A Columbus Dispatch article today says "Worthington Mall to be Sold"
The Dispatch article written by Marla Matzer Rose says there is a buyer for the local mall and it is a local person. The Columbus Dispatch says:
"Local developer Tom Carter and Morris Capital Partners of Texas announced a plan yesterday to buy the mall."
It sounds like the mall originally built in 1974 is going to be opened up... it was enclosed at some point.
Carter is quoted about the past...
"bad decisions by previous owners" contributed to the center's woes"
The slide show below was a few years ago... Victoria's Secret and Bath and Body Works were still at Worthington Mall at that point. Godfry's left, went to Polaris, Acorn is gone.

Columbus home sale prices are up...
OK I really am only looking at a micro area... in July 2010 Columbus Ohio 43214 average home sale price was up 16.4% from July 2009. That graph is for a slice of Columbus north of North Broadway up to the Worthington city line. The Colmbus Ohio 43214 ZIP code includes neighborhoods like Beechwold, Old Beechwold, Sharon Heights, Tremont Gardens, Chaseland, Delawanda Park, parts of Clintonville and more. Yet a pretty small area when you come right down to it.

Real estate is really, really local.

The graph shows list and sale prices for single family homes in the Columbus Ohio 43214 ZIP code for the past 15 months, home prices were up 16.4% from July 2009.
Columbus Ohio home sale prices are...
Macro? Homes in the City of Columbus School District? ooooh ick prices down 19.5%.
Macro er... a bigger area the entire area served by the Columbus Board of REALTORS® MLS sale prices of single family homes were up .6%
"All counties 0.6%" remember this is single family homes only, not all residential.
I believe all homes in the Columbus Ohio 43214 ZIP code are in the Columbus City School District. Best to check for each address what school district the home is in.
Closings in July 2010 were homes sold during the tax credits? Since the tax credits? A mixed bag? August will be interesting. September even more so.

A six year old home... Past is Prologue
Before you jump to any conclusions about who the Central Ohio builder is .... who did a bad job in installing the trim on this 6 year old home realize these home inspector photos are from out of state.
This is not a Central Ohio home. It could be.
Past is Prologue is a Re-Blog of a post from Jay Markanich in Virginia.
Jay inspected this home when the present owners bought it four years ago. Jay writes: "This was something my client was told four years ago that he needed to handle immediately."
If you bought a house in Central Ohio in the last year or four or five and the inspector told you to take care of some things... did you? Dig out the report now... Past is Prologue...
Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC): An interesting email came the other day. It was from a former client, for whom I had done an inspection four years ago. His house at that time was only two years old. All the window trim on the house was beginning to rot.
My comment at that time was that this was a lot of rot developing in only two years, and that it would get worse. I also suggested that since it was on nearly window that the problem was likely due to improper installation. At that time I was unable to see what could have caused it, but thought it to be the usual suspects. On my way home the next day this house was along the way, so I stopped by to have a peek.
 

I could have posted many more photos. So, what are the common characteristics?
1. Caulking is not meant to be wider than about 1/4". This is much wider than that!
2. Interior nails (or brads) were used. As they rust, they rot the wood with them!
3. The wood was not primed. Even if it was primed on the outside facing the weather, and I could see on some peeling windows that it was not, wood has 6 sides! All 6 sides need to be primed PRIOR to installation or it will not last.
4. The trim was just jammed into place, with large gaps. The miters and joints are not tight and merely filled with caulking.
ANYTHING NEW HERE? No, not at all. I see this every day. It is 7-11 construction at its worst (or best, depending on your angle...). It is a slap-up job by inexperienced people, working with little oversight.
Here's the big issue! ALL of the houses nearby are experiencing the exact same problem. I had noticed that 4 years ago, but the other houses weren't my focus then. Now we have a demonstrable pattern throughout the neighborhood.
The pattern, in my opinion? Improper product, improper installation. Of course, if contacted, the builder would claim lax homeowner maintenance.
But everyone has let this go and now the rot is migrating into the framing structure around the windows. This was something my client was told four years ago that he needed to handle immediately. It has been let go. By everyone. Now it has gotten dramatically worse.
I don't know where it will go from here. But I would recommend replacing the wood!
My recommendation: Sometimes home inspectors will point out conditions and suggest repairs that prevent future, more difficult, repairs. It is best to pay attention...

Via Debbie Gartner - Floor Coverings International (Floor Coverings International): Here are some tips to make your home look larger - from the perspective of your floor.
1. Use same flooring material and color across rooms. Whenever possible, continue that same surface across rooms. Here in the northeast and mid-Atlantic, hardwood is the preferred surface, and this by the way is one of the reasons we are seeing the trend to add hardwood to the kitchen - by continuing the same surface, you connect the space and it just looks larger. But, whatever the surface, try to be consistent wherever possible.
2. Use lighter colors. Lighter makes the space look larger. Same goes for walls.
3. Use wider planks. Wider makes the space look larger. Same goes for tile - larger tiles make the space look larger. (BTW, parquet hardwood makes the space look smaller, so stay away from this and stay away from small tiles)
4. Lay your floor on a diagonal. Regardless of whether you have tile or hardwood, this will make your space look larger as it carries your eye along the longest length (remember trigonometry - the hypotenuse is the longest side of the triangle). It will also make your space look more visually intriguing. Note: if your room or space is very rectangular, sometimes a straight lay across the longest length is a better option, but usually diagonal is a much better choice.
5. Declutter. The more you can see the floor and walls and space, the cleaner, neater and larger you space will look. Consider throwing away some of the knickknacks and maybe even getting rid of a piece of furniture. Won't cost you anything. Maybe give to your kids if they are in college or donate or sell on ebay.
Those are my thoughts for the day.
Oh, and below is example of some Brazilian Walnut on a diagonal. Not my first choice for area rug and in fact area rug is a bit too large for the space.

Channeling backbiting for the full effect - ActiveRain channels
ActiveRain's got Channels. When you write to consumers use Consumer channels. IMHO when you write to tell others on ActiveRain, they are liars use a Professional channel. By using a professional channel you are talking to the liars not about them.
If you were posting calling your competitors liars where would you post that? Would you post publicly to consumers that your competitors are liars? Rebecca Diamond of Keller Williams in Bryn Mawr PA did.

Backbiting - calling others in the industry liars, lazy, stupid
Rebecca Diamond calling other agents liars, is Pennsylvania real estate news. That's one of the new community pages on ActiveRain. Rebecca's post got featured as well, so it is on the ActiveRain dashboard, thats where most of us read it. The tone sounds as if Rebecca is talking to others in the industry, not just about them to consumers.
Rebecca chose a consumer channel to say Open Houses: Stop Lying to Your Client!

Wha t does ActiveRain say the channel the Home Selling channel Rebecca chose is about?
"How does one sell a home? What happens if you're upsidedown on your mortgage? How long does the escrow process take? The answers to these questions and more lie on this channel, created specifically to address those hard-to-answer questions that home sellers have."
Emphasis is mine to show talking to home sellers.
Confused by Channels? You should use consumer channels to talk to the General Public. Professional channels are for talking to those in the industry.
This post... I am talking about using ActiveRain channels... It's professional.
What professional channel do YOU use for calling others in the industry liars?
Backbiting could go in the ActiveRain channel if you are talking about ActiveRain members being liars. Or the Networking channel? Or perhaps the Offline Marketing Channel? All professional channels, for talking to others in the industry.
If I wanted to tell consumers in my community that real estate agents are lazy, liars, etc. I would use a consumer channel... and change the language to talk to consumers.
Or not....

There are 166 Real Living HER Open Houses on the list this week.* The list is the Real Living HER Open House List.
A little less than the last few Sundays... Central Ohio kids are back to school. Or most... seems like one Delaware County School went back late...
Last Sunday "there are 208 homes on the list NOW"
August 15, 2010 "The Real Living HER Open House list says there are 203 properties on the list this week."
Next weekend is Labor Day so there will probably be less open houses on the Real Living HER Open House List than usual.
Is Columbus a buyers market? It is a good time as a buyer to look at homes. It's a buyers market in most Central Ohio communities... not all.
The Real Living HER Open House List
The one and only Worthington home on the Real Living HER Open House List at this point is my listing at 1344 Snowmass Rd. Columbus OH 43235. That could change though... the Real Living HER Open House List is in real time. Someone could list something new and that could change. An agents Sunday plans could change and the number could go up. A house could sell before the scheduled Open House and the seller and agent could say "Hallelujah" and cancel the open house.
September 12, 2010 will be Real Living HER's third Second Sunday Open House... for some reason that reminds me of our Fifth Third Bank.

Via Sally Dunbar Fair Oaks Homes for Sale (Lyon Real Estate, Fair Oaks ('burb of Sacramento) CA): If you have ever had an FHA loan, Uncle Sam may owe you a refund. HUD has been stepping up efforts lately to identify people who have a refund due, but have not collected. "Could that be me", you ask? Let's find out.
Go to HUD's website at www.HUD.gov and look for the FHA LOAN REFUND program. (You guessed it, my link will take you right there!) Enter either your name or your FHA case number, and you'll find out.
"How could this happen", you ask? Maybe there was money due from an impound account, but after your escrow closed, you moved. This money might be sitting in the government coffers collecting dust, and they want to give it back.
