"It's time for homeowners to stand up and fight." - 01/28/11 12:26 PM
Take a minute to watch this video: it's an interview of 2 FL attorneys and they are encouraging American homeowners to fight foreclosures. Video It seems there are more and more articles about this everyday. This is the article I found this video in. Also these two articles are discussing the "shadow inventory" and how Fannie and Freddie expect this inventory to absorbed. I think passing this info around solely to let consumers know they have a choice is key. (2 comments)
Cost vs Value: what are the best remodels/upgrades for your $$$$ under $5000? Part 2. - 01/20/11 12:44 PM
Cost vs Value: what are the best remodels/upgrades for your $$$$ under $5000? Part 2. My last blog featured "big bang" home improvements but what if you wanted to spruce up your house for under $5000? Here is a list of the top ten home improvements you can do with good ROI. Most of these are simple and relatively cheap with good returns. Again, seems initial appeal is crucial. So roll up your sleeves, grease your elbows and fatten your wallet. 1. Cleaning and de-cluttering 2. Lightening and brightening 3. Home staging 4. Landscaping 5. Repairing electrical or plumbing 6. Updating kitchen & (2 comments)
Martin Luther King Jr Day. - 01/17/11 09:13 PM
We've all heard his quotes and need to remember what this remarkable man has done for our country. One of the world's best known advocates of non-violent social change strategies and is the only U.S. citizen to have a national holiday dedicated to him. So no quotes here but a nod in rememberance for this Nobel Peace Prize winner. (4 comments)
Foreclosure & Shortsale options! You do have a choice! Told no to your loan mod? - 01/17/11 12:42 AM
Foreclosure & Shortsale options! You do have a choice! Told no to your loan mod? Join the group! I have posted a couple blogs regarding loan mod fraud. Let me state: I am not against the banks. I also recognize many professions participated in contributing to the state of our "business" and "economy". Buyers signed when they shouldn't have, regardless of the reason, and they are liable for it. Unfortunately we all have something to do with it: Lenders lent to everyone, Realtors said it would gain, loan officers capitalized, appraisers went with the flow and the market didn't do what "we" (0 comments)
Edgewater neighborhood growing in popularity for young homebuyers - 01/12/11 12:35 PM
I thought it is only appropriate for me to re-blog this post. Edgewater is a small community tucked under the shadow of the hot Highlands area. This town's location is pretty sweet; within minutes of downtown and the foothills and accessibility is prime. This area is growing! Thanks Celia for the info and history. Via Celia Sellers ,SFR, CDPE (Keller Williams Advantage Realty): The Edgewater neighborhood, located on the western edge of Sloan's Lake, is growing in popularity for young home buyers due to its accessibility to downtown Denver and affordable home pricing. Edgewater got its start as a cluster of fishing shacks in the (2 comments)

Jeffco schools master plan, Jefferson county Colorado. Could your child's school close? The preliminary Master plan was revealed Jan 6th. If you live in Jefferson county Colorado it is worth a quick read (or for those that want to watch a quick video explanation). This is news that hits us where we live. Remember this is proposed and you still have time to voice your opinion. This is a snippet from an article on CBS channel 4:"Jefferson County is considering a plan that could shut down ten elementary schools. The plan calls for the closing of Campbell, Parr, Thomson, and Martensen Elementary Schools in Arvada, (0 comments)

Cost vs Value: what are the best remodels/upgrades for your $$$$ in 2010-11? I get this question often. Everyone wants to invest in their home and get something for their efforts. The top five projects are listed with their cost, resale value and cost re-couped. If your thinking of doing a remodel here are the projects that bring the greatest recovered cost: 1. Mortgage loan mod fraud part 3 - 01/11/11 02:00 PM
Mortgage loan mod fraud part 3. Shedding light on this subject is easier everyday, articles, stories and cases are surfacing daily. I came across this article today from Realtor magazine. "A coalition of seven public pension systems called on several of the nation's largest banks to immediately undertake independent examinations of their mortgage and foreclosure practices, including their loan modification and foreclosure and securitization procedures." Here's a snippet: "The banks' boards cannot continue to pretend the foreclosure mess is the result of technical glitches and paperwork errors," says New York City Comptroller John C. Liu, on behalf of the coalition of five New (0 comments)
Mortgage loan mod fraud Part 2 - 01/01/11 02:27 PM
You have to watch this video. Why some banks don't want to approve your loan modification and would rather you foreclose or shortsale. This is a continuation from a previous blog: There is an outcry over questionable forclosures and this issue appears to be spreading. Many Attorney Generals from across the nation are suing banks for loan modification fraud and questionable foreclosure practices. Foreclosure is a sad story and completely devoid of human feeling yet they happen daily. Many consumers are unaware or over-promised and lose either way. (2 comments)
