Interesting video on Fox Business News today. Greg Rand CEO of Own America said Denver is the top city for investment opportunities in real estate. He says there is a nationwide migration coming into Denver due to our young average age and awesome lifestyle. There is something to be said for our mountains and blue skies. Overall good news and our market has done very well. Worth a view!

Inspections are often a "sticky" part of the real estate transaction. Often buyers get bogged down in the details and want to ask for the moon to be fixed before moving on. Hence I find myself talking the buyer down to focusing on the saftey issues and big ticket items. Well, thanks to local Denver inspector Darryl Bashline from DBInspections he has so kindly put into words for us:
1. What are the top 5 things you don't want to find during a home inspection?
A: You don't want to find safety of costly repair issues such as: 1. Foundation problems 2. Roof/Structural problems 3. Water/wet basement/crawl space issues (they can lead to health/safety issues like mold) 4. Fire hazards/saftey issues: HVAC, fire or carbon monoxide hazards, Electrical fire hazards
2. What are the top 5 things you want to learn at a home inspection?
A: Question #1 in reverse order plus peace of mind. 2. Proper home care and maintenance 3. Roof installation details: roof flashing's 4. Furnace and water heater age and condition 5. proper exterior drainage
3. Why is radon such a big deal?
A: Radon is decaying uranium that enters a house by seeping up through the slab or crawlspace. It has been reported that radon is the second leading cause of lung cancer behind cigarette smoking. Radon is heavier than air and will build up at the lowest living space in the house. The EPA says Radon levels at or above 4.0 picocuries per liter of air should be mitigated. (mitigation systems typically run $800 to $1200)
4. What are the most common issues inside an electric panel?
A: 1. A breaker with a "double" tap. (two wires connected to one breaker) 2. An "over-fused" circuit. (wire size too small for breaker ratings) 3. Scorched or charred wiring or breakers 4. Aluminum branch wiring for general circuits 5. Openings in the dead front cover that a person could put a finger through (there is a reason it's called a "dead" front cover) 6. Out dated panels (Panels that use fuses instead of breakers and a fuse has been replaced with improper fuse rating or the fuse is wrapped in aluminum foil.)
5. What are the most common questions you encounter? How do you address them?
A: Common Questions: (1) Did the house pass inspection? (2) Should I / Would you buy this house? (3) What should I have the seller fix? Responses: (1) There is no "pass/fail" on my inspection. I am here to provide a comprehensive, unbiased, professional inspection of the property. (2) This question really isn't fair as I already have the home I want. I am here because you want this house. I never tell anybody weather they should/shouldn't buy a house, i am here to educate you about the house. (3) I do not get involved in who does what. that is between you and the seller and you Real Estate Professionals, however health and safety issues are commonly addressed.
Thanks to Darryl for this information. Overall, inspections are to educate the buyer so they can make an educated decision. It is much like looking under the hood and kicking the tires of a new car before you buy it. Keep in mind all locations/regions are different so the concerns will vary.

Interesting video about lending today versus lending practices in the past. Most would say lenders are tightening but "...the reality that banks are not tightening their lending standards; they are just following the standard practices that they were using years ago." Also, investors might be able to expand their portfolio in the future... if all works out.

I have been talking about this for awhile now. Thanks to Paula for this blog. Unfortunalty, it isn't funny for the taxpayer anymore and I think the damage has been done. How do we re-cover? I think education and awareness are key.
WANT A GOOD LAUGH?...Dozens of Financial Institutions Are Being Sued By The Federal Government!!!
The Federal Housing Finance Agency is seeking unspecified compensation, claiming that these institutions knowingly peddled shoddy deals without informing the investors of the questionable paper....
AND:
"Securities and Exchange Commission officials are trying to make it easier on themselves to hold more individuals responsible for wrongdoing during the financial crisis.
In a major shift from the agency's traditional enforcement strategy, the SEC could file more civil cases in which defendants are accused of negligence only, rather than harder-to-prove charges of intentional wrongdoing or recklessness, according to SEC officials.
In the past, the SEC sometimes persuaded individuals to agree to narrow negligence charges in order to settle the case, rather than fight the agency in court over more-serious allegations, according to defense lawyers."
This action comes after how many years of suffering and loss of income, jobs, homes and retirement savings of the average American???.....
This is outlandish, in that the fraud is now going on in the actions of the FHFA and the rest of those in government who came up with this lawsuit which does nothing to identify exactly who was responsible! ...nor does it intend to take any action of significance to make the people, who lost so much, whole in any way!
So, pardon me while I chuckle a little bit, no laugh at the folly of it all!
Just what does the Federal Government intend to do, really? NOTHING!
Right now there are Billions of dollars being literally thrown at "Green" companies that can't find their way in the dark-- or the light....failing companies that don't merit the money to try to survive, especially when the government knows they won't last!!
So, the money goes into a black hole---all the while the poor homeowner still suffers from the damage done to the housing market from the fraud perpetrated by huge financial institutions!!!---And the money that was set aside for the homeowner who was put at risk from all the bad loans that were given to people who could not afford a home???
Why, that money is still there--not having been spent, because no one knows how to use it to help out the suffering homeowners!!! No, the homeowners who were given the bad loans are long gone---those houses were the first to be foreclosed upon and the individuals who were given those bad loans have moved on--into complete and utter poverty, homeless-ness or even worse!!!
We are now on the 2nd and 3rd wave of defaults in the aftershock of this fraud--Now qualified homeowners, who were ok in the beginning, are starting to feel the effectsof the massive mortgage fraud. They have lost all equity and in most cases are now underwater---no chance to sell their home if they need to; and no money if they do manage to sell it!That money won't be used either, in my opinion--it will probably just go back into the coffers of the banks even though it makes the bank bailout look even worse in the eyes of those who lost the most......
