Our Olympia area inventory of homes for sale has been shrinking over the last several months, and so I am likely not the only agent who has told my buyers that more homes will show up on the market after the holidays.  OK - that is what usually  happens....  But I am not really seeing any significant number just yet.
In fact it isn't unusual to see that more listings are still going pending on any given day than appearing as new offerings.  And yes, we are still not a long ways past the holidays.  And yes, some people will wait … (8 comments)

The August weather in the Olympia area has been downright HOT the last few days - and the pending home sales are heating up as well.  Just looking at the daily "hot sheets" of market changes on our NWMLS has had that fact on the periphery of my mind, since I'm seeing homes that I've recently shown go pending more and more frequently lately.  So I decided to really take a look at the statistics to see if my impressions were accurate.

The Olympia WA real estate market is hopping!  If the volume of calls and emails and looooonnnnnggggg days wasn't enough to tell me that, there is another indicator that always lets me know.
Seems like all of the home inspectors on my recommended list have been getting booked out further and further.  Since many buyers have a hard time taking off from work during the week, weekend inspection slots are especially in high demand.  And hard to come by!

For the last several months, it has been evident that most days we are seeing more homes go pending than new ones being listed in the Olympia, WA area real estate market.  And you know what they say about supply and demand....if demand exceeds supply, those prices are going to start going up.

What do million+ dollar homes in the Olympia, WA area have in common?  Well, the answer is pretty simple - it's the water!  They are waterfront homes, mainly saltwater with a few that are lakefront.  Currently all of the homes for sale in that lofty price range above a million dollars - yes, they are all waterfront homes.

olympia real estate market: New Pending Sales For Olympia,WA Area Homes For Week Ending 9/3/11 - 09/05/11 05:41 AM
In the greater Olympia, WA area last week, there were 45 new pending sales for single family homes. Let's take a look at how they break down by asking price. The actual agreed upon sales price won't be known until the sale closes.
List price under $200,000: 11
List price $200,001-300,000: 23
List price $300,001-400,000: 9
List price over $400,000: 2
The lowest asking price for these new pending sales was $146,100 and the highest was $429,000. The median list price was $255,000.

Our Olympia, WA area has been in the midst of one of our occasional summer heat waves - breaking record high temperatures over the weekend in the upper , upper 90's and more forecast for today.  Now I know that across the nation, many areas regularly have much hotter weather than we do - it's just that it isn't the norm for us - so we have a little trouble adjusting...
