closings: The Power of the "Check List"...Listing, closing, buying... - 03/06/10 05:48 AM
I don't know about you...but when I have 10 deals going at the same time the Check List... keeps me on track and moving forward. My internal computer is not what it used to be ...so a friendly reminder on paper and in my sellers/buyers file...keeps me organized and heading toward a successful close. I even share my check list with the sellers/buyers and invite them to help me with the process. This way... if I haven't checked the check list...I am not the only one paying attention. Oh happy day! The Sun is out, the air is crisp the PGM's and magnolia's are dotting my yard with color, the birds are singing and homes are selling... LIFE IS GOOD! Yesterday I spent the day helping my sellers at 84 Streeter Hill with their yard sale. I am not a Yard Sale girl, although I may have joined the converted. From 9-2 I welcomed the die hard yard sale goers carry treasures to their cars, decide on whether the item will really work in their home and negotiate the price. From 9-2 I counted the money, smiled and greeted

O Happy Day....New Year, New Market! I have just spent the weekend at a Master Sales Academy and heard only optimistic projections for 2009. After all... optimisim is the only response to the negativity that surrounds us. Recently a seller of mine had to return a sizable deposit because the buyer, who was still interested in the house, but was impacted by the PONZI scheme tha is making national news. With great disappointment the Sellers released the deposit, understanding the buyers had bigger worries then they even knew ahead of them. Who needs that Karma? Shake it off... cut it loose.

My buyers are ready to move. Their stuff is in the truck. The kids are in the local school. The sellers of the home they are buying have graciously allowed them the opportunity to put some of their stuff in two of the 4 garages that come with this home. Everyone one is excited. The Sellers will be moving into a rental until their 7000 square foot home is complete this spring and the Buyers are starting a new life on Cape Cod. Okay...so I take a listing after 3 other agents have given up or turned tail in despair... What do I know? I am new at this and to some extent, let's face it , ignorance is bliss...So this woman finds me at an open house... I list the house... and who knew... I sell it. The house is on the water, no bridges (means boats have free unobstructed access to the great Atlantic), the property is neglected but livable... and it is all about location, location,location. The owners are several survivors of the deceased. A year ago ...we go to close
