beachfront: Costa Rica Real Estate - What to Expect? - 12/17/07 12:07 PM
When first starting your search for Costa Rica real estate, it is important to know what you can expect to find there so you know what kind of reasonable criteria you can form for your search.
Let me start by saying that if you are looking for beachfront acreages in the $20,000 range, you are a few years too late.  That is not to say that you cannot buy some very well built, attractive real estate in some amazing locations, but you need to know what to expect price wise.
Let me also point out that the homes that I am going to … (3 comments)

beachfront: Buying my Costa Rican Investment Property - Part 6: Side Notes - 07/23/07 12:18 PM
In my last article, I explained why I chose The Pacific for my investment purchase.  I also wanted to take an opportunity to talk a bit about another property that interested me, but in a different way.
I love to travel.  I love real estate.  I love surfing.  I love the beach.  I love tropical climates.  I have always known that I will someday own a vacation home in some tropical location, close to the beach.
Life played a cruel joke on me early on when I was born in the cold center of Canada - as far as you can get from … (2 comments)

beachfront: Buying my Costa Rican Investment Property - Part 5: My Investment Choice - 07/23/07 11:58 AM
In my last article, I touched upon the properties that I viewed on several home tours in and around the beach town of Jaco.  All were beautiful and made me want to turn in my plane ticket and stay!
But the purpose of my visit was to find a property that I could buy as an investment.  My plan is to buy the property using my self directed IRA, which prohibits me from actually using the property for myself.  So finding a property that I would love to live in was not high on my shopping list.
Instead, I was looking for something … (0 comments)

beachfront: SFR appreciated $100K in last 2 years! Want to know where? - 07/16/07 03:29 PM
Costa Rica!
And no, this isn't a "hook" - it's real.  Houses in the gated community of Costa Real near Jaco Beach in Costa Rica first went on sale 2 years ago for $160K.  These same houses are now selling for $265K, and it is very likely that they will continue to appreciate significantly.
Consider this - these houses are brand new, 2 and 3 bedroom homes, where each bedroom is a master bedroom.  The community boasts of numerous amenities, like pools, tennis courts, basketball courts, community BBQ area, and just a 3 minute walk to the beach.  Okay, well it isn't beachfront.  … (0 comments)

beachfront: Buying my Costa Rican Investment Property - Part 4: The Properties - 06/18/07 03:25 PM
Some of you who have been reading my personal account of buying an investment property in Costa Rica are a little anxious to hear about the properties that I saw there.  I've purposely left that information out so far because I knew that much of this information was already available, and I wanted to share information that wasn't yet available - what it's REALLY like buying foreign real estate, in Costa Rica.
And to be honest, I'm not going to focus too much on that either.  My reasoning is that I don't want to bias anyone towards - or against - a … (0 comments)

beachfront: Buying my Costa Rican Investment Property - Part 3: Getting There - 06/12/07 02:53 PM
The time has come!  I'm going to Costa Rica to buy an investment property!  This is exciting to me on so many levels.  One of my passions is traveling, and the other is real estate.  What better way to combine these two loves of mine.
Of course, I first have to get there - to Jaco Beach, where I'll be looking at some fantastic developments:  beachfront condos, cozy community single family homes, and hillside condos with a breathtaking, ocean view.
Due to a prior engagement, my husband and I were forced to make this a very short trip - 3 days!  So, we … (7 comments)

beachfront: Buying my Costa Rican Investment Property - Part 2: Safe & Stable - 06/04/07 12:39 PM
So I'm leaving for Costa Rica in less than one week, to tour numerous properties that Compass Properties is listing, and pick one to buy as an investment.  I'm pretty excited about it, and I tell just about everyone about it.
When I do, a conversation often begins and I'm often asked what Costa Rica is like.  I'm then slightly embarrassed when I have to tell them that I've never been there before!  Still, that is the reason why I'm going - so I can tell people first-hand what Costa Rica is like.
But even now, I can share some important information with … (0 comments)

beachfront: Costa Rica Real Estate FAQ - 05/29/07 01:51 PM
I can easily state that whenever I meet someone and we get to talking about Costa Rica real estate for the first time, I hear the same questions that I've heard before.  So, I put together this brief FAQ so that you can get quick answers to the most commonly asked questions and concerns about owning real estate in Costa Rica.
•1.      Can a US or Canadian citizen (or other foreigner) own property in Costa Rica?
Yes.  In fact foreigners have the same property ownership rights as Costa Rican nationals.
•2.      How much are property taxes?
Property taxes are currently 0.25% of the recorded value.  … (1 comments)

beachfront: Costa Rica for...Real Estate Brokers - 05/24/07 12:09 PM
The current soft real estate market has been hard on everyone in the real estate industry.  The numbers make it very clear that there are not as many homes being sold, hurting many people's livelihoods.
Brokers have been especially hard hit.  They not only have to deal with the declining business that most are feeling, but they may also be finding themselves having to increasingly deal with agents that are leaving the industry or being lured away by other brokers.  This results in a reduced workforce, further impacting the amount of business they can conduct.    Sure, they can bring on new recruits … (1 comments)
