real estate self marketing: Why You Can Sell In Person, But Your Marketing Copy Falls Flat: Blame FEAR - 02/05/12 12:30 AM
Over the past couple of weeks I've brought you a couple of reasons why you can sell in person, but your marketing copy falls flat. First I told you to "Blame Mom"  and then to "'Blame Your English Teacher."This time ... blame fear. Fear of bringing the "Advertising Police" down on your head.
True, a whole lot of agents don't pay much attention to the rules. Just today I was searching through the Omaha MLS and saw a listing that was within "walking distance" of somewhere. It made me cringe. But then there's you. You may have no desire to be … (12 comments)

real estate self marketing: Your Marketing Efforts Won't Work Unless... - 10/19/11 02:34 AM
It doesn't matter how much time and money you spend - your real estate marketing efforts won't work unless they include these 2 key ingredients:
Belief in what you're selling Belief in yourself Unless you believe that this really is a good time to buy a home, you'll have a tough row to hoe when you try to convince a buyer to take that leap into home ownership. And unless you believe that selling is going to benefit those homeowners, you're going to have trouble getting their signatures on that listing agreement. Then there's you... If you're not so sure you … (161 comments)

real estate self marketing: In Marketing, Avoid This Unwise Assumption - 10/03/11 02:50 AM
Lately my in-box has been presenting me with odd messages from people who assume I know what they're talking about.

For instance, one letter today was urging me to sign up as an affiliate. But... an affiliate for what? And who is Mike? I don't really have time to be an affiliate marketer, so it doesn't matter. But still... if it's a good product that fits well with what I do, I might consider it.

Then I got an email from someone who had inquired about copywriting services several months ago. He said he's ready to go ahead now. … (14 comments)

real estate self marketing: Your Real Estate Website is a Marketing Tool, Not a Public Service - 09/04/11 04:03 PM
In a given week I visit about 10-12 real estate agent websites. Some because an agent has inquired about my copywriting services and I want to see what they already have, and some because I'm looking at my clients' competition.
Agents often tell me that they don't get much response from their sites, and usually I can see why.
The sites aren't asking for business, they're merely providing a home search service – or a form that allows homeowners to estimate the value of their own home.
Some do double duty as what I refer to as "Chamber … (7 comments)

real estate self marketing: Why You Should Hand Your Business Cards to Everyone - And then do it again - 07/27/11 05:46 PM
The other day I needed to find someone here in my home town. She was the only person I knew that offered a particular service, and I couldn't find anyone else like her in the yellow pages.
The Internet was no help - people in this small town haven't noticed it yet!
So... how to find her? She's not in the phone book under her business name, and I couldn't remember her last name.
After calling a few friends, I got that much, but she wasn't in the book. Unfortunately, there were several men listed with that last name, but … (18 comments)

real estate self marketing: A Good Reason to Shun Cold Calling - 07/07/11 01:51 AM
Over the years I’ve heard of plenty of sales trainers who insist that cold calling is vital to success in real estate. And here on Active Rain I’ve seen comments from agents who do cold calling and are successful with it.
I can see that it could work well in specific situations. For instance, when calling expired listings in your niche or geographic farm area. However, it definitely isn't for everyone.
Some agents, believing that they must make cold calls, will think up hundreds of excuses why cold calling is there on their plan for the day, but they just … (15 comments)

real estate self marketing: Does Your Agent Bio Help You Attract Clients? - 01/14/11 01:22 AM
Which school of thought do you belong to when it comes to bios? The one that says it should be purely professional / statistical - or the one that says it should give your website visitors a glimpse of who you are?
I know some other copywriters disagree with me, but I'm on the side that says it should be a bit more personal.
I see the bio as your opportunity to let people find some way to see that you are "like" them - so they'll have a subconscious reason to like and trust you.
One of the first things … (7 comments)
