer and prior to submitting an offer, I presented her with a detailed market analysis for each of the homes on the top of her list. Many of the sold comps for the homes she was interested in were bank owned and short sale properties that sold for less than the market value for homes in the neighborhood. These properties can really skew the comparative market analysis (CMA) you complete for buyers or sellers. This is especially a problem when most of the homes in an area that sold over the past 3-6 months are bank owned and short sale properties. Appraisers focus on (5 comments)

When I have been submitting offers for different homebuyers recently in Colorado Springs, I am being told by the listing agents that "another offer is coming in" or "we have another offer we just received, bring us your best offer." Each time I have told buyers "the listing agent said they have another offer", all of them have assumed the listing agent didn't really have another offer on the table but instead, was saying this to get the sellers a higher offer. Each buyer gave the same response and thought the agent was being dishonest. Often times, the homes I would (12 comments)
It seems strange to think about resale when you have not even bought your Colorado Springs home yet but I always remind buyers of this very important detail during their home search. No matter how long you plan to live there, you need to think about resale. Even if you plan on never moving again, things change, so you can't be absolutely sure of that!
