April 30th came and went and as we expected we were slammed with last minute buyers. Now it is a race to the June 30th closing deadline. But I have to admit the buying frenzy has not ceased. However what I am seeing is those who missed the boat are being highly critical of every property they look at. They seem be be a little better prepared as they go through the door. A lot of buyers now. are asking for a lot more than just closing costs (which seems to be pretty much the standard - in my office anyway)  We recently had a buyer to ask for the bedspread and curtains and the matching towels and bath mats in the master bathroom. Once she got outside she wanted the water hose and the riding lawnmower.  All of this after she had offered $7500 less than the asking price. But the sellers were open minded and without hesitation said ok. In our area we are at 22% unemployment and the foreclosure market is at an all time high. So our sellers are taking a beating right now but these guys were looking to leave the state and were going to downsize anyway so it all worked out. What was the lesson learned - if they ask for it, spell it out on the contract and move on. You just never know what a seller will accept this day and time. Till next time...
