Wanted to share this experience in case it sounded familiar to any of you!  Recently I met with a client who has already moved to her new home and hasn't sold her previous home.  She couldn't understand what the problem could be.  She had been shopping nearly every week since Thanksgiving and was decorating her listed home from one wall to the other.  Her listed home was fully decorated and many of her purchases were in very good taste, however, there were more items in that home than at Target's Global Bazaar and every inch was decorated.  We sat down over a cup of coffee and had a little chat.  You see, she had been told that in order to sell her home, she needed to have it decorated, even if they didn't live there anymore.  Not the word choice I would have used, but not totally off track, I thought.  I let her continue.  In her mind, all of their "personal" belongings had been removed, and replaced with only the finest products from HomeGoods and Target.  (Yes, nearly the whole store, I thought~!)  I let her vent a bit, and then I put on my teachers cap and we began our Staging 101 class.  Staging is about selling the space.  If you can't see the space you can't sell it.  Staging is about creating vignettes throughout the home that will put the buyer at ease and create a comfortable atmosphere for them.  I always think, after the buyer has been through one of my staged homes, I want him to go home and think "gosh, I wish this place looked like that house we just saw".  You want them to leave wanting more...not more space; not more stuff; but more of that 'good feeling' that staging can create.  It's not about adding accessories - it's about adding the right accessories in the right place.  Staging is about correct color choice and furniture placement and cleanliness.  All of her great buys (and some of them truly were!!!)  were creating clutter and taking away from the home's space rather than enhancing it.  Somewhere over the third cup, my client had an "Ah-HA!" moment.   In many ways, she is the dream Seller, because she is willing to do anything to sell her house.  Now that we have re-directed her energies in to the right areas, I am expecting great results.
