We all know that working with short sale listings can be a tremendous amount of work.  Banks and sellers can be uncooperative while buyers often become impatient.  Sometimes I just want to pull my hair out when dealing with banks! 
Of course, agent commissions are also often reduced by the bank(s) involved in the short sale transaction and sometimes even more if an agent is working as a Transaction Broker. 
 
 
 
On February 24, 2009 Fannie Mae sent out an announcement to servicers.  Part of the announcement highlighted the negotiation of agent commissions:

There were a total of 499 single family home sales in El Paso County for November 2008. There were fewer sales in Colorado Springs last month when compared to previous months this year. Hopefully, the Colorado Springs Real Estate Market will see a better turnout for the month of December.

There were a total of 649 single family home sales in El Paso County for October 2008.  It's always interesting to see which areas of Colorado Springs, got the biggest piece of the pie.  Take a look below to view the total sales for major areas in Colorado Springs and surrounding areas. 
The Northeast area of Colorado Springs took the lead this past month with a total of 63 sales and the Powers area came in second with 58 home sales.  The West area of Colorado Springs came in last with a total of 16 home sales.

Sellers don't want to risk going under contract and taking their home off the market only to find out that the buyers are not qualified to purchase their home.  For peace of mind, many sellers require offers are accompanied by a pre-qualification letter to ensure that the buyer is qualified to purchase their home.  Is that really enough in today's real estate market?

When comparing the month of October alone, home sales have decreased since October 2005 (first data point along Y axis).
Interestingly, not only were home sales higher but home inventory was lower looking over previous years with exception of October 2007.
Home inventory did decrease in October 2008 compared to recent months and that is a good sign. The lower the inventory, the more balanced the market will become.

In order for a property that was formerly a meth lab to be declared "remediated", the owner is required to obtain a final clean-up report, including a statement signed by an Industrial Hygienist that the property has been cleaned in accordance with State standards.  
If an owner is selling a remediated residential property in Colorado Springs, it is not required for the seller to disclose that the property was previously a meth lab to potential homebuyers.  Additionally, once sellers have taken the proper action to remediate a meth lab, they have immunity in the court of law.

Nearly every transaction I have been working on lately whether on the buying or selling side, the roof has been an issue.
If you are buying a home in Colorado Springs, make sure your inspector goes onto the roof and inspects it thoroughly.  Believe it or not, there are inspectors who do not go on the roof to inspect it!  If the roof needs replacement and the seller is not willing to pay for a new roof, and you still plan to buy the home, make a phone call to your homeowner's insurance.

I have had a few sellers request I post showing restrictions in the MLS due to their difficult schedules or personal circumstances that complicated their ability to have the home shown.  Here is one example of extensive showing instructions an agent had for her listing:
"Do not lock deadbolt. Restricted showing times. Tues, Thurs, Fri after 5pm Saturday after 10am. Please give 24 hour notice. Turn off lights. Lock doors. Thanks for showing.  24 Hour Notice, Appointment Only, Restricted Hours"

I was scheduled a showing for a short sale listing that one of my buyers was interested in taking a look at a couple days ago.  Normally, the showing desk tells me if there is a lockbox or combo box at the property and its location. 
This time was different.  The real estate office told me to show and leave a card.  I asked about the lockbox and she replied, there is no lockbox just walk right in, the property is unlocked.

The Old North End is known for it's tree lined streets and Victorian Homes in the central area of Colorado Springs.   Many homebuyers who like the West side of Colorado Springs and enjoy being a little closer to the mountains, can also find Victorian style homes in Old Colorado City.
Contrary to what many people assume, "Victorian" refers to an era (1837-1901) not a type of home!  Over the years, people have generally referred to homes built in this era as Victorian Style Homes.

Everyone likes consistency and that is why Starbucks is doing so well.  Whether you are traveling to California or New York, you know there is a coffee shop where you can order your White Mocha just how you like it and it will taste the same as back home. 
I don't care for fast food but Carl's Jr has a loaded breakfast burrito that tastes really good.  The only problem is, there are times I order it and its missing something or is made incorrectly.  It is inconsistent.

I was trimming back some flowers in my garden this past weekend and noticed that identical flowers I had planted were very different in size.
 
Most of the flowers were planted in an open space of the garden so they were free to grow with nothing in their way.  Another identical flower was planted in what I thought was an open space but many large flowers came up and grew around it this summer (I just moved into this house and was not sure what perennials were planted in the garden).

Last night, we went with some friends to see the "Journey to the Center of the Earth" at the movie theater.  When Brendan Fraser (Trevor) discovered the center of the earth with his nephew and mountain guide, he said something along these lines about his brother, Max: 
"He believed in something that everyone thought was impossible...he was right!  He was RIGHT!"

I was showing some properties on Friday up near Cripple Creek and Victor.  We were out looking at land all day and our final stop was at a cabin for sale on 40-acres. 
The listing office told me the key was located on a gate in a combo box and gave me the 4-digit code.  It took a while to get there and once we found the property, there was no gate in sight.  I looked around the house and found the combo box on a water spigot.  I entered the code given to me and the box would not open.

Children are so creative and it seems like creativity diminishes as people get older. 
Why?  I think adults get caught up in the busyness of life.  Some people are afraid to release their creative side and consequently never try anything new. 
They fill their heads with thoughts like:  "I am not creative"......"I am not an artist so I can't draw"......"I am not a good writer so I can't blog"      
 
I've noticed when my creativity is stifled I have been working too much and haven't made time for a mental break.
