Of course you have! It is almost 40 years ago to the day that the Cuyahoga Rivercaught fire and made the national news. As history tell us, on June 22, 1969, the Cuyahoga River in Cleveland, Ohio caught fire after a passing train dropped molten steel into a slick of industrial waste on the water's surface, or maybe it was debris that had collected in the crook of the river that actually caught fire. So...you are a buyer who now has a valid purchase agreement on a home and you now need to schedule some inspections, notably the general home inspection, pest inspection, and perhaps even more extensive inspections such as radon, mold, water potability, septic, and the like. Regarding the general home inspection, please note the word "general." Agents oftentimes fail to inform buyers that a home inspection while fairly comprehensive in it's intent, is not a detailed inspection in each specific category (plumbing, electrical, mechanical, structural, land, etc.) A buyer often makes an assumption that an inspection is complete and thorough and a stamp of approval.

Okay, this may seem like planning overload here, but seriously, you may end up in a home for 2 years, 5 years, or even less than 10 years. So, if you are going to improve it, making design and material selections that are in tune with buyers' desires can have a huge effect (both good or bad) when you go to sell down the road. How can you plan for this? You need to stay current with what is important to homeowners, ignoring things that change every few years, like certain designer colors, carpeting, beadboard, etc., and focus on timeless things that never seem to go

Did you know that many real estate companies receive a kickback referral fee (whether they pass it along to their agents or not is their discretion) for a home warranty they recommend and it's perfectly legal? In fact, if you look at some standard purchase agreements from various companies, the language is written right into them. And although it is mandatory for an agent to disclose this referral fee, most of the time it is presented by the agent as a minor item which is just one of dozens or even hundreds of statements an agent makes when writing up a purchase agreement

Are you thinking of selling your home? Let me ask you some questions, if I may, about the last major vacation you took: How did you decide where to go? Who was involved in planning the vacation? How many hours were spent researching what you were going to do, where you were going to stay, what type of transportation was involved, how much the trip would cost, etc.? I would wager to guess the answer is more than 6 hours. So my question is, if you are going to sell your home, how long will you spend: Finding an agent? Preparing your home for sale?
