new construction: New Construction: Rain, Rain Go Away? - 12/05/11 08:11 AM
Rain, rain go away but not until after the home inspection.
Jay a home inspector in Virginia talks about doing an inspection on new construction and the importance of proper grading.  A rainy day is a great day for a home inspection on an existing home or new construction.
Thanks to Jay for allowing his post titled 'In New Construction, This is Not  Good Sign'  to be Re-Blogged.

new construction: Extreme Makeover: Barn Edition - Delaware County Ohio Custom Home Builder - 11/07/11 11:44 AM
Extreme Makeover: Barn Edition -  Delaware County Ohio Custom Home Builder - New  England Homes office at 5191 Columbus Pike (State Route 23) went through a huge makeover earlier this year.
The "mugshot" of the house that became a barn in 2011 from the Delaware County Auditors site shows a two story stone front home with a front porch. Here goes...

Even in the mugshot, it's an OK looking house....  the house was built by Nelson Homes in 1990 according to Delaware County, Ohio property records but it somehow seemed older, more like a 1980s home. I do not believe … (10 comments)

new construction: You Can't See What You Can't See! Get A Pre-drywall Inspection! - 04/17/11 07:04 AM

Jay is in Virginia so probably too far to come help you with a pre-drywall inspection in Lewis Center or Powell.
There are a number of very, very good home inspectors in Central Ohio, let me know if you need a name.  It is important to look out for your interest before the dry wall goes up.
Thanks to Jay Markanich in VA for allowing his post about the point of a pre-drywall inspection to be Re-Blogged,

"the current real estate crisis"
Thanks to Richard Weisser in Georgia for allowing his post about shoddy construction to be Re-Blogged...
Decisions, decisions, decisions.... where to post this?  Worthington Old and News?  about Worthington real estate?  Or Discover Columbus Ohio about Columbus Ohio real estate?  I'm going with Worthington Old and News... a community that has cherished and cared for the old homes over the years... yes there have been some foreclosures in Worthington, even Old Worthington in the past few years.   Not as many as in other parts of Central Ohio.

new construction: New Albany Area, New Columbus School? - 12/13/10 08:27 AM
Is the "New Albany area" going to get a new school?
Not the Plain Local School District but the area near New Albany (with New Albany or Westerville mailing addresses ) but in the Columbus City School District.  The area is described by the Columbus Dispatch as a "Win-Win Island."  New Albany area residents (northeast Columbus neighborhoods in the Columbus City School District)  go to schools which are a distance away. The children attend schools in Columbus schools which are (is?) on the other side of the Westerville City School District from their Far Northeast Columbus neighborhoods.

new construction: Don't Turn On The Furnace - 11/26/10 08:50 AM

It's Furnace Friday on my blog... because Friday there is always a post for consumers about furnaces, unless I forget like last week. This is a Re-Blog of a post from Jay Markanich a home inspector in northern Virginia.
This one is about a furnace in a new build.  Thanks Jay for allowing the Re-Blog.

new construction: Trampo-Floor! - 08/15/10 08:42 AM

As promised on a comment on Jay's original post... I am Re-Blogging this Virginia home inspector's post for Columbus Ohio home buyers.
Jay write's
"this was certainly the work of Sawman. HVAC guys have a tendency to, um, move things out of the way of duct work they want to install! This case was no exception."
Sawman hits Central Ohio homes under construction occasionally...
Jay writes  "This is NOT "normal."
Sometimes you don't even get "Trampo-Floor" to tell you to have "phase" inspections of new construction... Thanks for the fun post Detective Markanich.

new construction: Could you Live in 89 Square Feet? - 07/19/10 06:58 AM
Thanks to Rich Edgley for allowing his post to be Re-Blogged.  Watch the video, could you live in 89 square feet?  Have you ever been in a Rush Creek house, the Usonian community in Worthington? Rush Creek Village homes are way bigger than 89 square feet.  Huge in comparison to the homes being built today.  The connection is the design principles of Frank Lloyd  Wright.

Today I watched a video on home trends filmed at the 2010 International Builders Show. I confess, you may not want to click it -- it's the type that reminds me of Charlie Brown's teacher. With HGTV, why did I click that? Way too press … (4 comments)

new construction: Termites, Please Come To My House! - 03/18/10 02:02 AM

We have a lot less brick here on homes  in Central Ohio than they do in Virginia where Jay inspects homes but looking out for wood forms from the construction process that could be welcoming termites into your new home is  a good idea.
This is a Re-Blog of a post by Jay Markanich.
Thanks Jay for the construction lesson and for allowing the Re-Blog.

new construction: Tartan Ridge 2009 - New England Homes - 07/11/09 05:35 AM
The 2009 BIA Parade of Homes at Tartan Ridge in Dublin starts today.  Last night was the Preview Party... I've only gone to the preview party once over ten years ago and I was "the help."
I took this photo of the New England Homes Parade house earlier in the day Friday... if you look really, really close there is a big blue garbage can on the front porch, right next to the door of the New England Homes house.  There are also a pile of shoes by the front door.
Actually it is a great front porch. They have it … (8 comments)

new construction: Do You See What I See? - 07/01/09 06:57 AM

This is a Re-Blog of Jay Markanich's post...   if you bought new construction in Central Ohio in the past 11 months you may want to get an "IR inspection"  of the home.
Jay's recommendation:
"My recommendation:  If you can get an IR inspection on a house, do it before the one year warranty walk through."
I Re-Blogged Jay's post about missing flashing on a home he inspected:  Here Flashing, Flashing, Flashing too.
Jay's infrared photos in this post are of another home in the same neighborhood with water stains and "hot and cold" spots in the bedroom....  not good.

new construction: Here Flashing, Flashing, Flashing... - 06/27/09 08:21 AM

Home inspector Jay Markanich is in Virginia but his advice in the second to last paragraph "Always have a home inspection before the final walk through of a new home."  is valid in Central Ohio. Not only old roofs leak....
Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):
When a roof abuts anything, there needs to be some sort of flashing to prevent water from getting between the roof and what it abuts.
On a recent inspection on a one-year old house I noticed something missing.  Flashing.  I looked everywhere.  Still could not find it.  I called, held up a … (6 comments)
