Lynnwood real estate & first time home buyer credit:  As we come screeching into the finish line for buying a home that will help qualify you for the first time home buyer credit, Lynnwood real estate has been hopping. 

Lynnwood home buyers who want to be able to close in time for the 11/30 closing deadline should plan on closing a couple weeks ahead at the very least to account for any potential delays. Underwriters and appraisers are backed up and processing of loans is taking longer.

Northwest Bead Society 21st Annual Bead Bazaar:  Lynnwood WA

Lynnwood power out for a couple hours - some remain in the dark..

Power went out to many Brier and Lynnwood homes yesterday around 3:40 when according to the Snohomish PUD, a semi hit an electrical pole.  After two hours of being in the dark in Brier, I called and was told that they would have the power back on within the hour for all those except the twenty or so homes that are directly surrounding the pole.  These lucky winners get to have their power out for about 48 hours because it takes a while to replace a pole apparently. 

The pole in question was neer Larch and 215th and driving around was not easy with all the lights down as well. The PUD worked hard to get most of us back in the light, but based on my two hour experience yesterday, my heart goes out to the houses who remain in the dark. If you know anyone in that area, please check on them and offer some help!

Buying a home is a long-term investment. You'll probably live in a home for some time so you have to make sure that you really want the home you will purchase. It is best to be clear about what you want in a home before you start your search. While most real estate agents can guide you in your search, the decision to purchase a home, and its implications, wholly rest unto you.

Many first time home buyers feel overwhelmed and frustrated by the homebuying process simply because there are too many decisions to make. How do you decide on the best location? What if the home isn't in the best move-in condition? Can you afford to be so far away from work? Making sure you've asked yourself the right questions and creating a 'wishlist' for your ideal home will make the home buying process much easier, and also help you get over many of the challenges involved in finding that perfect home. Start creating your wishlist with the following essential questions and considerations in mind:

1. What are the essential amenities you're looking for? Think about fireplaces, swimming pools and kitchen appliances that you want to have in your new home. Prioritize these so you can simply say 'no' to a prospective home if it doesn't meet the basic amenities criteria. Be as specific as possible with this section so you can narrow down the hundreds of options available.

Project your home needs for at least the next three to five years so you select the right size.

4. Are you willing to invest in renovating or refurbishing the home? If the house is not in move-in condition, how much are you willing to spend on modifications, renovations and other maintenance costs? Setting some guidelines in this area can help you eliminate certain homes from your radar as you search.

5. Do you worry about security and safety? You might prioritize safety and security if you are living alone or with your children. Determine the things that you will need in order to feel secure in your home and neighborhood. Cross-out houses that do not meet your criteria.

Remember to put in some effort in clarifying your home preferences and goals in life. This exercise can simplify the home buying process and will help you feel comfortable with your purchase in the long-run.

Doors closed for good...

I have only really been in the gym and the parking lot of Lynnwood high school as a parent of a visiting team member during sports, but it still seems sad to me that the old school will be torn down forever.  The gym and bleachers especially were horrendous, but there was still a sense of history that is hard to recapture and install in new buildings.

The new school over on North Rd is coming along and looking amazing - I guess it should since it is costing almost $100 million according to reports!  What a facility!  I know it will be exciting for all the students to start their journeys in this state of the art school!  The very cool part is how green the building is going to be!

Plans for the old location?  Cypress Equities from Texas entered in to an agreement with the Edmonds School District as far back as 2006 I think to lease the land for 99 years for a reported $140 million.  The plan was to put in mixed use retail and even a hotel.  That latest, though is not looking good as the developer is rethinking their plan for the site.  I don't know how these things are "agreed to", but hopefully there was something equivalent to earnest money in residential transactions that was significant in case of default...

lynnwood real estateMy most recent sale in Lynnwood WA was a cute house with lots of wonderful upgrades.  It had been remodeled extensively, but we still had a few things come up during inspection.   There are a lot of things that the buyers may not have necessarily asked for from the seller, but I wanted to on their behalf and luckily they were open to my ideas.

1. Smoke Detectors were not working.  The seller had already certified on the Snohomish county only NWMLS addendum 22Z that the smoke detectors were operational so it was a no brainer to just ask them to do what they had already promised to do.  It wouldn't have cost them very much and again it wasn't asking them to do anything more than what they were legally required to do in Snohomish County anyway.  The key issue for me was the safety of my clients once in to the house.

2.  Roof getting older - because there still seemed to be life in the roof and with the state of appraisals today we went ahead and asked them to make necessary repairs and provide us with a five year roof cert from a licensed and bonded roofing professional. 

3.  The window had a big crack in it.  The appraiser is going to most likely call this and besides who wants a broken window?  The sellers had decided to just disclose it on the Form 17, but we went a head and asked for it to be fixed.

4.  Lastly, I almost always ask the sellers to have the furnace serviced and to make any necessary repairs/replacements to ensure that there is a working and properly functioning furnace in the home at close.  This means that if they call over a professional to service the furnace and there is a cracked heat exchanger, the wording is just enough so that the seller needs to repair it prior to close.  The furnace servicer can not service the furnace if it is not working properly.  Very important and I have gotten a lot of new furnaces this way for buyers when the furnace is broken or on its last leg.

We asked for other small things, but these were the biggies in my mind - Buying your first home can be extremely scary, but there are tons of things we can do as agents to make it easier and help you avoid pitfalls.  Even the most highly remodeled home can have issues.  Lynnwood Wa homes are a great place to start for a nice combination of amenities and economy!
