Listening to Margaret Rome, Baltimore Maryland 's All About Real Estate show on WCBM talk radio this morning got me thinking once again about the words we choose in talking with clients and would-be clients.
She mentioned that a client objected to the word "downsizing," so they renamed it "right sizing."

More and more lately I've been reading about the "next disaster" for the housing market. 
The consensus among some economists is that loan modifications were merely a band-aid, not a cure.
They were done under the (incorrect) assumption that the economy was getting strong, and that by now people who wanted jobs would have them - and they'd be better paying jobs, at that. 
Instead, those who are determined to work for a living are often taking pay cuts and jobs far beneath their levels of expertise - just so they can squeak by.

Before you send that letter to a prospect... stop and ask yourself this question: "How would I react if this letter arrived in my mailbox?"
This is a rant resulting from the fact that I've been gnashing my teeth and snarling today.
Why? Because I've come across three different articles that offered free sample letters for agents to use in prospecting. 
And every one of those letters had "I-itis." 
Every one of them was a letter I would have tossed before I got through the first paragraph. Several of those first paragraphs had 3 sentences - EACH beginning with "I."

Have you ever stopped to calculate what it might be costing you to let those in your sphere of influence forget what you do for a living?
An article on Realty Times this morning pointed out that if you stay in contact with your sphere of influence, one in 12 of those people will refer someone to you in a given year. 
How many people are in your sphere? 
Even if there are only 150 people, ignoring them could mean losing the opportunity to help a dozen more clients each year. (12.5 actually, but who can help half a person?)

Have you ever thought about what goes in to a great piece of music?
The notes, of course. But those are just the base. Next there's the emphasis on certain notes – and the spaces between the notes.
 
Without that emphasis and those spaces, it would just be a long boring string of musical notes. Nobody would hum along. Nobody would get the tune "stuck" in their heads all day. Very likely, nobody would even listen for more than a couple of seconds.

Barbara's article on teamwork is interesting to me because I write bios for real estate agents - and more lately I've been writing bios for teams as well. Usually it's a bio for each agent, then a team bio. 
It seems that every agency has a slightly different idea of what teamwork means. Each is structured differently. Now I'm trying to develop a good questionnaire to help me understand and be able to write about why their team concept works so well - and is a benefit to each of their clients.

Jon Kolsky recently wrote a blog post about how it can't hurt and certainly might help when a buyer in competition for a house writes a letter to the seller. I've read similar advice from other agents, and today got to thinking about HOW they should write that letter.
Should it follow the marketing rule that says "Never, ever, ever begin a persuasive letter with the words I or we."
The more I think about it, the more I believe the answer is yes.

Every now and then I speak with an agent who knows they need a bio, knows they need a website, and knows they need to begin prospecting, BUT...
The big BUT is "I can't afford it yet." They're waiting for another closing or two before they feel comfortable spending money on marketing.

Do you have a past client database? If you do, are you prospecting it regularly?
All too often agents tell me that they've been "bad about keeping in touch" with past clients. And that's a big mistake, because they can be your richest source of new business.
If they liked you, and if you cause them to keep you "top of mind" they'll come back again and again when they need to buy or sell. They'll also send you their children, their parents, their brothers and sisters, and their friends.

Every now and then an agent who purchases my pre-written prospecting letters will call or write to ask how often to mail them.
The answer always depends upon the letters and the circumstances. If you're reaching out to short sale prospects, you need to contact them every 3 or 4 days, because they're in a time crunch.
I'd also write to expireds and FSBO's more often, simply because they might be in a mood to make a decision soon.
If you're writing to a geographic farm area or a niche market, every couple of weeks will likely do the trick.

Yesterday's mail brought an envelope that fairly demanded that I open it. There's no way I could have dropped it in the trash:
 Could you have NOT opened this?
I think it's quite wonderful, but I sure wouldn't recommend using something like this unless you really know your audience and the reward is substantial.
I don't know what this kind of envelope costs, but he spent $1.40 to mail it to me. Sending thousands of those would run into some major money.

This morning's Realty Times included an article entitled: Survey Finds That Kids May Be The New 'Chief Purchasing Officers' Of The Family.
Of course I had to read it, because if it's true it could call for an adjustment in how we market homes.
But what I saw didn't indicate that children are deciding which homes to purchase. In fact, the title is a bit misleading relative to the content.
Instead of telling how kids are making the decisions, it's about parents being so concerned over their children's emotional well-being that they'll give a reluctance to "upset the children" precedence … (10 comments)
