      <title>Bank of Canada Raises Interest Rate, September 8, 2010</title>

&lt;p&gt;The Bank of Canada raised its key interest rate another 25 basis points Wednesday morning, making it the third increase since June.&lt;br&gt;&lt;br&gt;BoC Governor Mark Carney&#8217;s move to increase the overnight lending rate from 0.75 per cent to 1 per cent suggests the bank is confident with Canada&#8217;s economic recovery and that monetary stimulus can be relaxed.&lt;br&gt;&lt;br&gt;Still, Canadian gross domestic product (GDP) didn&#8217;t meet the bank&#8217;s expectations for the second quarter, rising only 2 per cent instead of 3 per cent.&lt;br&gt;&lt;br&gt;Second quarter growth represents an even sharper decline compared to the previous quarter when GDP was 5.8 per cent.&lt;/p&gt; &lt;div class="agent_signature"&gt;

&lt;p style="text-align: left;"&gt;&lt;strong&gt;The Home Tour&lt;/strong&gt;&lt;br&gt;&lt;br&gt;You&#8217;ve completed all of the initial steps before you start showing property, it&#8217;s now time to set-up your home tour and schedule showing appointments.&lt;br&gt;&lt;br&gt;Here are the critical steps:&lt;br&gt;&lt;br&gt;&#160;&#160; &lt;strong&gt;1. Less is more:&#160;&lt;/strong&gt; The more homes you show a buyer, the more confused they get.&#160; Drill down to the specific wants and needs of your buyer.&#160; This information is gathered during your buyer counselling interview.&#160; Keep the tour between 3-5 homes, any more than that can create confusion and indecision.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&#160;&lt;strong&gt;&#160; 2. Create a map:&lt;/strong&gt; Provide the buyer with a map that details the location of each property that you are going to show them.&#160; Highlight the different schools and points of interest on the map.&lt;/p&gt;
&lt;p style="text-align: left;"&gt;&#160;&#160;&lt;strong&gt; 3. Provide comparables:&lt;/strong&gt; Educate the buyer and make them aware of the current marketplace.&#160; This will help the buyer better understand the market and make a realistic offer that they are comfortable with.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;SHOWING THE HOME&lt;/strong&gt;&lt;br&gt;&lt;br&gt;Now it's time to get them into the car and start the homes tour .... ???&lt;br&gt;&lt;br&gt;Of course, that will depend on your market-inventory knowledge.&lt;br&gt;&lt;br&gt;Certainly you can convert all kinds of incoming buyer calls to appointments, but if you don't know the current inventory, you're going to waste a lot of your time, the buyers time, and look very unprofessional.&lt;br&gt;&lt;br&gt;Knowledge is power, do you have market?&#160; Do you know the current inventory?&#160; How much time do you spend previewing new listings?&#160; This comes under &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;S&lt;/strong&gt;&lt;strong&gt;chedule management.&lt;/strong&gt;&lt;/span&gt;s&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/span&gt;&#160; I'll give you some ideas on that further into this series.&lt;br&gt;&lt;br&gt;You can qualify buyers, get their financing in place, but without up to the minute market knowledge, you're going to struggle to convert buyers into closings.&lt;br&gt;&lt;br&gt;Your next tip will be building a home tour that fits the criteria of your buyer. &lt;p style="text-align: left;"&gt;&lt;strong&gt;CONVERT THE CALL&lt;/strong&gt;&lt;br&gt;&lt;br&gt;When you get that incoming buyer call, they are full of questions and just want answers.&lt;br&gt;&lt;br&gt;How do you gain control of an incoming call?&#160; Is it by providing answers or when you ask questions? Just find out what the buyers needs are, then deliver based on those wants and needs.&lt;br&gt;&lt;br&gt;Here are a couple typical mistakes I see when a buyer calls in.&#160; The agent goes into sell mode, the agent provides all the information; the buyer graciously accepts the information and hangs up but the needs go un-serviced and the agent doesn't get an appointment.&#160; Who is the biggest loser?&lt;br&gt;&lt;br&gt;The second mistake that I see is the agent preparing their response for the buyer before the buyer completes what they are saying.&#160; Basically it's an agent that doesn't listen.&lt;br&gt;&lt;br&gt;&lt;strong&gt;Here's the solution:&lt;/strong&gt;&#160; &lt;span style="text-decoration: underline;"&gt;&lt;em&gt;&lt;strong&gt;Listen very closely, restate what the buyer has communicated to you and base your next question on their response or question.&lt;/strong&gt;&lt;/em&gt;&lt;/span&gt;&lt;br&gt;&lt;br&gt;&lt;strong&gt;Next tip I will discuss the initial appointment. &lt;p&gt;&lt;br&gt;A minimum down payment of 5% is required to purchase a home, subject to certain maximum price restrictions. For instance, in the Greater Vancouver area the maximum purchase price with 5% down is $250,000. Any purchase price in excess of $250,000 requires a minimum of 10% as a down payment. In addition to the down payment, you must also be able to show that you can cover the applicable closing costs (i.e. legal fees and disbursements, appraisal fees and a survey certificate, where applicable).&lt;br&gt;&lt;br&gt;Regardless of the amount of your down payment, at least 5% of it must be from your own cash resources or a gift from a family member. It cannot be borrowed.&lt;br&gt;&lt;br&gt;Lenders will generally accept a gift from a family member as an acceptable down payment provided a letter stating it is a true gift, not a loan, is signed by the donor. Where the mortgage loan insurance is provided by Canada Mortgage and Housing Corporation (CMHC), the gift money must be in the your possession before the application is sent in to CMHC for approval.&lt;br&gt;&lt;br&gt;Mortgages with less than 25% down must have mortgage loan insurance provided by either CMHC or GE.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Working with Buyers (4)&lt;/strong&gt;&lt;br&gt;&lt;br&gt;What does the buyers home search process look like?&lt;br&gt;&lt;br&gt;&#160;&#160;&#160; * Median number of weeks searched: 10&lt;br&gt;&#160;&#160;&#160; * Median number of homes seen:&#160; 10&lt;br&gt;&lt;br&gt;How much time are you spending with your buyers?&#160; If you're spending more than 10 weeks with a buyer are they a real buyer or someone wasting your valuable time?&lt;br&gt;&lt;br&gt;The length of the typical home search rose from eight weeks in 2007 to ten weeks in 2008. &lt;p&gt;A new survey by CB Richards Ellis shows that investment in commercial real estate in Canada is strong &#8211; despite media reports of an opposite trend in residential real estate.&lt;br&gt;&lt;br&gt;According to the CBRE report, commercial deals done in the first half of 2010 totalled $7.8 billion as opposed to $4.9 billion for the same period in 2009 &#8211; a 60 percent increase. Because last year&#8217;s sales were hampered by the effects of the recession, surveyors also compared sales to 2005, which was a more typical year of activity; deals this year still outdid that period by 22.8 percent.&lt;br&gt;&lt;br&gt;&lt;a href="http://www.newswire.ca/en/releases/archive/August2010/19/c3669.html" target="_blank"&gt;Toronto &lt;/a&gt;recorded the highest activity, followed by Vancouver, Montreal and Calgary. &lt;p&gt;&lt;strong&gt;How much are you going to invest in your business for the remaining year?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Your first consideration is "How much did you invest in your real estate business last year and what was your return on your investment (ROI?)&#160; Secondly, what were the dollars that produced "results"!&#160; Start making a list of your activities, dollars spent and what were the results!&lt;/p&gt;
&lt;p&gt;&lt;br&gt;Here is your measuring stick and rules:&lt;br&gt;&#8226;&#160;&#160; &#160;You must constantly be measuring because you can't manage what you don't measure.&lt;br&gt;&#8226;&#160;&#160; &#160;Look at your past expenses and determine if you received a favourable return on the investments in your business.&lt;br&gt;&#8226;&#160;&#160; &#160;Simply focus dollars in the areas that generate a result.&lt;br&gt;&#8226;&#160;&#160; &#160;A rule of thumb for marketing dollars:&#160; You should invest between 10 - 15% of your gross income&#160; in marketing dollars. I've seen this number as high as 25%.&lt;br&gt;&#8226;&#160;&#160; &#160;Please focus on what is working and invest in it. Don't get carried away in costly print advertising. &lt;br&gt;&#8226;&#160;&#160; &#160;Have you created a internet marketing strategy? How about Google Ad Words. You will be surprised how inexpensive this may be compared to print ads.
