Zillow... where's Cinci?

Hey Zillow where's Cinci? I am not asking geographically I got that down. I am asking why Zillow does not have Cincinnati information among US metro areas. Just wondering. I am trying to follow Spencer R's instructions for comparing foreclosures to falling home values for Columbus. Cinci being missing should NOT really concern me, yet I went out to dinner Saturday night and had a conversation about Zillow and Cinci being missing....

Zillow's got Columbus!

I live and work in Central Ohio.... Columbus the center of the Buckeye state.

The three biggest cities in Ohio starting with C's sometimes confuse folks from out of state. Cleveland is up north on Lake Erie, north eastern Ohio.

Cincinnati. I learned to spell Cincinnati when I lived in Dayton, north of Cincinnati. I think when I lived in northeast Ohio in Akron I would have just doubled both n's and the t to be sure. That was pretty much before spell check.

Cinncinnatti makes it longer... Or maybe it was that I alternated Cincinnati with Cincinatti.

Enuff spelling it's just easier to call it "Cinci."

Cinci is in southwest Ohio, the metro area includes some Indiana and Kentucky population I believe. Is that why Cinci is not on Zillow?

The Pretenders 'My city was gone' was about Akron Ohio. "hey, ho, way to go Ohio" Zillow has Akron and Dayton among it's Metros... maybe Toledo too? No Cinci.

Cincinatti is missing from Zillow. Cleveland gets two Metro areas on Zillow and Cincinnati is gone?

Zillow where's Cinci? I like to compare the three biggest cities in Ohio

I am trying to follow Spencer's instructions on this post

What caused the foreclosure crisis: Lax underwriting or falling home values? and I can't see the other metrics... Spencer refers to either. Spencers says:

"One tip for you on how to use Zillow data to look at some of this info... Go to the "Local Info" tab on Zillow and type in a city, state, neighborhood or county in the search bar. They click on "home values" on the left side. Click "more metrics" on the left side and they look at the two foreclosure metrics -- "homes foreclosed %" and "foreclosure re-sales". You can then embed the graphs into blog posts."

As you can see in the graph above Ohio cities Metros are affordable in Comparison to US .

Central Ohio real estate market news

comparing Ohio, Columbus and three Central Ohio suburbs, Dublin, Westerville and Worthington, home values, not sale prices, but home values. I want to look at foreclosures! I will try again.

In related news Indiana is gone... Zillow has no info on Indiana either. If you paid attention above AND know your states, Cincinnati is in the southwest part of Ohio, Cinci borders Indiana and Kentucky. I tried to compare Ohio to surrounding states and Zillow broke the news to me they don't have info on Indiana either.

Worthington area history

Worthington area history - Flint Ohio

This property is NOT for sale. This is strictly about the homes history.

The area known as Flint in Ohio was a village north of the Village of Worthington, both villages were in Sharon Township.

The Park Road area and the area which was Flint are part of the Worthington City School District.

According to Worthington Memory the former Flint Train Station was moved from the railroad tracks on Park Road in the 200 block almost to Worthington Galena Road. Worthington Memory gives the address of the house as 525 Park Road.

I have known this house for years, I never knew it was the former Flint Train Station though, when I saw the picture of it on the Worthington Memory site I recognized it right away. The picture (link above) of the Former Flint Train Station on the Worthington Memory site is so much better than mine, here...

Sadly the auditors photo of the former Flint Train Station is better than mine. That is really sad.

Worthington area history - Flint

The Worthington Memory project's exteded information about the property says of the former Flint Train Station:

"It is the former Flint Train station, built around 1870-1880. It was moved from its original site by the tracks in the early 1930's to what was then the McElvane Orchards."

The auditors site says the house was built in 1920. Records are kind of garbled. Transfers only go back to earlier this decade (2001...) and the address has changed. More than once? Twice since the late 1990's? This property and the house east of it were both on large lots. The land was developed into a neighborhood earlier this decade. The numbers on the houses on Park Road may have been changed because of the new houses in the Worthington Trace subdivision.

NOT for sale

NOTE: the former Flint Train Station is not for sale. It is owned by the developer.

Was there an address change? The home which is owned by a real estate developer was in the MLS

Address: 575 PARK RD (1999 and 2001 on the market)

Address: 533 PARK RD 2002 on the market

I saw the former Flint Train Station when it was on the market in 2002. I did not have a clue about it's history at the time. The Worthington Memory site says there is still a ticket window in back (I wonder if the back is between the house and the garage.) I don't remember a ticket window but I remember the house was different but I did NOT see that it was a former train station. I can see it now. A little country train station. I can see that it was a train startion more from the side now. I can see it in the shape of the roof line. I can see the train station in the eaves.

I think there is a one story addition on the back which is not original. I am not sure the front porch is original to the former Flint Train Station either. The long building would have been parallel to the train tracks in Flint I believe.

The real estate industry - blaming the victim

In reflection let's blame the industry or at least the El Dorado Hills Realtor community.

Mike West of Heritage Oak Properties in El Dorado Hills California has a post with pictures of a short sale home that was vandalized.

The pictures are very disturbing.

I am sure seeing the vandalism in real life would be devastating.

Vandalism is a crime.

The title (YES! Mike is screaming):

"HOW WOULD YOU LIKE YOUR LISTING TO GET TRASHED OR HAVE YOUR BUYERS TRASH ANOTHERS?

Well NO Mike I would not like to have a listing trashed.

MY buyer? I would feel horrible if someone I introduced to a property (this was NOT a buyer) did that or anything to damage someone's property. If a window or door was left open during a showing it was in fact a criminal looking for a way to get back in to the home to vandalize it. It is a criminal in buyers clothing.

Criminal in buyers clothing does not equal buyer.

Vandalism is a crime.

I can understand Mike's disappointment. His buyers are waiting for an answer from a lien holder on the short sale on a vacant property.

I can really understand his buyers disappointment over the vandalism.

I don't understand this statement:

"Had the agent involved been more diligent, they may have caught the unlocked window and prevented the incident. It certainly does not make the Realtor community look very responsible."

Mike is blaming his El Dorado California peers for the for the vandalism. Is Mike blaming the listing agent? A showing agent? Someone who held the home open? "the Realtor community"?

Mike is sure the vandal came in as a buyer during an open house, or on a showing appointment and left a window open. The agent failed to find this and foil the vandals attempt

The key... keys

There are lots of other explanation for how the criminal got in.

Were the homes locks changed when the sellers vacated the home?

Neighbors with keys (not necessarily the adults but their teenage progeny)

Service people (someone with a grudge over a bill left unpaid as the sellers vacated the property, or just losing the sellers business because of circumstance.)

I am not blaming the seller, either just saying there are usually keys floating around.

An agents mistake - the El Dorado Hills Realtor Community

Yes it is possible an agent in El Dorado Hills made a mistake but why reflect that on all the agents in your market? If a door got left unlocked that was a mistake. If a criminal entered the house during a showing or an open house to unlock a window and an agent did not check the windows.... it is a shame but we really don't know that happened.

I can understand Mike's disappointment and anger but I don't get blaming the vicitim. The seller is the victim but so is the listing agent and the real estate brokerage.

The real estate industry in El Dorado Hills California Realtor community is a victim of the criminal act that Mike is describing.

When you buy, rekey or change the locks.

Good advice for buyers that I may sometimes forget. This is a Re-Blog of a post from Tammy Lankford of Lane Realty in Lake Sinclair, Georgia.

I say... Change the locks no matter what, you never know WHO had a key. A comment on Tammy's blog from another real estate agent said change the code on the garage door too... more good advice!

Via Tammy Lankford/Broker (Lane Realty) Lake Sinclair :

At a closing on Monday I was the listing agent and the property was a foreclosure. Sometimes I don't attend these closing, but from time to time there will be a document that I have to sign or some original bill or I will have to carry the Earnest Money check from my trust account. And the keys of course. The buyers always like it when they can leave closing and go to their new home and get inside.

The closing on Monday went smoothly and when all the documents were signed the attorney left the room with them to make appropriate faxes of buyers signature to the seller and get the checks ready for disbursement. During the time when the attorney was out of the room the selling agent gave the buyer a gift. It was a really nice engraved key chain. He turned to me and asked if I would pass the keys.

Of course I did, but I also suggested to the buyer that he re-key or replace the locks. This home went into foreclosure several months ago and at the time I listed it I had it re-keyed. Then late in the summer it was placed with an auction company. The bank required me to give the auction company a copy of the key. I did. It didn't sell at auction. Then in November the bank was in the process of placing it with a different auction company and although they never got an actual key from me, they did get the lockbox combination and have access to the key.

Sometimes when a property is a HUD foreclosure it's keyed the same as all the other HUD foreclosures in the state. I have a "HUD KEY" that gets me into many different homes. Can you just imagine how many homes that are no longer listed, but have been purchased and are occupied that my key still fits? The Fannie Mae foreclosure I had earlier in the year gave me a key number to have it re-keyed to. So I'm thinking they all have the same key also. Again... I still have that key. Now I'm not going to do anything bad or illegal with my keys, but you never know when I might get hit over the head and someone take my keys.

So even though it wasn't my buyer, I spoke up and urged the buyer to change the locks or have them re-keyed. It just makes sense to me for your own peace of mind to go to the expense of doing this when you are likely making one of the largest investments you will ever make. If it is my buyers I always recommend, even with a private sale to change locks or re-key.

Sometimes family members have key copies that are never collected, sometimes even neighbors. It's a minor expense and well worth the investment to protect your home and your family.

And if you are one of those people who just really must have a hid-a-key at your home because you lock yourself out occasionally I don't recommend a fake rock or that you hide it in the grill or under the mat or under the plant by the door. They sell lockboxes at Lowe's and Home Depot for about $30 and that's a much more secure way to have a key outside your home than in a fake rock.

To me putting a fake rock with a key next to your door is like leaving your car key under your windshield wiper while you grocery shop. Your home is your castle, and while maybe a mote isn't needed, I really think you should be smart about your key.

Worthington area - Flint

Flint was a little "village" north of the little village called Worthington.

The 'Top of the Flint' (the Pub... upstairs?) at 225 Park Rd. Columbus Ohio 43235 is a place of legend...

The Flint Carryout is there just west of the railroad track. I never really thought of Flint having been a train station, or pondered why it says FLINT on the front of the building. Or a post office but I am sure it was. Most of the land around it would have been farm land before much of the land in the Far North Columbus area (outside 270) was annexed to the City of Columbus.

Train Station Building?

The building that houses the Flint Carryout does not have that old fashioned train station look. It is a big two story brick building.

The ForgottenOH.com entry on Flint has it's own pictures of the building at 225 Park Road Columbus, OH 43235 and says:

"One of the old train station buildings, pictured above, still stands alongside the tracks. It's the most identifiable remaining piece of Flint for the simple reason that the name of the town is written across it. As you can see, it's spelled out in white block letters in the bricks of the street-facing wall."

but then ForgottenOH.com says:

"According to an e-mail I got, this building dates back only to the 1960s, and was at one time home to a store called Crowner's."

Forgotten.com is NOT a blog, can't leave comments, that is why someone emailed the writer.

Wrong.. not the part about Crowners, I had never heard of Crowners... so I can not contest that but the part about the Flint building dating back to only the 1960s. I had to look that up. According to the Franklin County Auditor the building was built in 1890 and remodeled in 1945.

The Crowners owned the building from 1920 into the 1970s according to the Franklin County Auditors records.

The building at 225 Park Road Columbus, OH 43235, just east of Flint Road never looked like a 1960's building to me. I first saw the Flint Carryout back in 1989, if it was the Flint Carryout then... I remember distinctly being lost in the area and trying to find my way back to Worthington. The brick building looked like an old building then. Older than 30 years old.

1960?

Or is ForgottenOH.com saying the old building has only been the Flint Carryout since the 1960's? That I'll buy... but that would be amazing.

Or the Pub upstairs is from 1960?

Even more amazing I have never been inside. Well to me anyway... I don't expect you to be amazed by that... this is not about me.

I did not go in today.

Worthington Historical Society

The Worthington Historical Society has some information about the Flint area. Flint is an interesting area. A couple of the houses on Flint Road have interesting backgrounds.

Much of the surrounding area has been annexed into the City of Columbus today. The Village at Worthington subdivision is in the City of Columbus, as is Christopher Woods. The Sanctuary which you enter from Route 23 but backs up to the ravines west of Flint Road is in the City of Columbus. There's still some unincorporated (Sharon Township) there too. The Flint Ridge Terrace neighborhood is in Sharon Township. The whole lot is in the Worthington City School District.

P.S. I found the old Flint train station. Right under my nose. The Worthington Memory site is full of answers. It says the building pictured here is even older than 1890. I wonder if the original building was razed and this "modern" building replaced it in 1890.

Light is important in Central Ohio too as we get close to the longest night of the year, the Winter Solstice.

During these cold, dark winter months in the Seattle area, it is important to welcome prospective buyers to your vacant home. The exterior lights should be on timers so they are on at dusk and off at day break.

Interior lamps (not overhead lights) should also be on when it gets dark outside. We suggest leaving the lamps on 24/7 or put them on timers to go on around 3 p.m. and off about 10 p.m.

Buyers will often drive by your listing prior to scheduling a tour. If your house looks warm and inviting, a positive first impression has been made.

And remember...keep the temperature comfortable, no lower than 66 degrees. A cold house will send buyers fleeing back to their warm car!

The Question - talking to consumers via ActiveRain

A real estate "guru" emailed me yesterday and asked me when I was going to write an eBook to talk to consumers.

The Answer - Probably never... but thanks for asking.

The question comes from a behind the scenes conversation that is anchored to the post titled

"The ActiveRain heresy from Ross Hair @ #VREBC"

The ActiveRain heresy is that ActiveRain is a place to talk to others in the real estate industry.

Ross Hair is a member of ActiveRain.

In his VREBC (virtual rebarcamp) session Social Media Mind Map Hair said:

"Active Rain is one of my favorite social networks but never forget that it’s primarily a community for real estate professionals. You’re basically interacting with other real estate professionals and not your customers. You need to branch out of Active Rain and into other social networks if your goal is to close more business."

Did Hair not notice ActiveRain's consumer channels?

How can you miss all of that?

Yes I am talking to you right here, right now about ActiveRain but most of my content is consumer content and it shows up in Google and other search engines. Would I have more business from it with an eBook? ActiveRain's Brad Andersohn has at least one ebook how to post.

I don't need no stinkin ebook to talk to consumers

OK so maybe someday I would do... could do an ebook... about home buying or home selling or who knows...

Based on the #VREBC session and Hair's Social Media Mind Map (link above) which I have read (and reread once I got over my shock about the ActiveRain heresy.) I believe the point of writing an eBook is to harvest email addresses so you can then use email marketing to talk directly to "the prospect" via email because you can not sell something via social media (ActiveRain / Localism / AR Outside Blogs / a WordPress blog / another blog / Facebook / Twitter.

I think it is more aggressive... to capture email addresses and start an email campaign... Some might say "SPAM" consumers.

While I have never written one an eBook is a nice accessory IMHO. You don't need necessarily need to add an eBook or anything to your ActiveRain consumer content.

Am I missing something? Do I need a stinkin ebook to talk to consumers? Do you? Have you written an ebook for consumers?

Columbus Ohio homes on most overpriced list?

How can Columbus Ohio homes even be on Forbes - Where U.S. Homes are Most Overpriced list?

Columbus Ohio Average Sale Price $164,268 (year to date official average price per the Columbus Board of REALTORS® through October 2009) for the Columbus Ohio MLS (the multiple listing service, real estate agents are members.)

Columbus Ohio homes - Clues ...ah ha it is price not value...

My first clue? California cities are on the bottom of the list. Cities like San Francisco, Sacramento, San Jose... while I don't know their official average price or even their median home price, I know it costs more for homes in California than Columbus Ohio. Seeing those cities on the bottom of the list was puzzling.

Another clue Detroit and Cleveland are on the list above Columbus.... They rank higher for being overpriced than San Francisco? How can Detroit MI be over priced?

The top 40 metropolitan areas in the US made the list. All big US cities are on this list. Columbus is number 26 out of 40 on the list from Francesca Levy of Forbes.com

Overpriced has to do with list price vs. sale price NOT home value.

Whether the list price was reduced, if you look on the list Columbus Ohio homes were pretty consistant, but are 14 in the second column which is price reductions.

Home pricing. If at first you don't suceed try, try again?

I am still confused by the last column on the Forbes list. Case Schiller... Columbus is 25 in that ranking. Columbus is NOT on the Case Schiller index.

Most of the information comes from Altos Research which DOES not get their info from the MLS's or real estate associations... I don't really get that either... I like Altos but I don't get how their data can be accurate.

The Forbes ranking says:

"Properties in these cities stay on the market longest, and sell for less than asking price."

Or city number one in the ranking (Orlando Florida homes followed by Miami homes and Jacksonville homes) "stay on the market longest, and sell for less" than homes in the other top 40 metropolitan areas, including Columbus Ohio homes.

It doesn't tell you a thing about home prices in markets other than the top 40....

It doesn't tell you why homes in California are priced closer to sales price than Florida homes.

What does it tell you?

Central Ohio real estate agents and sellers price homes better than Florida real estate agents and sellers but not as good as California real estate agents and sellers.

California real estate agents play darts better than Florida real estate agents? Central Ohio real estate agents ....

Zillow Announces Rental Listings!

Central Ohioans need help when it comes to finding rentals. And landlords need help to find renters.

We do NOT handle rentals in the Columbus Board of REALTORS® MLS.

I have an investment property in Florida. In the last three years, twice I’ve listed it for sale. Twice I’ve ended up renting it. Twice I’ve relied on my agentto help me with the decision making that took me down this path to simply get the home occupied. It is a big reality that today’s real estate market is forcing many people, like myself, to wear the landlord hat because of market conditions.

Today I am excited to announce that Zillow is expanding its marketing services to not only include homes FOR SALE, but now also include the ability to market homes as being FOR RENT.

Zillowhas always been a little different than other real estate sites because our foundation is a data base of ALL homes, not just homes that are currently on the market. Today we have about 93M property records on the site, with about 3.6M of them having been flagged as being for sale. Because of this, we get people in all stages of home ownership, from renting to buying to owning.

According to the U.S. Census American Housing Survey 2005, there are 34M rental households in the US, with 53% of rentals being 4 units or less and 30% being single family homes. And when we look at the 8M+ people that visit Zillow each month, nearly 1M of them are exclusively renters with untold others “on the fence” on whether to buy or rent.

So what is Zillow’s new product?

Zillow offers a Featured Rental Listing for just $9.95 for 180 days. Featured Listings are sorted to the top of search resultsand receive six times more views than non-featured listings.

Rich rental listings can be created with unlimited photos and detailed property information, and you only have to post this information once for up to 180 days.

How will people find my Rental Listing on Zillow?

Of course we’ll have the standard search, but we couldn’t just stop there.

Zillow has built the industry’s first search by monthly payment– allowing users to simultaneously search for homes for sale and for rent based on a monthly payment they can afford. (monthly payment on homes for sale will be calculated using that day’s mortgage rate for a 30-year fixed mortgage rate, assuming 20% down)

Zillow’s goal is to help people make intelligent and informed choices in all stages of life – whether they are renting, deciding whether to rent or buy, shopping for a home today, refinancing, remodeling or just dreaming. Worthington News

A photo taken for the Worthington News by Don O'Brien who grew up north of Worthington. He lived on W. Wilson Bridge Road which was out in the country in the 1930s, and 1940's.

O'Brien was a senior at Worthington High School in December 1941, when he took the photo he labeled "After the Pearl Harbor Attack. " A recent addition to O'Brien's Flickr Photostream he says of the photo:

"These are the first enlistees from the Worthington, Ohio area being sworn into the Navy. I photographed this event for the Worthington News."

Anyone recognize a father, grandfather, great -grandfather as a young man from the Worthington area who went off to World War II?

The homes in this market report are just those in the City of Powell. This does not include homes in townships with a Powell mailing address. There is a margin of error though. Powell seems like an area that more listing agents seem to be oblivious to the fact that homes in unincorporated areas are not in the municipality.

The Columbus Board of Realtors is doing away with MLS (multiple listing service) areas though, and I did use the Powell mls area. This may be the last one I am able to do this way!!!

Hmmmm it seems as if the 43085 ZIP code is more Worthington OH 43085 than Columbus OH 43085, 83.33333% of the sales in the ZIP code are in the City of Worthington.

An offer is an offer. I don't mind low offers. I certainly have written a couple.

But ... these days ... Sellers are more educated and price according to the market and possible financing conditions for Buyers.  So we have great home prices right now!

Having said that, there are Buyers out there who still want to "just try" or "let's see what happens" or "doesn't hurt to ask" when it comes to making offers.

The reality in the reality of the this market: there is always a chance a low offer will be accepted. But the odds are higher that you'll lose the home of your dreams if you decide to "test the market".

Here are some things to keep in mind when making an offer:

Inventory matters - negotiating power is directly correlated with the number of homes on the market - especially to how many are for sale - or not for sale - near the home you love.

Study the prices homes actually sold for - it's what appraisers will be looking at and it could affect your financing options.

Review the listed price - is it a really good price? If it is - chances are - you and about five other people will be making an offer.

Trulia.com reports that on average 24.7 percent of home sellers dropped their prices within a month on the market. Typically, when a Seller drops the price - they aren't willing to go much lower.

National studies report that on average, since July of this year, home sellers negotiated their price by about $6,500. And often, that includes Seller concessions.

If you really want the home, if you really want to make an offer - you will pass if you study ahead of time and are prepared!
