Home sales for the week ending 11/25/07 in the South West corner of the Salt Lake Valley remained real flat last week.  That area is made up of the cities of West Jordan, South Jordan, Herriman, And Riverton.
We don't expect much to be happening this time of year, so there are no surprises. In the off chance your getting ready to make some sort of Real Estate move and need the latest information, we hope these current stats will be helpful.

The Mid- Jordan Light Rail Corridor means less traffic, cleaner air, and rising Real Estate values. Just like in the old west, if you owned land in the path of the tracks you were in good shape. The Ranches @ Stone Creek in West Jordan is a real Senior Housing Community, but you couldn't tell it by looking.  The Home Owners at the Ranches want you to be able to tell by looking.  They think the best way to do that is to replace the monkey bars and plastic slide with amenities that better reflect their time of life.  Nothing special, just what they thought was promised, park benches, a pavilion with picnic tables and a barbecue pit. Not a basketball court and playground.

Salt Lake Home Sales Last Week - 11/19/07 11:01 AM
Salt Lake County Home sales were pretty much as expected as far as numbers of homes and condominiums were concerned.  According to the Wasatch Front Regional MLS there were 73 houses  and 16 Condos sold from Sunday, Nov.11, thru Sunday,  Nov.18th.
The biggest difference compared to the previous weeks report was in the home sales over $500 thousand dollars, which last week drove the average price for a home unrealistically high (4). This week with a more realistic number of sales above the half million dollar mark, the average home price is a more meaningful $258,000.00. Condominiums averaged over $195 thousand.

Homes Needed in Salt Lake County for New Residents - 11/16/07 04:14 PM
They must need Homes. They must need Condominiums or Town Homes. They must be looking for Real Estate all over the Salt Lake Valley.  Who am I talking about?  The 84,425 new residents that showed up in Utah last year.
According to the Brandon Loomis article in the Friday, Nov, 16th Salt Lake Tribune ," more people than ever before moved to Utah last year".  State officials said that the Utah population grew last year at the rate of about 10 people every hour.  That's REAL GROWTH. But I don't know what that means to you and me.

Big Houses For Sale in the Salt Lake Valley !!! - 11/14/07 09:35 AM
The average price of the 28 homes sold in the South West Corner of the Salt Lake Valley last week (West Jordan, South Jordan, Herriman, Riverton and Bingham) was a big surprise.  Cause it was a big number.  Almost $492 thousand dollars big. They had better stay up there as the average price of the 194 Home listings taken that same week was over $456 thousand dollars.
Four of the houses sold were homes of over $750,000.00 as were 14 of the new listings. There is a lot of luxury home product in this area, particularly in Herriman and I think you will see some great Real Estate bargains over the … (0 comments)

Yes, the statistics on Homes|Condos sold and listed in Salt Lake County last week would have been more accurate, (therefor more meaningful) If I had either included New Home Sales across the Salt Lake Valley, or at least explained better that those numbers were not available to us.
Many of you were so kind, (if not gentle) to point out that Chris in the Tooele Homes office did a much better job of explaining the problem. I will reluctantly agree; however since I am hoping to provide useful information  to existing home buyers, sellers and Investors, I didn't think new construction was of much … (0 comments)

Condo & Home Sales In Salt Lake Last Week.. We Had Some - 11/12/07 10:45 PM
It was not a big week as far as Salt Lake County Home/Condo sales went. In fact if you are a Realtor, or married to someone that makes a living selling houses, you had better tighten your belt because there weren't enough to go around. Home and Condo sales, which includes Town Homes barely broke the century mark. That is even misleading as many of those transactions have been in the pipeline for some time.

Thinking of Building your own New Home? Have your own House Plan?   Had that Idea for awhile but no one would sell you a lot?  Well as they say, "Times they are a changin".
As we mentioned last week builders are being forced to release the stranglehold they have had on lot inventory in the Salt Lake Valley over the last few years. You no longer need to use a certain builder if you want to build a home in a specific neighborhood.  Just offer to buy a lot.  In many cases the builder will jump at the chance.

It's in all the newspapers, "the problems with the Real Estate Market are the housing loans, most particularly the sub-prime loans". It's not just the SALT LAKE VALLEY, but all across the nation, the Real Estate and Home Mortgage Lending Industry is in big trouble. Headlines tell us that thousands of  home mortgages are in default, foreclosures are increasing in record numbers, and major lenders are either not loaning money on houses anymore, laying people off by the hundreds or shutting their doors until they can reorganize.  The problem it is said, are sub-prime home loans.

Amazing Home Sales Stats In SLC For October - 11/06/07 06:32 AM
October Home Sales activity in Salt Lake County continues to amaze. Not with fantastic velocity but with a number of curious stats that may or may not help you weather this Real Estate storm.
It hasn't been necessary to pay much attention to numbers over the last 3 or 4 years.  No need to evaluate performance, or analyze whether you need an agent or not. The greatest Real Estate market in my lifetime was very forgiving.

Big Builders know how to create traffic to sell their New Homes. The weekend papers are just a treasure of free stuff and reasons to visit if your looking to buy a New Home or Condominium. I've seen ads offering big screen T.Vs, super bowl tickets & one year leases on BMWs.
I call these offerings inducements, some people call them freebies.   Builders who want to move inventory, and keep a constant flow of buyers (cash flow) call them INCENTIVES. Whatever you call them they can make your house hunting both fun and profitable.

SLC Builders Selling Lots... It's "Nuts" - 11/03/07 10:09 PM
Driving through South Jordan, Riverton, and Herriman (actually anywhere in the Salt Lake Valley) this month I noticed a lot of  builders are offering lots for sale. That means something to me.
Remember the old saw that said  " I can tell it's going to be a long hard winter by the huge number of nuts the squirrels are stashing away"?
It's sort of like that, only backwards, I can tell you "it's going to be a long hard winter for Builders because they have so many of their lots for sale" (getting rid of their nuts)

You need to see the Saturday Ivory Homes  "At Home In Utah" ad. What a great ad, and in spite of what I call it, it's more than a "sales" ad, It's a true marketing ad, and it's just the kind of ad the Industry needs.
 Although I'm not a believer in institutional advertising I'll make an exception here, because it made me want to run out and tell everyone about IVORY HOMES.
The Ad starts out by asking the question, in bold black type ......................TOUGH MARKET?
