West Jordan homes, new homes or used homes are the real heartbeat of the city. Actually, any home, in any city is what drives the engines that creates the quality of life weve come to expect. Before you decide I'm off my rocker, let me admit, that I know it's not really the house, it's the property taxes that house generates that fuels those engines. I'll also admit that it's not just the city, but the county as well, that relies on that money, and depends on the concept of taxing homes to provide all of the services we take for granted. It's that time of year again and tax questions, particularly about Real Estate are on many home owners minds (and recent home owners). Two relatively new phenomena, "the Short Sale" and "Private Mortgage Insurance" (PMI) have created a need to make some changes to the tax code. For those of you that have lost your home or condo, or bought a house in 2007, and put down less than 20% this could be very important Real Estate Tax information. You would think that any news that would give hope, or paint a positive picture of the Real Estate market in Salt Lake City, would be reported with enthusiasm and verve. Not so, here in Utah The news media dampened a pretty exciting news conference on capital hill Friday. Then Saturday, the Salt Lake Tribune hosed down the blanket again with coverage in the Utah section. Heres the deal. It seems the purveyors of information think it is incumbent on them to reveal to an obviously uninformed public that the 60 million dollars in land donated to the State of Utah to facilitate the building (0 comments)

Home owners dues at a Murray Condominium project went up over 100% in two months, and I was almost very embarrassed. You all know that I love Condos, I love living in Condos, I love selling Condos. I love everything about condos except that they can harbor hidden risk, and undisclosed problems. That is why, In addition to the fact that it's how I make my living, I absolutely believe you need an experienced Real Estate Agent to help you select the right unit among all the Condominiums for sale in Salt Lake County. The long and the short of Homes and Condos for sale in Sandy is more than a play on words. It's a challenge !! Chris, our Tooele Broker published a blog bragging about how few short sales and bank owned homes were available or had been sold in Tooele county. I admit, the numbers were impressive. Much less than the media would have us believe. The problem is, he didn't stop there. Chris went on to suggest that the lack of distressed Real Estate for sale was because the citizens out there were more responsible, even less greedy than some of their counterparts over the mountain in Salt (0 comments)

Have you heard the Sandy City ad campaign ? I'm talking about the one that makes me want to move. The one that makes me want to move my business, my Condo, my everything. It makes me want to shop, and go to the movies and even get my speeding tickets in Sandy City. "The Heart of the Wasatch" I really don't want to move, It's just that those folksy, down home, corny radio spots have made me FEEL like I wanted to move. Murray Utah, Homes/Condos for Sale.. Unique - 02/09/08 09:40 AM
Murray, Utah has an interesting mix of Homes/Condos for sale. Interesting and unique. For example, last week I found that of the 202 properties listed on the MLS, over 38% were Condominiums. With the exception of downtown Salt Lake City, that is by far the greatest concentration of condo living in the SL Valley. The selection is great too. We found condos for sale any where between a low of $115,000 to a high of $232,000. Some houses started in the low $130s, but we saw one listed last week at $445,000. Maybe the broad selection is why Murray only has about a 5 months (0 comments)
Taylorsville Ut Homes for Sale - 02/08/08 01:24 PM
In Taylorsville Ut, there were 185 single family homes for sale. Thirty two of these are condominiums, and 11 of these houses are Bank owned or facing foreclosure. Based on the current level of home sold per month, that represents about an 11 month supply. Definitely a buyers market. Definitely a place for Condo buyers to begin their search. During the first week of February, 4 homes actually closed (3 were Condos). Average price of the Condominiums was $120 thousand dollars, the house sold for $189,900. Not a great week for Real Estate in Taylorsville, Utah. But things are looking up. During that (0 comments)
Herriman Ut Homes For Sale, Stats 2/06/08 - 02/07/08 10:24 AM
The sales stats for Herriman homes for sale for the 7 days ending 2/06/08, suggest that we are still experiencing a "buyers market" in that area. It doesn't look like help is on its way soon. At the current rate, the 365 Herriman homes and 19 condos listed on the Wasatch Front Multiple Listing Service (MLS) would sell out in about 10 months. Thats under normal circumstances. But times aren't normal, and some of the numbers weve analyzed make us think that there is tough sledding for sellers, GREAT OPPORTUNITIES for home buyers , and Real Estate Investors. The new "homes for sale" stats in Riverton Ut. for the 7 days ending 2/05/08 have been compiled, and there is a slight improvement since the last report. Primarily the improvements are in the area of the new home listings. Riverton Homes coming on the market are priced more in line with the houses that have been put under contract. If your thinking about, or in the process of buying a new home in Salt Lake, you'd better move fast and lock in the lowest interest rates since 2005. My friend Candy Olson, Senior Mortgage Consultant at Silver Ridge Mortgage sent me an article written by Lyman King of their Midvale office. I'm going to pass it on. I hope you will find it as informative and as helpful as I have. The article discusses among other things, why, when the Feds cut key interest rates (like they did last week) home mortgages can go up, not down. ( It's counter intuitive).
