First Time Home Buyer Tax Credit - Cheyenne Wyoming

The $8000 First Time Home buyer Tax Credit is very attractive to buyers at this time, coupled with great interest rates...what a combination!  Just be aware that if you are planning on using this tax credit, you have to have your home purchased no later than November 30, 2009.  As it takes 30-45 days to close a loan, do the math...is it time to buy now?  November will be a very busy month for lenders and appraisers...Do not wait until the last minute...Start now, and have a stress free time.

First Time home buyers have a good selection of homes to purchase. We are so lucky here in the Cheyenne Wyoming area to see stable employment and affordable housing!

With the availability of many of homes to choose from, everyone is saying that this is a buyers market.   As we go into the Fall, there is a good chance that interest rates will rise, and this will shrink the amount of home that a purchaser can buy.  Maybe this will not happen, I hope not.  If you are interested in finding out what your purchasing power is, please call Connie and she will help you determine this.  Now is a great time to buy!!

I strongly encourage everyone considering buying a first home in Cheyenne Wyoming to take advantage of the first time home buyer tax credit before its too late!

Are you facing foreclosure in the Cheyenne Wyoming area?  Well, you do have options.  Connie is a Certified Distressed Property Specialist, and she can assist you through some of the options that are open to you.  Maybe a short sale could keep you from foreclosure...Connie can assist you with that.

Haven't missed a house payment yet, but afraid you might?

Has your financial situation changed due to a mortgage payment increase, loss of job, divorce, medical expenses, increase in taxes or other reasons?

  • Have you recently lost your job?
  • Are you borrowing from one credit card to pay another?
  • Is your credit card debt becoming unmanageable?
  • Are you using your credit cards to buy groceries?
  • Is it becoming difficult to pay all your monthly bills on time?

If it's becoming harder to make your house payment each month:

People Facing Foreclosure  Have Options! I can help!

A short sale requires a Certified Distressed Property Expert who understands the complexity of this process and the extensive documentation required.

The success of a short sale depends on the knowledge and ability to work closely with lenders, banks and accountants. While were virtually unheard of only a few years ago, now the majority of banks and lenders are negotiating and closing these transactions. They allow a homeowner with a legitimate hardship to sell their property for less than the balance of their
mortgages and avoid foreclosure. Banks want the right type of transaction with exactly the right paperwork.

Benefits of a Short Sale:
No additional funds required at closing. Avoid foreclosure and many times a judgment. Preserve their credit.

The National Association of Realtors® did not have good news for home buyers or sellers in a recent article. They reported that existing-home sales weakened against a backdrop of an eroding economy. Existing-home sales - including single-family, townhomes, condominiums and co-ops - fell 8.6 percent to a seasonally adjusted annual rate¹ of 4.49 million units in November from a downwardly revised level of 4.91 million in October, and are 10.6 percent below the 5.02 million-unit pace in November 2007.
Lawrence Yun, NAR chief economist, expected a decline. "The quickly deteriorating conditions in the job market, stock market, and consumer confidence in October and November have knocked down home sales to another level. We hope the home sales impact from the stock market crash turns out to be short-lived, as was the case in 1987 and 2001," he said. Here's looking forward to a more positive market in 2009.
