HSBC short sale approval in 5 weeks!!!! my timing documentation to a happy ending soon to come.... 1/29/10...put short sale on the Tracy Real Estate market up for sale. 2/2/10...received 5 good offers on the house & then the seller chose one to send to bank. 3/2/10...we called the winning buyers agent to say, "get ready for an acceptance". Then buyers backed out & decided against the home. All backup buyers had secured another home or were not interested anymore. 3/4/10...received another good offer on the house & sent over to bank. 3/16/10...received a short sale approval 9 days later than it was

First Step: not making your mortgage payment... Second Step: Notice of Default is filed... Third Step: 111 days later, Trustee sale at local county courthouse Fourth Step: Time to move out because someone else owns the home. There are so many variables that as your local realtor, this could be a complete book, which I think is where the confusion comes in. I tried to boil it down to simple terms, because honestly THE PUBLIC needs to know their options & reading a book & interpreting that book takes too long. Are you in between 1st & 2nd step or 2nd

The phone rings...I answer the phone and it is a nice pleasant voice on the other end. She is inquiring about a house I have for sale. She asks me how many bedrooms it is & what is the square footage. I reply that it is a big 3 bedroom at 1811 sq ft & ask if that is what she is looking for. "Susie" replies that is really not what she wants. This buyer is very smart, knows what her families needs are & has been looking for awhile. She has even seen inside other properties & has come super close

The Modesto Bee put an article out there that I have been wondering about lately. They talk about what happens to the renter when the house is foreclosed & their landlord didn't tell them they were losing the house to foreclosure. Here are the options in summary; * renter moves out with no problems once the bank tells them they own it now. * renter does not move out right away after the bank tells them to get out but offer the "renter" cash for keys for them to leave. * Note the "rental skimming law" in California. An article just came out today about the top foreclosures around and how there is no slowdown of them. Stockton has the highest delinquency rate at 7,116 total filings during a three month period. That equates to 1 in every 31 households. That is pretty startling. It isn't hard to believe since we drive around and see so many dead lawns. Chances are that we all know someone behind on their payments and maybe doesn't know their options.
