Short Sale Sellers don't feel better at Short Sale Approval!!!! not like us realtors
Realtors are guilty of feeling better, actually ecstatic when that Short Sale Approval comes over. It normally happens where we go to our email inbox because thats where the efax goes to & there it is just staring at us (a Short Sale Approval). Sometimes we have waited only a couple months for it & sometimes it's been a year or so. Either way, it's awesome!!!

AMC movie theater, Bass Pro, Best Buy & JC Penney have a great addition to the Promenade Shops at Orchard Valley. If you want a fun frozen yogurt creation after the movies or before you go shopping at Bass Pro, stop over at Crush Frozen Yogurt.

Pink or Purple Flowers that brighten our day in Ripon
If you drive your kids to Ripon Christian each day & take the "new" back route (that would be behind Canal Street Grill), then you see these gorgeous flowers. It mesmorizes me everyday, especially when they are so happily smiling soaking up that sunshine.

Reconveyance Deed & why it might be important to make sure it happened!!!
I should explain what a reconveyance deed is to help make some more sense of this. Anytime there is a loan on a property (at least in California), there is a deed recorded on the property. Then when a loan is paid off against a property, another deed gets filed (reconveyance deed). That type of deed shows that that lender no longer has interest in the property. I love the Pay it Forward group & reading what everyone is doing around the country to "pay it forward" to others. I been sitting on the sidelines too long reading about others instead of doing. So today I did the doing!!!!!
I went on our Tracy CA marketing meeting's broker tour. We had 2 homes on them & I didn't have a buyer in mind for either but that doesn't matter. I was wondering around the web, which can always be dangerous & I find the coolest site... Manteca CA Police has a neatest "crime mapping" tool.
This is a wonderful example of Manteca CA police getting the word out & keeping Manteca residents informed of police reports in their neighborhood. I just played a little with the website & selected "auto burglary" for the previous week. It came up with 10 last week & the green dots on the right represent the "reports". These are not in order of what people think but I bet when you read the following 5 of 10 statements about short sales & foreclosures that you will SO SO recognize some of these.
I know at least 5 people that have bought & bailed, is it REALLY illegal? It is illegal (but I am not an attorney). Try not to judge people because we don't always know their exact personal situation & if that is what they really did.

These are not in order of what people think but I bet when you read the following 5 of 10 statements about short sales & foreclosures that you will SO SO recognize some of these.
Why can't I short sale my home to my parents? Sometimes (not always), your lender will have you sign an ARMS LENGTH AGREEMENT that states you won't, but it's possible if you disclose it to the bank.
I am so upside down on my home, is that a GOOD enough reason to short sale my home? most of the time this is not a good enough … (5 comments)

5 things that you can do to move into your house early!!! (before we close escrow)
1) Know the seller personally or at least have a immediate family member know them. that's not an easy one to plan
2) Have a trustworthy realtor & lender. you should always have those even if you don't want to move in early
3) Anytime a repair comes up that needs to be done, get your realtor to go over & fix it. or maybe her husband to do it
4) Beg. it never hurts

Prepare for giving anything that your lender needs, if you are planning to buy a house. I wish I could explain everything that a lender needs upfront in order to buy a house.
Prepare to bring this list of the buying a house basics for your lender:
Two (most recent) consecutive months bank statement(s)...all of your bank accounts Two (most recent) consecutive months paystubs...all jobs Two (most recent) signed copy of your tax returns...all pages including w2's also Now that part above is easy, it's all the stuff that comes up towards the end that can completely stress any buyer out.

Beauty & The Beast musical at Ripon Christian tonight at 7pm. Come see our 4th/5th graders put on an amazing play. The 4th graders are the choir (they are fabulous). This musical is over 260 years old (1740) and was written as a fairy tale. One of the wonderful symbolism which I never paid attention to before is "Mrs. Potts" (she represents comfort & warmth) plus the rose symbolizing hope & love. The theme of this musical is that people who do not judge others based on appearances are often rewarded.

This is definitely the Family Show that we all tune into. I must say I we have been surprised ecstatic over the new American Idol judges & how well this season has gone so far. Most of the feedback from my friends & family seem to be the same.
So the Top 12 guys performed tonight and they have this new thing this year where we can vote online after at american idol. Noah had to go to bed but I wrote his votes down & we were pretty close in how we felt about the performers.

The 49th Almond Blossom Festival in Ripon CA came and went this last weekend without any snow (blossom snow but not the cold stuff). The weather people kept saying that the snow was coming, be prepared. Well that storm started on Thursday night but it fizzled out by Friday lunchtime.
I missed the Lions Club Spaghetti Dinner which I don't plan on missing again. I heard that it's a famous recipe that only a few people know. It's the best spaghetti town is the word. I can't wait to go next year. I missed the Diaper Derby too, bummer. Now I … (10 comments)
