This graph shows the inventory ( the supply of homes for sale in Franklin County for the past 15 months) through October 2011.  In my opinion this graph looks like the market is improving.  Of course you have to look at a lot more than inventory.  Six months of inventory is a balanced market, not a seller's market, not a buyer's market.  7.7 months for the county is not bad.

The graph is for all homes for sale with a Powell, Ohio 43065 mailing address for the past 15 months. There is 8.4  months of inventory (Powell, Ohio 43065 homes for sale) based on October 2011 sales.  Compare that to  10.6 months of homes for sale a year ago.

This is an old Real Living ecard.  A Thanksgiving ecard from Real Living before the merger.  
The Real Living real estate brand started in 2002 in Ohio with three Ohio real estate brokerages including HER Realtors in Central Ohio.  In 2010 Real Living merged with GMAC Real Estate (taking the Real Living name.)   This ecard is a remnant of the time between 2002 and 2010 when Real Living was based in Columbus, Ohio.  I have a stash of old ecards that look like the old Real Living, different.

Inventory typically declines in the fourth quarter in our area because of the holidays and because of weather.  It can be a good time to put your home on the market, less competition.  I think you can see between November 2010 and December 2010, the seasonal trend.

The Columbus Board of REALTORS announced to members, the media and the public yesterday that home sales were up in October 2011.   Quoting the Columbus Board of Realtors:
"Home sales in central Ohio home have exceeded 2010 for the last four months according to the Columbus Board of REALTORS®. The 1,543 homes sold in October marks an 8.6 percent increase over the 1,421 homes sold in October of 2010. Home sales in September were up 16.6 percent compared to the year before."

Have you run into moss on your roof?  I would think it would be more common in MN and cooler northern states in the Great Lakes area  than in Ohio but I have seen it here on homes with a lot of tree cover.  We certainly get enough rain...    Visit home inspectors in the Pacific Northwest's websites if you want to see moss covered roofs.

Southern Delaware County Ohio likes Halloween, I had a  BIG day on an ActiveRain Outside blog....
This is traffic on my southern Delaware County Ohio homes blog, an ActiveRain Outside blog.  According to Google Analytics for the url (http://sDelawareCoHomes.com ) on Monday there were visitors... most for "Trick-or-Treat" info. The traffic was for Halloween posts, in particular "Trick-or-Treat" posts. 
Over 300 visitors....
Way more visitors than ActiveRain traffic on that post.  Do you understand why an ActiveRain Outside Blog gets more traffic than … (2 comments)

Extreme Makeover: Barn Edition -  Delaware County Ohio Custom Home Builder - New  England Homes office at 5191 Columbus Pike (State Route 23) went through a huge makeover earlier this year. 
The "mugshot" of the house that became a barn in 2011 from the Delaware County Auditors site shows a two story stone front home with a front porch. Here goes...

Even in the mugshot, it's an OK looking house....  the house was built by Nelson Homes in 1990 according to Delaware County, Ohio property records but it somehow seemed older, more like a 1980s home. I do not believe … (0 comments)

It's nearly 9:00  PM EDT on Friday, November 4, 2011... the first Friday of November.  I needed to post a Furnace Filter Friday post at some point today...  Wouldn't you think being November I'd find a good furnace post from a home inspector in November? Nope James in CT wrote about air conditioning this week.  The East Coast was hit by that  freaky "Nor’easter" last weekend...

As you can see there were 11 condo sales in Worthington in September compared to a total of 4 Worthington condo sales in September 2010.  The 100 condos for sale in September 2011 are down considerably from the 124 available in September 2010.
