We were talking about it in 2011 and for our area, I can say with conviction - the BOTTOM OF THE HOUSING MARKET IS IN THE REAR VIEW MIRROR!
We have been seeing increased buying activity from both owner occupancy buyers that intend to live in the home and investors.  Many of the lower price ranges are finally beginning to see very modest price increases, but all price ranges below the $400k market are seeing increased activity.
