One step in finding a home is to find YOUR agent. 
If you are looking to buy your first home, single family home or condo "CONTACT YOUR REALTOR®"
The thing that may confuse you is that there are so many agents.... you call the number on the sign.  Is that licensed real estate professional YOUR agent?
You go through an open house and meet someone and call for more information, is that person YOUR agent?

Ohio college grads or students surveyed wished for a state grant for a down payment on a house....
Ohio college students reportedly said:  "more students would stay put if there was a state cash grant for a down payment on a house or a state income tax credit for those who stay in-state for ten years."

Are you a Central Ohio first time buyer?  You may be even if you have owned a home previously.
Not a big Madonna fan?  Me either but when I read the chart about the First Time Home Buyer Tax Credit the song starts playing in my head. You know the old song I am referring to though don't you? 1984?  Wow 25 years ago...
The lyrics to the song go something like...
"Like a virgin
for the very first time...
like a vir-ir-gen"
Maybe there are other lyrics.  If so I don't know them. Found 'em...

Or your "up to $8,000." (It is a 10% tax credit.)
First Time Home Buyers Tax Credit
Breaking News from the National Association of REALTORS® Mid Year meetings:
"The biggest news was HUD Secretary Shaun Donovan’s announcement that funds from the $8,000 First-Time Home Buyer Tax Credit would be available for FHA financing, which would permit home buyers to monetize their tax credits for down payments. He promised additional details about this in his keynote address. Stay tuned for more info!"

Buying a home should not be scary for first time home buyers or others....
Long ago it was customary for all agents in a transaction to represent the sellers.
In Ohio at the first appointment you should be provided with an Agency Guide to Relationships by the real estate agent. It provides their brokerages agency policy. 
It is a disclosure.
If you contact the listing agent, you know of course that they are representing the seller.  No surprise there, right?  If you visit a builder the builders representative  is looking out for the builder's interest.

In this age of TARP (toxic asset something or other) and other new acronyms creeping into jargon each day, is it becoming harder and harder to talk to one another?
I was using BPO in a conversation with a past client recently... more than once.  He had to ask. Mea Culpa (forgive me.)
What is the Columbus MSA?  After posting a couple of posts about home values recently I wondered if everyone reading would know what the Columbus MSA is. 
Some will. 
Some won't.

Yes the short sales can be tempting. 
In some neighborhoods you can find NON Short Sales priced very similarly.
