These are not in order of what people think but I bet when you read the following 5 of 10 statements about short sales & foreclosures that you will SO SO recognize some of these.
I know at least 5 people that have bought & bailed, is it REALLY illegal?  It is illegal (but I am not an attorney).  Try not to judge people because we don't always know their exact personal situation & if that is what they really did.

Why can't I short sale my home to my parents? Sometimes (not always), your lender will have you sign an ARMS LENGTH AGREEMENT that states you won't, but it's possible if you disclose it to the bank.
I am so upside down on my home, is that a GOOD enough reason to short sale my home? most of the time this is not a good enough … (5 comments)

First Step:  not making your mortgage payment...
Second Step:  Notice of Default is filed...
Third Step:  111 days later, Trustee sale at local county courthouse
Fourth Step:  Time to move out because someone else owns the home.
There are so many variables that as your local realtor, this could be a complete book, which I think is where the confusion comes in.  I tried to boil it down to simple terms, because honestly THE PUBLIC needs to know their options & reading a book & interpreting that book takes too long.

Feb 8th: I get a referral call from my a current short sale client that her neighbor needs my help with a short sale possibly.
Feb 9th:  I meet with neighbor & sign her up as my newest Short Sale.
Feb 12th:  I put Short Sale up for sale.  I received a call from Jeremy at Wells Fargo asking for me to fax the short sale package to him (even though he is in the loan modification dept) & he would get it turned into the right area.

I faxed my short sale authorization for my clients last Thursday!!!
& you won't believe what happened next!!!
I got a fax 2 business days later from LITTON asking for me to send in 5 pertinent documents to get this short sale going.
It is great.
Now the wait :)
my gut tells me that they are on the ball.....

Recently, in Tracy, we had a house fire that happened the day before they were to be evicted.  I know it sounds suspicious, but it saddens me that we as people could judge them without knowing all the facts:
the bank technically owned the home already.their home insurance won't cover them because they did not "technically" own it.a Foreclosure notice was posted on their front door for seven days & was not removed.the notice was found still on the front door of their burned house.their whole family was in the house when it was started.What's my point?  … (1 comments)

1)   You as a buyer must feel okay with the price, condition, location & anything else that plays a factor in importance.
2)  A buyer must also be okay with the wait (possible 4 - 8 weeks) to know whether or not you get to purchase the home. It can be hard to wait with the excitement of getting a new place but hopefully worth it. The "escrow" process, usually 30 - 45 days starts once the bank(s) agree in writing to a certain buyer. An article just came out today about the top foreclosures around and how there is no slowdown of them.  Stockton has the highest delinquency rate at 7,116 total filings during a three month period. That equates to 1 in every 31 households.  That is pretty startling.  It isn't hard to believe since we drive around and see so many dead lawns.  Chances are that we all know someone behind on their payments and maybe doesn't know their options.
