Steps in Buying a Home...Wants and Needs (2nd in series) - 01/26/10 12:14 AM
Congratulations on getting your preapproval! Now you need to make a list of your "wants" and "needs". "Wants" being those things you would like your new home to have if possible. "Needs" being those things that are must haves. An example of a need comes from a personal experience I had with a client years ago. A lovely growing family that needed more space and had an idea of living in the Toledo suburbs of Maumee, Perrysburg or Waterville. You have been thinking about buying a home and have now made the decision to do so. There are logical steps in purchasing a house. The first logical step is to speak with a lender and get pre approved. You are now equipped with the first bit of knowledge you need...knowing what your purchasing power is. Knowing your purchasing power is key. If you go out looking at $100,000.00 properties only to find out later that the bank will only lend you $80,000.00 you have set yourself up for disappointment. Picture this...attractive female Realtor (not meaning to sound sexest, but speaking from personal experience as a woman) Information regarding personal listings, or testimonials from past clients, personalized pictures, showing her on a boat, with children or a pet. Contact information available to anyone with internet access. A call or email comes in to view a property or set up a listing appointment. You find yourself thinking how wonderful it is that the money invested in all the internet marketing is paying off with a new prospect. Sellers and Buyers Clock is ticking...Don't lose out on tax credit - 01/11/10 11:30 PM
It is January 12, 2010...didn't that 12 days fly by? Sellers and Buyers alike what are you waiting for? An even better interest rate? Fingers crossed that the government will extend yet again the federal tax credit? NOW is the time to contact the Realtor of your choice. The new extension and upgrade if you will, to include current owners is due to expire April 30, 2010 for being under contract, closing to be held on or before June 30, 2010. What does this mean to you as a seller? If you have some sprucing up to do or some decluttering
