The following information is taken from a weekly Real Estate report generated by the Wasatch Front Regional Multiple Listing Service (MLS). This home sales report is a part of our commitment to furnish you the best most timely Real Estate information available in the Salt lake Valley. Murray, Utah Homes Listed: As of 1/27/09 there were 199 homes or Condominiums listed in Murray, Ut.(129 houses & 70 condos). Can some South Jordan new homes be discounted $60,000 dollars? According to Saturdays AT HOME IN UTAH Real Estate supplement at least one can. Destination Homes a well known Utah Builder advertised 6 homes Saturday (4 in South Jordan) with discounts per house of from $23,000 to $70,000 dollars. These homes are not loss leaders, they are finished Inventory. Specs that are costing the builder money every tick of the clock. Maybe more important is that these homes are keeping the home builder from starting new homes, paying off lots, and putting people to work. Look at these possibilities !! The stats are in for the comparison of homes sold in the 4th quarter in Salt Lake County vs the same time last year. This will provide a snapshot of what happened with Salt Lake Homes for Sale, when compared with houses and condos for sale during the same time a year ago. Since for the last month or so we have provided our clients with a more current analasis (weekly). The value of this report is more one of verification than anything else. Stats for Herriman Ut, Homes for Sale, 1/20/08 - 01/22/08 12:29 PM
Home sales information in Herriman Ut. for the week ending 1/20/08 was a little sparse. In an area of Salt Lake County that currently has 401 Homes listed, not much positive activity was found. Those listings and this report include, condominiums, town-homes or any other type of single family residence listed on the Wasatch Front Regional Listing Service (MLS). Only one home actually closed, and 3 houses were put under contract to close at a later date. This doesn't really give us enough information to suggest any trends. If your one of the three houses that closed though it IS a trend. There were 39 homes (0 comments)

The new stats for home sales in Riverton Ut. last week are in and they pretty much reflect the Real Estate market in the south end of the Salt Lake Valley. The exception to that is the number of very expensive homes coming on the market. New listing values far exceed the average amount home buyers have been paying in this area. The information that makes up this report is provided by the Wasatch Front Regional Multiple Listing Service (MLS). Commentary is my own opinion. In Saturdays Salt Lake Tribune article, sorting through the myth vs reality , Curt Dowdle, executive officer for the Salt Lake Home Builders Association (HBA) reports that claims of lenders being "awash" in foreclosures is Myth #2. . Mr Dowdle seems to be suggesting that the fact that a higher number of home-owners than usual face losing their homes in Salt Lake Valley is a myth. No, that is a fact. He sites for example, the areas largest lender with over 200,000 current mortgages in Utah as having only 13 properties in foreclosure. Strong Condo Market In Salt Lake City - 01/20/08 04:10 AM
Saturdays Salt Lake Tribune article about the strong Condo market in downtown S.L.City only told a portion of the condominium story. The promotional part. Lesley Mitchell's article was mostly promoting downtown projects like the planned City Creek Development in down-town Salt Lake City. The City Creek Development features "525 condos built amid shops and offices". (see Roman Condominiums). Mentioned also were the 80 condominiums planned for the Marmalade district, and the 117 units planned for completion in June or July, at the Metro (101 are under contract) @ 350 S. 200 East. Buying a Condo in Salt Lake, or for that matter any where else? Here is as good a tip as your going to get. It's simple and it could be as important as your home inspection but it's a whole lot cheaper. Condition the sale on review and acceptance of the minutes of the most recent 12 months of Home Owner Association meetings. Those minutes will tell you a lot about the project, the neighborhood, your future neighbors and the general personality of your Condo, Town home or P.U.D. That includes Town Homes, & Condos, or any other single family residence except maybe tents. A West Jordan home owner called yesterday and left this message on my machine: "I NEED HELP". Then she let me know,(or whoever was listening) that she was grateful for all the information she was getting from TV, Newspapers, Radio, e-mails, direct mail and anyone else that could reach her. Further, since everyone was so concerned with her home mortgage she was sure she had or soon would have a problem. She mentioned a few terms that gave her pause......... "Reserve Account" sells Taylorsville Condo - 01/05/08 04:50 PM
We just sold a great little Condo in Taylorsville to a first time home buyer last month, and guess what the most compelling feature of the project was? THE RESERVE ACCOUNT!!! Not the price, (although @ $ 126,000 it was pretty important.) Not the interest rate. Not the indoor pool or the Club house. Even though he appreciated all of those features of the town home, what tipped the scales was his review of the home owners association budget. Two things that we pointed out as we did our due diligence with him got his attention, and his approval. 1. Moneys collected (0 comments)
Salt Lake Homes Stats Real Soft in December!!! - 01/03/08 12:19 PM
Home sales in Salt Lake County for the last month of the year were grim to say the least. The best thing we can say about the number of houses sold in December, is "December is over" and so is 2007. I wouldn't post this at all, but I believe it doesn't do any one any good to hide from the facts, and many of you count on me to tell you how the re-sale homes market really is (or at least how I think it really is).
