Buying a home in Salt Lake Is A Good Investement !

Buying a Home or Condominium in Salt Lake is still a good investment.

That's according to "The Presidents Message" that Chris, our outgoing UAR president published in the Salt Lake Tribune a couple of weeks ago.

You may have missed it, with all the Real Estate news being about the end of the local Home Run 2 home financing grant and the beginning of a new $8,000 first time home buyer federal tax incentive.

Chris made some very valid points that I thought might help someone, as they decide whether or not now is the time to look at Salt Lake Homes for Sale.

For example:

The rate of return on a housing investment also increases the longer it is held, according to Harvard University's Joint Center for Housing Studies. For example, an owner with a 10 percent down payment whose home appreciates at an annual rate of 5 percent generally will receive a 94 percent return on that cash after owning the home only three years. After owning for five years, the return on the down payment increases to 225 percent. After 10 years, the rate of return jumps to 623 percent.

Since World War ll, home prices have appreciated about 4% per year.

Home Owners enjoy appreciation of the entire house value while only investing a small per cent of cash.

Home Owners can deduct Mortgage Interest and Taxes paid from Taxes owed.

Rental payments can increase year after year. A fixed rate mortgage remains the same over time.

Buying a home in Salt Lake City can provide a sense of stability and security.

Homebuyer Tax Credit Is Official In Salt Lake City-And The US!

The extension of the Home-buyers Tax Credit in Salt Lake City and around the country has been a hot potato this week.

Homebuyers across the Valley were trying to rush lenders to close on time to avoid a possible $8,000 loss at the closing table.

Buyers and sellers of Salt Lake foreclosures and pre-foreclosures (short sales) were the most agitated as the end of the month deadline seemed to speed up as the short sale negotiator didn't increase the typical snails pace at which they returned calls to Utah Realtors.

Believe me, it was a mess!!!

But,............According to our friend and associate Doug Walker @ Republic Mortgage the wait is over, and we can all lean back, relax, and wait for the next crisis.

This is an update I just received from Doug.

Homebuyer Tax Credit Update!

On November 6, 2009, President Obama signed a bill to extend the tax credit for first-time homebuyers (FTHBs) through June 30, 2010. The bill also opens up opportunities for others who are not buying a home for the first time.

To learn what the new tax credit means to you and your clients, take a look at the concise overview below.

In addition, we've put together a script featuring wording you can cut and paste as needed to beat out your competition by connecting with clients who may be able to benefit from the new plan details!

TAX CREDIT OVERVIEW

Who Gets What?

First-Time Homebuyers (FTHBs): First-time homebuyers (that is, people who have not owned a home within the last three years) may be eligible for the tax credit. The credit for FTHBs is 10% of the purchase price of the home, with a maximum available credit of $8,000

Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

Current Owners: The tax credit program now gives those who already own a residence some additional reasons to move to a new home. This incentive comes in the form of a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.

Single taxpayers and married couples filing a joint return may qualify for the full tax credit amount.

What are the New Deadlines?

In order to qualify for the credit, all contracts need to be in effect no later than April 30, 2010 and close no later than June 30, 2010.

What are the Income Caps?

The amount of income someone can earn and qualify for the full amount of the credit has been increased.

Single tax filers who earn up to $125,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, single filers who earn $145,000 and above are ineligible

Joint filers who earn up to $225,000 are eligible for the total credit amount. Those who earn more than this cap can receive a partial credit. However, joint filers who earn $245,000 and above are ineligible.

What is the Maximum Purchase Price?

Qualifying buyers may purchase a property with a maximum sale price of $800,000.

What is a Tax Credit?

A tax credit is a direct reduction in tax liability owed by an individual to the Internal Revenue Service (IRS). In the event no taxes are owed, the IRS will issue a check for the amount of the tax credit an individual is owed. Unlike the tax credit that existed in 2008, this credit does not require repayment unless the home, at any time in the first 36 months of ownership, is no longer an individual's primary residence.

How Much are First-Time Homebuyers (FTHB) Eligible to Receive?

An eligible homebuyer may request from the IRS a tax credit of up to $8,000 or 10% of the purchase price for a home. If the amount of the home purchased is $75,000, the maximum amount the credit can be is $7,500. If the amount of the home purchased is $100,000, the amount of the credit may not exceed $8,000.

Who is Eligible fort FTHB Tax Credit?

Anyone who has not owned a primary residence in the previous 36 months, prior to closing and the transfer of title, is eligible.

This applies both to single taxpayers and married couples. In the case where there is a married couple, if either spouse has owned a primary residence in the last 36 months, neither would qualify. In the case where an individual has owned property that has not been a primary residence, such as a second home or investment property, that individual would be eligible.

As mentioned above, the tax credit has been expanded so that existing homeowners who have owned and occupied a primary residence for a period of five consecutive years during the last eight years are now eligible for a tax credit of up to $6,500.

How Much are Current Home Owners Eligible to Receive?

The tax credit program includes a tax credit of up to $6,500 for qualified purchasers who have owned and occupied a primary residence for a period of five consecutive years during the last eight years.

Can Homebuyers Claim the Tax Credit in Advance of Purchasing a Property?

No. The IRS has recently begun prosecuting people who have claimed credits where a purchase had not taken place.

Can a Taxpayer Claim a Credit if the Property is Purchased from a Seller with Seller Financing and the Seller Retains Title to the Property?

Yes. In situations where the buyer purchases the property, even though the seller retains legal title, the taxpayer may file for the credit. Some examples of this would include a land contract or a contract for deed.

According to the IRS, factors that would demonstrate the ownership of the property would include:

1. Right of possession,
2. Right to obtain legal title upon full payment of the purchase price,
3. Right to construct improvements,
4. Obligation to pay property taxes,
5. Risk of loss,
6. Responsibility to insure the property, and
7. Duty to maintain the property.

Are There Other Restrictions to Taking the FTHB Credit?

Yes. According to the IRS, if any of the following describe a homebuyer's situation, a credit would not be due:

They buy the home from a close relative. This includes a spouse, parent, grandparent, child or grandchild. (Please see the question below for details regarding purchases from "step-relatives.")
They do not use the home as your principal residence.
They sell their home before the end of the year.
They are a nonresident alien.
They are, or were, eligible to claim the District of Columbia first-time homebuyer credit for any taxable year. (This does not apply for a home purchased in 2009.)
Their home financing comes from tax-exempt mortgage revenue bonds. (This does not apply for a home purchased in 2009.)
They owned a principal residence at any time during the three years prior to the date of purchase of your new home. For example, if you bought a home on July 1, 2008, you cannot take the credit for that home if you owned, or had an ownership interest in, another principal residence at any time from July 2, 2005, through July 1, 2008.

Can Homebuyers Purchase a Home from a Step-Relative and Still be Eligible for the Credit?

Yes. As long as the person they buy the home from is not a direct blood relative, the purchase would be allowed.

If a Parent (Who Will Not Live In The Property) Cosigns for a Mortgage, Will Their Child Still be Eligible for the Credit?

Yes, provided that the child meets the other requirements for the tax credit.

Since homes sold in Daybreak @ South Jordan make up such a high percentage of the homes Homes. Condominiums and Townhomes sold in Salt Lake City, it's no surprise that we have had a lot of clients ask about discounts and related information about that dynamic area.

We have put some numbers together for you that look at home sales in Daybreak. They should help you put together an offer or list a So. Jordan Home.

These are closed transactions that reflect what the home-buyer actually paid including adjustments for seller concessions against the MLS listed price.

Thirty eight homes were sold in South Jordan w/in the last 30 days.

11 of those homes/condos were in Daybreak in S. Jordan UT.

4 of the homes sold were Daybreak Condominiums.

7 were single family homes in Daybreak.

Other neighborhoods in South Jordan w/ home sales, included Jones Meadows, The Bluffs, High Pointe, Ascot Downs & Country Crossing.

Those 11 Daybreak homes were priced from $171,515 to $299,900.

Average asking price was $217,704.

Average sales price was $215,274.

Condos sold in Daybreak last month averaged $133.00 sq.ft.

The Best Way To Buy A Home In Salt Lake City UT !

Not Many People Know It But You Can Buy A Home In Salt Lake City UT and Make it Your Dream Home in One Loan

That's what Doug Walker, Mortgage Consultant for Republic Mortgage here in Salt Lake City proposed in an e-mail to me yesterday.

He thought I should tell you about it, just in case you were looking to buy a home in SLC and the only hesitation you might have is, that in order to make it the "perfect House or Condo" you needed to spend cash you didn't have.

I agree with Doug.

Here's what he had to say about a great loan you might consider as you look at buying that Salt Lake City Home For Sale.

In this age of stimulus bills and bail outs, you would expect a really cool mortgage loan program to help home buyers. Well, there is one, but it's actually been around for years. There is a little known FHA loan program called the 203(k) that allows you to purchase a home and fix it up with the same loan. It's not very well known because most lenders either can't do them or just don't want to do them. They are more work than the average loan officer wants to do and most companies don't have the staff knowledgeable enough to get them done. At Republic Mortgage we feel the benefit to the client is so big that we have made the commitment to offer this program.

Here is an overview:

1. It can be used in any area or county up to the FHA loan limits of that county.

A. Salt lake, Summit and Tooele counties -$729,750

B. Wasatch county - $431,250

C. Davis county - $397,500

D. Utah county - $323,750

E. Most other counties - $271,050

2. Determine what work you would like to do to the home. (The appraiser may require some items to be completed to qualify for FHA financing.)

3. Get bids on labor and materials. You may provide the labor on much of the work without a contractor.

4. If the cost of repairs is under $31,000, there are no inspections needed. You get half of the money when you close on the home and half upon completion of the work. If the cost of repairs is over $31,000, there is a construction consultant conducts inspections to authorize the disbursement of funds monthly.

5. You get a credit for energy efficient items like windows, heating and air conditioning units, and insulation.

6. We finance 96.5% of the total cost (purchase price + remodel). Your down payment is just 3.5% of the total cost.

7. You have up to 6 months to complete the work.

8. Your rate is locked upfront on a 30 year fixed rate. The rate is only about .25% higher than the normal FHA rate at that time.

This is the very best way to finance a "fixer-upper". It takes a little more time and effort to put a loan like this together, but it is definitely worth it. The days of easy home improvement loans and zero equity lines of credit are over. The best time to finance these improvements is when you buy the home.

Trying to figure out how to price an offer on Salt Lake foreclosures in Riverton UT?

It's easy; Check this out.

Identify foreclosures in Riverton UT that have sold in the last 30 days. Don't include short sales or any other pre-foreclosed homes or condos. Only include homes that are real foreclosures. Houses that are owned by the bank or corporate investors through the foreclosure process. These are sometimes called REOs.

Put together a narrative of each home sale, describing age, size, asking price, sold price less any seller paid concessions, lot size, price paid per square foot, etc:

This foreclosed home listed at $225,000 and sold and closed in 35 days for $257,500 dollars less $8,995 in seller paid concessions, for a net price to the bank of $248,505. This was over 10% of the listed price of this Riverton foreclosure and brought the price per sqft to $68.84.

Foreclosure C is a 3 year old 5,504 sqft Rambler on a third acre in the Castle-wood Estates area of Riverton Utah. This Riverton Rambler was listed @ $379,900 and sold in 20 days for $379,900 w/ concessions of $6,000. Net to the Bank was $373,900, which was less than 1.5% discount. That's $67.93 per sqft for a foreclosed home in Riverton Utah.

This is by no means the best way to determine an offering price. It's just easy.

Call your Realtor. Ask them to prepare a CMA, (Comparative Market Analysis) so you will know exactly what that property is worth.

And it doesen't matter whether you are searching for a New Home in one of the exciting New Construction sub divisions in the South or Southwest area of the Salt Lake Valley,such South Jordan,Draper UT or Bluffdale, or a resale home in a more mature area of SLC like Murray UT, Sandy UT, Taylorsville Utah or West Jordan.

That's all according to Curt Dowdle, Executive Officer, Salt Lake Home Builders Association as he wrote in last weeks SL Tribune article "Affordability makes house buying timely thing to do".

In that article, Curt made some interesting observations about the Real Estate market in Salt Lake, the rest of the State of Utah, as well as the nation.

I'd like to share them with you and hope that Curt doesn't mind.

Prospective Home Buyers find the Housing affordability index the best since it was formed in 1991.
Index states that 72.3% of households can afford a median priced American Home for sale.
Median price of Utah homes is higher and Utah wages lower than national numbers.
Federal Tax Credit gives first time home buyers $8,000 incentive.
In Utah if a Utah Housing Corporation lender is used the housing tax credit is available immediately after closing.
Purchase of the New Home or previously owned house must be closed by Nov.30, 2009.
Home Run Grant 2, a grant to New Home Buyers in Utah. (never occupied), offers a $4,000 incentive to help clear inventories of New Constructed houses and Condominiums in Utah.
If you buy a New Home or Condo in Utah and qualify, the home must close by June 30, 2010.
The New Home Grant (Home Run 2) must be applied for by October 30, 2009.
Home mortgage rates look to be the most volatile of all of the indicators.
If interest rates were to rise just three quarters of a percent on a median priced Home Or Condominium, the price of a Utah home would increase almost $16,000.

Q&A On Salt Lake Foreclosures In Draper UT !

I get a lot of questions about how much to offer banks for their Salt Lake Foreclosures (REOs). That is a tough question to answer, and depends on a lot of different factors. IE: location.

Homes in South Jordan usually sell faster than say homes in Taylorsville.

Price range; generally speaking a more expensive home, with fewer potential buyers would demand a greater discount.

Lending institution; a lender with a lot of properties in foreclosure or pre-foreclosure in an area say like Herriman UT, might elect to discount further than normal, to avoid competing with themselves.

In other words each home requires individual research, and information to arrive at an adequate offer that can be packaged so that the bank will give it consideration.

With that in mind I am submitting to you an e-mail I received from a site visitor last week about the experience they were having with creating a Real Estate portfolio.

And of course our response.

Do you think that the bank will accept an offer that is 80% below market value? If not tell me what they will accept. I have a Proof of Fund letter and would like to make an offer on some properties. I have talked to some Real Estate agents and they are either unwilling to present my offer or there is something going on that I don't know about. Can you tell me?

Thanks for your post, and your questions about Salt Lake Foreclosures in Draper UT.

I will be as blunt as I can be as I think I can save you a lot of time in your search for distressed property in Salt Lake.

No ! I do not think the Bank will take 80% of market value. Since market value means different things to different people I will assume that you are referring to the last price the home is listed for.

With regards to what They will accept, I don't know, and probably no one else does either.

A good indicator Bill is what kind of discounts are being shown on actual REO homes that have closed in the recent past.

You asked about Draper foreclosures, I pulled up all of the homes sold (closed) in the last 90 days to get an idea of what price buyers were paying versus what Banks were asking.

Of the 29 Draper foreclosed homes that have closed in the last 90 days the average discount was less than 3%. ( $12,500,000 in listings, $12,200,000 in sales). That is factoring in concessions paid by the Banks.

Since the asking prices ranged from between $173,000 and $1,600,000 dollars an investor would be more specific regarding price range.

It is also revealing that among these sales, days on market (DOM)is less than you might think. While homes that have been listed "short" may have been on the market for months, Bank Owned Homes on this list rarely were 45 days on market.

Bill, I think perhaps agents are reluctant to present your offers because based on this exercise they would do a lot of work with no reasonable chance for success. Normal CMAs do not get the job done in today's volatile market. To just develop these numbers took more than one hour. To represent you properly would take research by price, by location, by age, Etc:

If an experienced agent tells you that the property will sell for between $220,000 and $240,000 and you insist on offering 80% of that, or even 50% of that, and want to do a lot of them, then I suggest you offer to pay an agent for their time, and knowledge and experience. They probably wont be compensated for having done a lot of work on your behalf.

As far as "something going on that I'm not aware of", I doubt it.

The fact is, in most areas of Utah the foreclosure market is not anywhere near what newspapers, radio ads, and investment seminars make it out to be, and perhaps what you were told. No way this is a way to replenish your 401K in 6 months as I have heard advertised.

Where are the good deals? Right here. Right now. In most areas around Salt Lake you will find a good inventory of Bank Owned Foreclosures from which to choose. Some of these homes sold for 50% of what they were purchased for and much less than they could be built for today.

P.S. My advice would be, if you are serious, find an experienced agent, agree on an investment strategy that is realistic, sign a buyers agency agreement, put them to work, and be patient.
