Let's take a look at what's happening in the vacant land real estate market in the Olympia, WA area. With the real estate market still struggling and builders wanting and needing to be conservative, one thing is crystal clear - there is a LOT of land available for sale and not many buyers buying. I looked at active listings in our MLS for vacant land, zoned residential, up to 10 acres in size and priced up to $500,000 (to try to eliminate most of the larger pieces with development potential for multiple home sites). Wondering what is happening with condo sales in the Olympia area? I took a look at the numbers as of today, checking condos currently available for sale, those with sales pending, and condos that sold in the last 6 months (all numbers reflect those listings and sales within MLS only). Well - if you want to BUY a condo, there is a lot to choose from - currently 71 on the market, with median list price of $135,000. These range from older to brand new units. The nippy autumn air and the red, gold and orange leaves mean fall has arrived in Olympia, WA - so it is time to head to Schilter Family Farm to check out their pumpkin patch and the multitude of activities available! I got to tag along today with my granddaughter's preschool as they visited the farm, and oh boy, did those 3 and 4 year olds have fun! (OK - we parents and grandparents did too).

Have your ever seen a seller write a little "love letter" to the future buyers of their home? I have seen a number of them over the years - and they can be a real plus in making that emotional connection between a buyer and a home.
I have seen these notes from sellers include information about their favorite things about the home, some history of the house or neighborhood, favorite things about the neighborhood, photos of the yard in different seasons etc etc. These notes all share a very heartfelt message that this seller really loves this (11 comments)

Bonjour Cupcakes in Olympia offers the sweet taste of cupcakes - so many flavors of cupcakes that choosing is a difficult task. There are many of the standard flavors you might expect - vanilla with chocolate frosting, chocolate with chocolate frosting, lemon cake with buttercream frosting and so on. But they also have some that you may not have tried before - how about lavender? Or chocolate fleur de sol caramel? Or raspberry pineapple? Or the current seasonal zucchini with either caramel buttercream or apple spice buttercream?

How Are Buyers Financing Their Olympia Area Home Purchases?? - 10/10/11 03:58 PM
How are buyers financing their home purchases in the Olympia, WA area? Well, I was curious too, so I took a look at the data on the sales from September 2011 to see what is happening most recently. And found a few surprises: I was not expecting to see conventional loans quite such a large proportion of the solds for September but they were the largest group of all at 101 homes sold with that type of financing. VA loans were the next largest group at 73 sold homes that used that type of financing. Not really a surprise there as (0 comments)

Arts Walk in Olympia is one of my favorite twice a year events - and this fall Arts Walk will be both today (Friday October 7th, 2011) but also a second day tomorrow! So if you are anywhere in the vicinity of Olympia - don't miss the fun! Friday's Arts Walk hours are 5-10 PM and Saturday will be from 11 AM - 4 PM. Many of the stores, restaurants and offices downtown participate with displays of all kinds of artwork to admire and enjoy. Maybe it's because I'm a pet lover myself, but I seem to have worked with quite a few pet lovers over the years - and they are typically looking over their potential new home with an eye to the needs of the furry members of their family as well as the humans.
So what kinds of things do pet lovers look for? Probably number one for dog owners is a fenced yard, and ideally a good place nearby to walk the dog. It sure is convenient, too, if you can let the dog out into the yard from a (6 comments)

Have you ever wished you could see through walls? You know like when you are pretty certain that you have a plumbing or roof leak somewhere but are having trouble tracking where exactly that moisture is coming from? Or when you notice drafty areas in your home or high heat bills, but you just aren't sure where you may be losing that costly heat? Ken Lake neighborhood in Olympia, WA offers some great amenities to the residents of the neighborhood. There are four parks where residents can play tennis, let the kids play on playground equipment, picnic, or just relax.
