I don't know about you...but when I have 10 deals going at the same time the Check List... keeps me on track and moving forward. My internal computer is not what it used to be ...so a friendly reminder on paper and in my sellers/buyers file...keeps me organized and heading toward a successful close. I even share my check list with the sellers/buyers and invite them to help me with the process. This way... if I haven't checked the check list...I am not the only one paying attention. Today I had an appointment to list a home in Hyannis at 11:30. Our first meeting. Complete strangers, she and I. Brought together by her attorney. When I arrived no one answered the door. I walked around the house... thinking that the elderly woman may still be sleeping... When I got back to the front door... she was there... waiting. Hunched from age and illness she attempted to open the door... I let my self in and told her to take her time backing away from the door. When the owners of Seatucket invited me to list their house, I was excited. Cute, close to the Cape Cod Coast, well decorated... When we sat together They said "we are either going to rent it or sell it...and we don't really care which". I figured in this market... this could be a long listing. Between last week and this the sky opened up and sent the buyers in droves to CApe Cod. Buyers are contemplating their summer plans, looking for the Cape Cod Memory or relocating for thier jobs. Century 21 Open House month is going well with multiple offers on some properties... Could this be the market is on its way back up? ON our first weekend of open houses we held 14 and sold 4. One house had 4 offers on it and sold for over asking. Pretty good weekend? I was able to secure 7 new buyers clients and am actively searching

Yesterday I asked the questions "to Open House or Not"...what is the benefit? Many of you replied with some skepticism, some of you thought Open Houses were a good idea... and all who responded seemed to feel Open Houses are worth a try... I think perception is key... It is open house month for Century 21 around the Globe and our Company is hitting the ground running by scheduleing over 60 Open Houses for the month of April. The question is ... Do open houses work? I mean how many of us have sold the house we sat in for two hours at the open house? In my 10 year career I can maybe count 2 houses that actually sold as a result of the open house. This is out of several hundred open houses that I have had. Now ... When I first started in REal Estate my boss said ...plan a vacation and the buyers will come. How crazy is that theory? But it is soooooo true. I was at the C21 Conference and sold two houses? How does this happen...is there a great cosmic shift that screams..."she's away, buy now and screw up her time off". Smiling.
