This is great advice that all Realtors should use - especially if their buyer clients are the talkative kind. Between their conversation and their agent's blunders, they can throw away their entire bargaining position.
Buyers should also remember that their agent is human, and could slip. So should be careful in expressing too much enthusiasm for any one home - especially if they're working with a new, inexperienced agent.

The real estate market has always had ups and downs, so while the current crisis is unpleasant, and it certainly called a screeching halt to what looked like a "feeding frenzy" in many markets, it isn't anything new.
If you were around in the 80's you'll remember that interest rates climbed well into the double digits. When I first got into the business I was trying to help people sell homes that carried mortgages with rates as high as 18%.
