I advertise my listings on craiglist since many buyers look around on that site for properties.  Lately,  I have been receiving phone calls from people regarding the ad who think my listing is for rent.  When I clarify that the home is for sale NOT for rent, they tell me they found the rental ad on craiglist.  On two occasions, I have had sellers tell me that someone has knocked on their door inquiring about the rental ad on craigslist.
I have flagged these bogus ads and nothing has been done.  Unfortunately, deleting my ad (the original) has no impact since … (20 comments)

Sellers don't want to risk going under contract and taking their home off the market only to find out that the buyers are not qualified to purchase their home.  For peace of mind, many sellers require offers are accompanied by a pre-qualification letter to ensure that the buyer is qualified to purchase their home.  Is that really enough in today's real estate market?

Sellers in Colorado Springs need to research the tax and economic consequences prior to making the decision of whether or not to short sale their home. 
Formerly, homeowners who sold their home through the short sale process would be 1099ed for the difference.  The homeowner used to be required to pay taxes to Uncle Sam since it was viewed by the IRS as income!  The Mortgage Forgiveness Debt Relief Act of 2007 should help alleviate the tax problems related to debt forgiveness for homeowners in this situation.

Many sellers would like to see their home advertised in home magazines and the local newspaper and do not understand the Internet is where most buyers go to find homes.  Realtors continue to spend money on paper advertising in order to please their sellers. 
Less than 3% of homes are sold through paper advertising and homes being advertised in the real estate section of newspapers each weekend are decreasing while more buyers are realizing how much easier it is to find a home online.  Most buyers go online to look for homes multiple times before even calling a realtor for assistance.

Home showings have increased in the Colorado Springs area and home sales in April 2008 were highest than any other month looking over the past few months! There were 722 home sales in March 2008 and home sales in April 2008 increased to 772.  The home sales should keep climbing over the next few months as this is the peak season for the Colorado Springs area!

I have had a few instances where buyers' agents have requested my sellers pay for various inspections (i.e. getting the sprinkler system inspected to ensure it is in working condition).  
According to the Contract to Buy and Sell Real Estate in Colorado:  "Buyer shall have the right to have inspections of the physical condition of the property and inclusions, at Buyer's expense."

I am happy to say, I got one of my listings (my own home) under contract in only 18 days!  Homes are selling in Colorado Springs if they are priced correctly.

I have walked into many homes in Colorado Springs and seen really dirty shower pans.  Fiberglass shower pans are not only more difficult to clean than showers with tile floors but also make the dirt, grime, and other yucky stuff more apparent since they are white (well, supposed to be white). 
Here is a tip for getting your shower pan sparkling clean for showings and will make buyers say "wow, that is clean!" instead of "ugh, what is that stuff in the shower?"

Updating a home does not have to consist of a major overhaul or remodel.  Homes can look SO much nicer by doing one simple thing:  changing the hardware. 
If your kitchen cabinets look a little dated, try adding updated handles or knobs.  Cabinets can look really bare and boring when they do not have any hardware.  Change the hardware if the existing knobs on your cabinet are unappealing and dated.

I was recently speaking with another realtor in Colorado Springs and found out he was paying less than me to showcase his listings on Realtor.com. 
I contacted them today to inquire about it and found out Realtor.com charges realtors differently depending on how many listings they have had over the past year from the date they sign up for upgraded services on the website. 
After you sign up, they re-evaluate you the next year (on your anniversary date) and if you have had more listings, your monthly fee goes up.  Their pricing brackets go from 0-4 listings, 4-10 listings, etc...

When taking buyers through homes in Colorado Springs, they often have something to say about the property while walking through it:  "The paint on the walls is repulsive!", "I love the kitchen.", "What is that smell?", "I can see the neighbor's junk pile from this backyard!"
