Could it be that this is a sign that the market is turning?   I have not seen multiple offers on Cape Cod in several years but this past weekend we have experienced 3 properties with multiple offers and a couple of home sale contingencies.   Is this a sign that buyers are growing more comfortable with our economy or just their economy?   Or is it that the experienced realtor is just priceing property right... slightly under value to create excitement?   Could it be the experienced realtor has realized that the way to truly serve the seller is to create excitement and possibly sell … (7 comments)

Between last week and this the sky opened up and sent the buyers in droves to CApe Cod.   Buyers are contemplating their summer plans, looking for the Cape Cod Memory or relocating for thier jobs.   Century 21 Open House month is going well with multiple offers on some properties... Could this be the market is on its way back up?  ON our first weekend of open houses we held 14 and sold 4.   One house had 4 offers on it and sold for over asking.   Pretty good weekend?  I was able to secure 7 new buyers clients and am actively searching … (3 comments)

This weekend was a busy weekend for me.   Loads of business and open houses.   I had a blast.   When I finally had time to look at the Cape Cod Times newspaper I was shocked to see my dear friends son in the headlines.   Seems he firebombed a house full of sleeping babies... Four small children and two parents.   The firebomb landed on the childrens bed.    Everyone got out safely but the house was destroyed and he was in the paper in hand cuffs along with some of his gang members.   The paper said it was over a screw driver... huh?  Please... Yesterday I asked the questions "to Open House or Not"...what is the benefit?   Many of you replied with some skepticism, some of you thought Open Houses were a good idea... and all who responded seemed to feel Open Houses are worth a try... I think perception is key... It is open house month for Century 21 around the Globe and our Company is hitting the ground running by scheduleing over 60 Open Houses for the month of April.   The question is ... Do open houses work?   I mean how many of us have sold the house we sat in for two hours at the open house?   In my 10 year career I can maybe count 2 houses that actually sold as a result of the open house.   This is out of several hundred open houses that I have had.   Now ... As I shop the internet for my buyers I am stunned that in this beautiful time called SPRING... there are still photos of houses under the grasp of SNOW!  I invite all listing agents to pull out their digitals and retake their photos...do it for your seller, do it for the other agents, do it for your bank account.   PLEASE.   There is no excuse for photos to still have snow on the ground, at least not on Cape Cod.   The snow has been gone for weeks, the daffodils are in bloom, the grass is turning green and houses are looking better and … (14 comments)

I heard it said yesterday at an MLS breakfast that we wont know when we hit bottom until we start to climb back up... I have heard this before.   My crystal ball has been broken for years so I can't even go down the road of speculating when that trip back up will be...but what I do know ... As a full time full service realtor... Ok so I am new to this... Can "Features" of a property make the deal stick? - 04/01/08 07:07 AM
Recently had an offer where the buyer wanted water access to the pond from the property across the street from the pond.   The seller thought there was an EASMENT with her deed to the right of way because in her 35 years of owning the property she and her neighbors would use the area in questions to access the water.  However, years have passed and the area in question is over grown and not passable ... so what is it actually?   She hired an attorney to figure it out... because it was a potential deal breaker.   The attorney explained to me … (1 comments)
