&lt;li&gt;Get all promises in writing, such as points to be paid for what interest rate, any waiving of possible per diem charges.&#160; Have them put it on their letterhead &amp; have the lender sign it.&lt;/li&gt;
&lt;li&gt;Make sure you are honest with both lenders that you are shopping &amp; are looking to make a final decision.&lt;/li&gt;
&lt;li&gt;Final thing...If they are both exactly the same, then you need to go on reputation and your gut instinct.&lt;/li&gt;
&lt;/ol&gt;

&lt;li&gt;Then after you know the parcel number of the property address you want to look up, click on the 'I have read and agree with the above disclaimer&quot;.&#160; &lt;/li&gt;
&lt;li&gt;Type in the parcel number in the search criteria box &amp; press submit.&#160; &lt;/li&gt;

&lt;p&gt;There you go, it should pop up &amp; gives you so much information.&#160; How you can calculate what your future taxes are on this property, would be to take the &quot;prop 13 tax amount&quot; and take your future purchase price &amp; it will be 1% for our area.&#160; For example, if you plan to pay $200k for a home, then you would plop $2,000 in that spot &amp; add up all the rest of the figures because they don't change when you purchase the home for any price.&#160;&lt;/p&gt;

    <title>So you want REO listings....get purposeful</title>

It can be hard to wait with the excitement of getting a new place but hopefully worth it. It is quite ironic right now that the banks will make potential buyers wait what feels like an eternity (8 weeks or so) but once they make a decision of which buyer gets the home, you have to close escrow on time or you (as the buyer) will be penalized a daily per diem (such as $500 daily) for closing late. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Short Sale Process after above&lt;/strong&gt;:&lt;/p&gt;&lt;p&gt;Once the bank(s) gives that approval in writing, more normalcy kicks into play. The buyer gets any inspections to satisfy their needs, they just cannot ask for any repairs. If they are not comfortable with the condition of the home, they only have two choices, to back out of the purchase or go forward with the purchase. You cannot re-negoitiate any terms. Banks for REO Tracy homes &amp;amp; short sales in Tracy&amp;nbsp;are requiring buyers to purchase &amp;quot;as is&amp;quot;, sometimes closing costs can be paid by them, possible even the home warranty will be paid too and also 30 days to close seems to be the norm.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Hopefully that answers your questions about What is the procedure for a buyer of a &amp;quot;short sale&amp;quot; property.
