buyer: Consumer Should Take Responsibility for Selecting a Realtor - 01/09/11 02:39 AM
Today I read a blog by Evanston, Illinois Realtor®, Alan May, Coldwell Banker.  I have come to know Alan to write informative blogs for not only public review but for professional view as well.  His blog spoke about the "average"  Realtor®.
It is my humble opinion, that the buying/selling public should bear some responsibility for the selection of their representation in a real estate transaction. It isn't fair for the public to lay blame for "average", poor and bad respresentation on their choice of a Realtor®.
We are in an age where information is readily assessible to the public. As any parent, expects … (6 comments)

buyer: BED BUGS! On the Rise...You May Want to Add This Inspection for Your New Purchase - 09/20/10 12:16 AM
Bed bugs or bedbugs, however you want to spell it are...on the rise!  I held an open house today and was fortunate to be supported by several ancillaries that I have recommended as quality folks to deal with when asked by my clients for a referral of a title company, lender, pest inspector and general home inspector.
The time I spent with the pest inspector that so graciously volunteered her time to sit with me in the open house was a real eye opener to the bedbug issue that seems to be rapidly spreading. I heard recently in the news that … (8 comments)

buyer: Reflections of a Realtor...Thank You to My Clients - 07/22/10 01:59 AM
Ever just smile to yourself and think "I love my chosen career path"?
Each day provides me with an opportunity to assist someone in making a good decision about where they live.
Today wasn't any particularly special or particularly stressful day.  It had its good points and its low points. It was a day however, that made me smile when I finally had answered all the calls, responded to all the emails, made all the appointments for tomorrow, scanned all the paperwork to the appropriate people, looked up answers to the unanswered questions, and did a prestart of paperwork for tomorrow.

buyer: Tips to Make Your Move Less Stressful - 06/08/10 03:29 AM
Whether a buyer or a seller moving can be one more stress added to the weeks of inspections, appraisals, quotes for work to be done, repairs, and seemingly endless paperwork that needs to be signed or initialled. The buying or selling process commotion can many times leave little room for thoughts of the move itself.
Some tips that may make your move go as smoothly as possible are:
1) Keep some packing materials available for last minute items. Transport items of special value yourself instead of using a moving company if possible.
2) Mark a box "bare necessities" that is packed with those things you … (5 comments)

buyer: Appraisal versus Inspection...Do I need an Appraisal or Inspection? - 05/21/10 12:27 AM
Many of my clients are confused about the difference between a property inspection and a home inspection.  Why wouldn't they be when the term "inspection" is often attached to what is a FHA or VA appraisal.
To clear this up, an appraisal is ordered by the lender where you are getting your loan as an evaluation of the property's value.  Many real estate purchase agreements have language in them addressing that the property must appraise at or above the contract price, assuring that the loan does not exceed the current market value of the property.  Appraisers use comparable sales, adjusting pluses and minuses to … (0 comments)

buyer: Sellers and Buyers Clock is ticking...Don't lose out on tax credit - 01/11/10 11:30 PM
It is January 12, 2010...didn't that 12 days fly by? Sellers and Buyers alike what are you waiting for?  An even better interest rate? Fingers crossed that the government will extend yet again the federal tax credit? NOW is the time to contact the Realtor of your choice.  The new extension and upgrade if you will, to include current owners is due to expire April 30, 2010 for being under contract, closing to be held on or before June 30, 2010.
What does this mean to you as a seller?  If you have some sprucing up to do or some decluttering … (0 comments)

buyer: First Time Home Buyers - 11/09/09 10:12 PM
Attention 1st time home buyers...by now you have heard about the opportunity from the Federal government with the 10% of purchase price up to $8000.00 tax credit.  Truly a wonderful opportunity however it is important for you to follow a progression in seeking out a new home.  First it is important to get a pre approval from a quality lender to determine just what your purchasing power is.  It doesn't make sense to start looking for a home with a price you have in mind if a bank will not loan you that amount of money.  If you start looking in … (0 comments)
