Gurus, Experts, Social Media Mega-SuperCalifraglistic Stars, Rock Stars, Technology Evangelists - Part 2 of 2 - 02/16/11 07:18 PM
Gurus, Experts, Social Media Mega-SuperCalifraglistic Stars, Rock Stars, Technology Evangelists Please read Part 1 or this post won't make much sense. This is part tongue-in-cheek, part parody, part truth, part funny (I hope) and part (again...I hope) a nod of yea, I hear ya, I feel your pain... So...if there are some vendors out there reading this, please keep the above in mind. This is not, I repeat, not a rant against vendors, in fact, this isn't a rant at all, it's no different than Jon Stewart poking fun at serious issues -- albeit he has immense talent to do (6 comments)

Cleveland Home Buyer Education Series: Future Resale Implications - 02/11/11 07:37 PM
Cleveland Home Buyer Education Series: Future Resale Implications Resale Implications? Say what? Sounds onerous, sounds negative, sounds weird, sounds vague…I'm still looking for a home to buy, not sell someday...gimme a break. I think that’s what I would think if I were to hear those two words for the first time. But, those two words can have a serious, future financial impact on you when it comes time to sell a home you are considering buying. How so? While there is no easy, cookie-cutter answer to this question, some things will be easy to understand intuitively, and others take an astute buyer’s (7 comments)
Cleveland Home Buyer Education Series: Documents Needed for Loan Pre-Approval - 02/11/11 04:22 PM
Cleveland Home Buyer Education Series: Documents Needed for Loan Pre-Approval I often get asked by Greater Cleveland Home Buyers:What do I need to do to get pre-approved for a loan? In order for a buyer to write a purchase offer to buyer a home, virtually all sellers will require to know the buyer has the financial capacity to purchase their home. The proof that the buyer has the financial capacity lies in buyer obtaining a verified pre-approval letter.Buyers often ask me what documents do they need to submit to a Mortgage Loan Officer (who can work for a bank, savings (2 comments)
Cleveland Home Buyer and Seller Education Series: Closing Cost Assistance - 02/11/11 12:13 PM
Cleveland Home Buyer and Seller Education Series: Closing Cost Assistance I often get asked by Greater Cleveland Home Buyers:Can the seller pay for my closing costs? I often get asked by Greater Cleveland Home Sellers:Why is the buyer asking me to pay for their closing costs?
When a buyer is purchasing a home, a buyer will incur costs that are required to be paid at closing. Closing costs such as lenders fees, title fees, escrow fees, and homeowner’s insurance can add up to 3-8K on average, depending on the particulars of a given transaction. The answer is either the buyer, (0 comments)
Ignoring good will or even purposely and unilaterally adhering to WIIFM (what's in it for me) to the detriment of good will can cause a transaction to fall apart, and the financial consequences can be severe sometimes, but almost always, emotionally gut wrenching at a minimum. Ignore good will at your own peril. Creating good will in a transaction is very important yet I find it gets little (0 comments)
The more things change...the more they remain the same - 02/01/11 12:12 AM
I just received a letter in today's mail from Fannie Mae -- you know...that Government Sponsored Enterprise (GSE), public, shareholder owned company with a PUBLIC MISSION. I used to live just outside of Washington, D.C. and took a bus down Wisconsin Avenue in Washington, D.C. everyday and used to pass by their corporate headquarters building and was wowed by their impressive set of brick buildings, and they had a reputation of invincibility back in the early 90s. As you will see in an excerpt from this letter, Fannie Mae specifically states:
