realtor: So You Want to Buy A House STEP 3 Wants and Needs - 05/18/12 06:48 AM

Congratulations on getting your preapproval! Now you need to make a list of your "wants" and "needs". "Wants" being those things you would like your new home to have if possible. "Needs" being those things that are must haves.

An example of a need comes from a personal experience I had with a client years ago. A lovely growing family that needed more space and had an idea of living in the Toledo suburbs of Maumee, Perrysburg or Waterville. We looked at lots and lots of houses, each one being just perfect with the exception of where to … (1 comments)

realtor: Helpful Tips on Selecting a Realtor (Buyers Agent) Step 2 Buying House - 05/14/12 06:35 AM
Helpful Information on How to Select a Realtor (Buyers Agent)
Armed with the information you need regarding your purchasing power, the next logical step would be to seek out the aid of a professional in the real estate field.  There are so many things that the average buyer doesn’t know about when it comes to purchasing a home or how to go about getting the right person to help them.
First of all, you need to know that the guy or gal on the sign represents the best interest of the Seller. While all licensed agents can work both with buyers … (2 comments)

realtor: Consumer Should Take Responsibility for Selecting a Realtor - 01/09/11 02:39 AM
Today I read a blog by Evanston, Illinois Realtor®, Alan May, Coldwell Banker.  I have come to know Alan to write informative blogs for not only public review but for professional view as well.  His blog spoke about the "average"  Realtor®.
It is my humble opinion, that the buying/selling public should bear some responsibility for the selection of their representation in a real estate transaction. It isn't fair for the public to lay blame for "average", poor and bad respresentation on their choice of a Realtor®.
We are in an age where information is readily assessible to the public. As any parent, expects … (6 comments)

realtor: Reflections of a Realtor...Thank You to My Clients - 07/22/10 01:59 AM
Ever just smile to yourself and think "I love my chosen career path"?
Each day provides me with an opportunity to assist someone in making a good decision about where they live.
Today wasn't any particularly special or particularly stressful day.  It had its good points and its low points. It was a day however, that made me smile when I finally had answered all the calls, responded to all the emails, made all the appointments for tomorrow, scanned all the paperwork to the appropriate people, looked up answers to the unanswered questions, and did a prestart of paperwork for tomorrow.

realtor: It is Garage Sale Season...A Seller's Valuable and Profitable Tool - 05/20/10 06:04 PM
It's garage sale season in Toledo, Ohio and around the country.  If you are currently thinking about selling your home or have your house for sale it is always a good idea to step back and take a look at your home through a prospective buyer's eyes.  With that in mind, think about all the "stuff" that we all seem to collect and hang onto over the years.  Sellers this is a great way to de-clutter, de-stress and make your next move easier. I am no exception and hoping to follow my own advice here.
A great way to reduce the … (2 comments)

realtor: Toledo Speaks Out... - 05/14/10 03:19 AM
Greetings fellow Toledoans! The internet is so full of information and interesting websites.
I stumbled upon ToledoTalks.com the other day and have found the dicussion threads to be interesting and polite exchange of thoughts and ideas. A testament to the energy, intelligence and love of our fair city by its residents.
There is a particularly fun thread going right now about memories of Toledo, Ohio.  Things remembered are Dyers, the restaurant downtown with live lobsters in the window, Kiddieland on Monroe St, Roman Gardens, cruising the Sylvania and Lockwood White Huts. Drag racing on Enterprise Road just after it was built before buildings were … (2 comments)

realtor: BUYER BEWARE OF POSSIBLE IMPENDING WATER/SEWAGE LIEN... - 05/07/10 02:23 PM
BUYER BEWARE OF POSSIBLE IMPENDING WATER/SEWAGE LIEN...
While I can not speak for the rest of the country I can tell you that in Toledo, Ohio a new buyer should beware of a possible impending water/sewage lien on their newly purchased home.
Due to the fact that water and sewer bills can become a lien against a property unlike electric and gas bills, I have always made it a practice to contact the water division shortly before closing to see if there may be any pending water liens on a property my client is purchasing, saving my clients thousands of dollars … (0 comments)

realtor: Choosing a Realtor, real estate agent...(3rd in series) - 02/15/10 02:12 AM
You as the consumer have the right to representation in a real estate transaction, whether it be as a buyer or a seller. While it is not necessary to use an agent I often find myself asking "why would you undertake possibly the largest purchase or sale of your life without the aid of a professional?" I wouldn't try to fix my own car or treat my own illness or do my own retirement planning or buy a television without the aid of a professional, in their specific field. It just doesn't make sense.
A fact you may not know is, … (6 comments)

realtor: Steps in Buying a Home - The Preapproval (1st in Series) - 01/25/10 11:55 PM
You have been thinking about buying a home and have now made the decision to do so.  There are logical steps in purchasing a house.  The first logical step is to speak with a lender and get pre approved.  You are now equipped with the first bit of knowledge you need...knowing what your purchasing power is.
Knowing your purchasing power is key.  If you go out looking at $100,000.00 properties only to find out later that the bank will only lend you $80,000.00 you have set yourself up for disappointment.  There is a vast difference in what $100,000 will buy and … (2 comments)

realtor: First Time Home Buyers - 11/09/09 10:12 PM
Attention 1st time home buyers...by now you have heard about the opportunity from the Federal government with the 10% of purchase price up to $8000.00 tax credit.  Truly a wonderful opportunity however it is important for you to follow a progression in seeking out a new home.  First it is important to get a pre approval from a quality lender to determine just what your purchasing power is.  It doesn't make sense to start looking for a home with a price you have in mind if a bank will not loan you that amount of money.  If you start looking in … (0 comments)
