This is such a great post about how hard the market has been hit and how to move on and stay productive.   I like the tone because it acknowledges that there are short sales, foreclosures, job losses and tough times, but encourages us to plan for a brighter future.  It will come, I am sure of it.

The most important thing to understand when your house is on the market is that you will be inconvenienced. 
Showing times must be flexible
 There are so many ways you can deter a prospective buyer here.   Make showing easy.   Such as, "call first then go."  If you are a seller, please, make showing easy for prospective buyers.  Work from home?  Well, camp out at Panera or somewhere else with free WiFi please when you get a call.   Inconvenient - yes!  But  you must leave your house when buyers come.   Buyers cannot stand to have a chatty seller … (6 comments)

I just had to share this call I just got off my new local Zillow sponsorship.  I had reservations about doing it, but had a very good salesperson, and figured why not?  I've never really spent any money on consistent internet advertising, and plenty of my colleagues have had decent results with Zillow, and have read great things about the results on AR.  Plus, this was the last zipcode available in Arlington, so the fact that the others are all taken, must mean it's pretty good, right?

This beautiful condo was prepped properly and priced higher than the latest comps and we still got an offer after 10 hours on the market.   My seller has great taste, and the condo was nicely updated and decorated.   How did this sell so fast when others are getting stale?
It stood out among the tired competition in the Arlington, Virginia condo market because it was properly staged, marketed and photographed.

Really, Biggest Bank in America, now this?   If a woman is planning on getting pregnant, it has nothing to do with her husband's ability to pay their mortgage.   Please note this woman who was asked about her future conception plans was not earning a salary - a full time mom.  They were qualifying on the husband's income alone.

This is a crazy story about a clearly corrupt and inept bank foreclosing on a couple who made the regular timely payments on their house.    It's disturbing in so many ways, I just hope they win their lawsuit and make this bank pay for all of this suffering they've caused them.

Ever go antiquing, or resale shopping?  Sure, who doesn't?  
The economy is tough and there are lots of bargains and unique pieces to be found in the resale furniture market.  A darling client/friend of mine just told me that she spent most of her late spring early summer recovering from a bedbug infestation in her house.   She is a seasoned world traveler, but that's not what brought the little buggers into her home.  
It was a lovely yellow chair she bought for her bedroom at an local Arlington antique store.

Are you ready for funnel cakes and pig races?  The Arlington, Virginia county fair is always a great time, and is open now.  This year they have all kinds of craziness lined up!  A big highlight of this year's fair is Bixby's Rainforest Rescue.  A traveling educational show including Treetop the singing toucan, Allie the 18-foot Albino Burmese python, Juan the Green-winged Macaw, and Tikatu the Kinkajou.  It's an entertaining and educational show that teaches kids about the rainforest problem and see animals from across the globe right in their hometown fair.

Trying to refinance? Selling and buying simultaneously? Please talk to more than one bank. - 08/11/10 08:08 AM
I have several clients who are trying to refinance, or buy and sell at somewhat the same time.  Meaning, get prequalified with the contingency of the house selling.   Two clients/friends of mine went through both of these scenarios recently, and what they were told by different lenders is worth sharing.
Refinancing:  Couple bought in 2007 with a 7 % interest rate.  Meanwhile, husband lost his job and went back to school to be a teacher and they are down to one income.   They really need the refi - would save them buckets of money per month.  The Biggest bank in America … (2 comments)

I just got a nice contract on my latest listing after less than one week on the market.   In Arlington, that's typical for detached houses, espcially those in great condition that are priced right.  I price all of my listings right.   I discuss the pros and cons of overpricing with my sellers and they usually get it.    These sellers are motivated, have small children and don't want to sit for months with their house on the market.    All houses are valued within a range, where in that range you choose can make the difference in an offer in one week or … (62 comments)

Looking to get your kids set up for school next month?   Shopping for clothes and school supplies is tax-free in Virginia this weekend - check out the link for guidelines and restrictions!
There are some stipulations:  School supplies must be under $20 per item and clothing under $100 per item.   There is also a long list of exemptions, most clothing accessories such as jewelry and watches are not eligible as well as protective equipment such as breathing masks and hard hats are also not eligble.  Sporting equimpment as well - ballet shoes, cleats, goggles and the like are also not included.
