WOW! It looks like sellers took advantage of what was an unseasonably warm January/ the winter buyer traffic and listed homes early for the Spring. Increase in inevntory over last January is growing, but sales/ pending sales are not. It is still very much a buyers market.

In December of 2006, in the German Village Area priced over $140,000 there were:
198 homes active on the MLS. Note: the number of homes decrease significantly in December as that is when most sellers take thier homes off of the market for the winter. There were 175 homes on the market last December, there is an increase of 13% over last year's inventory. 18 Homes Sold. That is an increase from last month, only 10 had sold.
