The spring 2011 housing market in Northern Virginia has exploded! Saturday, I wrote a full priced offer for a beautiful townhouse in Falls Church, 40% down, quick contingenices - a clean contract in a normal market. Well, I got the call this morning that we were one of 3 and should submit best and final by 2:30 this afternoon. This house was actually a bit underpriced - the comparable home my client thought about buying was priced $26K more, was about 1000 square feet smaller and needed more work. Show me the money! Words the sellers scream when they get an offer on their home. - 03/26/11 08:21 AM
Okay, I can't believe I am writing something so basic, but apparently there are some people out there practicing real estate, representing buyers out there in the world, who are presenting contracts without a lender letter. This is Buyer Representation 101. You get your buyer pre-approved with a local, reputable lender, before you start showing them property, and if somehow you forgot to do that or it slipped through the cracks etc, you most certainly do not make any offers before you have that approval. You have to think of the other side of the transaction's perspective if you want

When people are selling their home, they are usually going through a life transition: moving up, expanding family, divorce, retirement, downsizing, marriage, babies, new job, new business - the reasons for moving are usually big ones. And when you are ready to sell your home, prepare yourself for the emotions you will feel during the process. My wonderful brokerage has a great mentoring program for new agents. I was already seasoned by the time I started here at McEnearney Associates, but am honored and excited to have been asked to mentor a new agent. I can see why they asked me to mentor this new agent - she's me, but probably better! She's my age, a new mom, had a career in advertising before real estate and is very excited, sharp and eager to learn. I was lucky enough to have a mentor too when I started in 2004. A very close girlfriend of mine from college took her own life Wednesday. We did not talk often, mostly through Facebook, on which her life appeared perfect. She appeared to have it all: Beauty, brains, family, charm, wit, great job, beautiful children, home, vacations, husband. But deep inside the facade, she was broken. A big part of marketing a listing goes beyond the photos, virtual tours, MLS descriptions, ads, blogs, flyers and open houses. Another part that is very important, but talked about less, is how the listing agent cooperates with the agents and buyers who go through the listing. Do they treat their fellow agents like prospective customers? Do they treat them as though they will sell that house and do everything they can to accommodate them? Do they call them for feedback after a showing and try to make a deal? Do they return calls for more information promptly?

No buyer ever should need to contact Zillow for their appraisal! - 03/04/11 02:44 PM
I received a request for a CMA on Zillow yesterday. Usually these are from prospective sellers who are thinking about selling their home. So I responded in kind, and the response I got surprised me. This buyer had already made an offer on the home, and explained that it was contingent on an "independent appraisal of the property." I responded that I was a Realtor, not an appraiser, and that her lender, if getting a loan, would order the appraisal or her Realtor could help her find one if she's paying cash. For some reason, I got zero response. I

Remember your manners when shopping for homes. - 03/03/11 08:13 AM
When you have your house on the market, you can expect DAILY interruptions in your routine. Buyers will come see your house for weeks, sometimes months, before one makes an offer. I prepare my sellers for this and most of them get it and are troopers about the process. I have a house on the market owned by very conscientious, refined, well mannered sellers. True gems. Every time I set foot in the door they make me a cappuccino. I am a very lucky Realtor. And they are troopers about the constant showings. They live in the house
