Many Salt Lake Valley homes for sale are in trouble and that can mean a real home buyer can make a great Real Estate move.
With all the talk of the sub prime mortgage problems, bailouts and a declining Real Estate market in general, I thought it might be helpful to see just where those homes were located and which areas of the Salt Lake Valley were more likely to turn up the best "deal" for a home buyer, or Real Estate Investor.

Fifteen per cent of the Herriman Homes listed for sale on the MLS are short sales or foreclosures. Are they in danger ? In danger of being trashed ?
They are if foreclosed Herriman  home owners are as embittered and juvenile (and thats not fair to juveniles) as those Las Vegas home owners that were reported about in Saturdays Salt Lake Tribune. Actually it was a Wall Street Journal article reprinted.

"Terrace Homes" a Hit @ Daybreak in South Jordan - 03/22/08 07:59 AM
The grand opening of Garbett Homes "Terrace Homes" at Daybreak in South Jordan was an absolute hit last weekend. I dont know how many homes were sold, but the stream of traffic, and the steady flow of potential condominium buyers, was very exciting. Particularly since earlier that morning the local newspaper spent considerable time and space reminding me (and the home-buying public) that Real Estate across the nation and particularly in  Salt Lake Valley was in the dumper.

There are 740 homes for sale in Sandy Ut, as of 3/20/08. One hundred sixteen of those homes are Condominiums, Town Homes or part of a planned unit development. (PUD).
The information furnished is provided by the Wasatch Front Regional MLS, the same listing service used by Realtors thru-out the state of Utah. Any opinions however are those of the agents at Group1, and are given only as a service to clients, and are just that ..... Opinions.
Keep in mind that all homes for sale by owners (FSBOs) are not listed on the MLS. The same is true of New Home … (0 comments)

3/15/08, Report.... Herriman Homes For Sale - 03/16/08 11:24 AM
As of March 15th 2008 there were 401 Homes and Condominiums for sale in Herriman Utah. That doesn't count homes that are for sale by owner (FSBO) or new construction homes unless they are in danger of foreclosure. When foreclosure looms, or a builder is negotiating a short sale the lender will usually require that the builder has the home listed with a Realtor to obtain maximum exposure.
Foreclosures, Bank Owned Homes and Short Sales are a big part of this report as they are a big part of the Real Estate story in Herriman. I'm not sure the story is near the end … (0 comments)

As of March 15, 2008, there were 559 South Jordan Homes for sale on the Wasatch Front MLS. This would include houses, condominiums, town homes and P.U.D units. What this report can not include are those homes for sale by owner (FSBOs) and New Homes offered by Builders through their agents. We are picking up more new construction homes however as Builders are looking to Realtors when foreclosures loom. There are 400 homes for sale today in Herriman Utah. Three hundred seventy four houses, and 26 condominiums. Twelve and a half  per cent of these homes (50 houses) are what are considered in the Real Estate Industry as distressed properties. Of course that's a misnomer, the homes aren't distressed, the home owners are, or in some cases it's just the mortgage lender that's all fired up.

There are 535 South Jordan homes for sale on the Wasatch Front MLS this Wednesday morning. Thirty three of those are Condominiums.
The reason I know that, is because I've been up before the sun looking for a house in the South Jordan area for a good client from Sandy Ut. The family wants to take advantage of the current Utah Real Estate market, and possibly move up in terms of home ownership and try to buy a Distressed or delinquent property.
